The 100-year old home’s kitchen was old and just didn’t function well. A peninsula in the middle of the main part of the kitchen blocked the path from the back door. This forced the homeowners to mostly use an odd, U-shaped corner of the kitchen. Design objectives: -Add an island -Wow-factor design -Incorporate arts and crafts with a touch of Mid-century modern style -Allow for a better work triangle when cooking -Create a seamless path coming into the home from the backdoor -Make all the countertops in the space 36” high (the old kitchen had different base cabinet heights) Design challenges to be solved: -Island design -Where to place the sink and dishwasher -The family’s main entrance into the home is a back door located within the kitchen space. Samantha needed to find a way to make an unobstructed path through the kitchen to the outside -A large eating area connected to the kitchen felt slightly misplaced – Samantha wanted to bring the kitchen and materials more into this area -The client does not like appliance garages/cabinets to the counter. The more countertop space, the better! Design solutions: -Adding the right island made all the difference! Now the family has a couple of seats within the kitchen space. -Multiple walkways facilitate traffic flow. -Multiple pantry cabinets (both shallow and deep) are placed throughout the space. A couple of pantry cabinets were even added to the back door wall and wrap around into the breakfast nook to give the kitchen a feel of extending into the adjoining eating area. -Upper wall cabinets with clear glass offer extra lighting and the opportunity for the client to display her beautiful vases and plates. They add and an airy feel to the space. -The kitchen had two large existing windows that were ideal for a sink placement. The window closest to the back door made the most sense due to the fact that the other window was in the corner. Now that the sink had a place, we needed to worry about the dishwasher. Samantha didn’t want the dishwasher to be in the way of people coming in the back door – it’s now in the island right across from the sink. -The homeowners love Motawi Tile. Some fantastic pieces are placed within the backsplash throughout the kitchen. -Larger tiles with borders make for nice accent pieces over the rangetop and by the bar/beverage area. -The adjacent area for eating is a gorgeous nook with massive windows. We added a built-in furniture-style banquette with additional lower storage cabinets in the same finish. It’s a great way to connect and blend the two areas into what now feels like one big space!

We love a kitchen transformation because it really impacts a family's lives! This bright and airy kitchen was dark and dated and in desperate need of an upgrade to accommodate a busy family. What used to be a 70s glass block wall is now the dramatic stone backsplash and a new rich blue island brings color and lots of extra storage to the space. We used beautiful custom counter stools to make the island a gathering or work-from-home spot, while the built-in banquette provides a comfortable setting for breakfast. There's a built-in coffee station with a metal mesh panel near the beverage center. We mixed soft brushed brass and matte black metal finishes for the hardware and plumbing.

Tiny House bathroom Photography: Gieves Anderson Noble Johnson Architects was honored to partner with Huseby Homes to design a Tiny House which was displayed at Nashville botanical garden, Cheekwood, for two weeks in the spring of 2021. It was then auctioned off to benefit the Swan Ball. Although the Tiny House is only 383 square feet, the vaulted space creates an incredibly inviting volume. Its natural light, high end appliances and luxury lighting create a welcoming space.

Location: Nantucket, MA, USA A gorgeous New England beach compound which features a tranquil, sophisticated kitchen. The blue backsplash is the perfect backdrop to a sunny breakfast at the island or a glamorous dinner party in the paneled banquet. The cabinets are accented with hand-made European hardware that enhances the bespoke nature of the kitchen. The children's bathroom has a fun penny tile on the floor juxtaposed against the over-sized subway wall tile. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. The homeowners desired an outdoor space that felt more rustic than their refined interior spaces, but still related architecturally to their house. Cement plaster support arbor columns provide enough of visual tie to the existing house exterior. Oversized wood beams and rafter members provide a unique outdoor atmosphere. The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.
