Modern Citi Group recently collaborated with Amelia and Jeremy to reimagine their newly purchased Junior-4 apartment with a complete remodel. This exciting renovation transformed the layout to add a second bedroom, a full second bathroom, and an updated kitchen layout. The goal was to create a functional, family-friendly floor plan and a modern, visually appealing space tailored to their lifestyle. Our design team faced the challenge of balancing modern aesthetics with a strict budget. After exploring multiple layout options and visualizations, Amelia and Jeremy chose a design they felt best suited their vision. The construction team brought the design to life, converting the dining room into a second bedroom with a large closet. The kitchen layout was reconfigured to feature an island, additional storage, and ergonomic functionality. We transformed a powder room into a full second bathroom with a walk-in shower and re-purposed the walk-in closet off the primary bedroom into a home office with a built-in desk. Our professionals refinished floors, walls, and ceilings, upgraded plumbing and electrical systems, and installed additional lighting throughout to optimize flow and functionality. The kitchen featured solid wood cabinetry, quartz countertops, and a porcelain tile floor. Neutral gray-blue cabinets complement the Empira White stone and matte black hardware, creating a sleek, fashion-forward space. Both bathrooms were reimagined with luxurious new tiling, stylish fixtures, and upgraded plumbing and lighting. The powder room was converted into a full bathroom with a walk-in shower, featuring Arabescato Marble porcelain tiles and Benjamin Moore Palladian Blue walls to unify the kitchen and bath designs. High-quality fixtures from Delta and Kohler added a refined touch. In just a few short months, Modern Citi Group transformed an outdated apartment into a sleek, modern home. Palo Alto Eichler Remodel

Klopf Architecture

Klopf Architecture completely remodeled this once dark Eichler house in Palo Alto creating a more open, bright and functional family home. The reconfigured great room with new full height windows and sliding glass doors blends the indoors with the newly landscaped patio and seating areas outside. The former galley kitchen was relocated and was opened up to have clear sight lines through the great room and out to the patios and yard, including a large island and a beautiful walnut bar countertop with seating. An integrated small front addition was added allowing for a more spacious master bath and hall bath layouts. With the removal of the old brick fireplace, larger sliding glass doors and multiple skylights now flood the home with natural light. The goals were to work within the Eichler style while creating a more open, indoor-outdoor flow and functional spaces, as well as a more efficient building envelope including a well insulated roof, providing solutions that many Eichler homeowners appreciate. The original entryway lacked unique details; the clients desired a more gracious front approach. The historic Eichler color palette was used to create a modern updated front facade. Durable grey porcelain floor tiles unify the entire home, creating a continuous flow. They, along with white walls, provide a backdrop for the unique elements and materials to stand on their own, such as the brightly colored mosaic tiles, the walnut bar and furniture, and stained ceiling boards. A secondary living space was extended out to the patio with the addition of a bench and additional seating. Like most of our projects, we can't gush about this reno—a new kitchen and mudroom, ensuite closet and pantry—without gushing about the people who live there. The best projects, we always say, are the ones in which client, contractor and design team are all present throughout, conception to completion, each bringing their particular expertise to the table and forming a cohesive, trustworthy team that is mutually invested in a smooth and successful process. They listen to each other, give the benefit of the doubt to each other, do what they say they'll do. This project exemplified that kind of team, and it shows in the results. Most obvious is the opening up of the kitchen to the dining room, decompartmentalizing somewhat a century-old bungalow that was originally quite purposefully compartmentalized. As a result, the kitchen had to become a place one wanted to see clear through from the front door. Inset cabinets and carefully selected details make the functional heart of the house equal in elegance to the more "public" gathering spaces, with their craftsman depth and detail. An old back porch was converted to interior space, creating a mudroom and a much-needed ensuite walk-in closet. A new, larger deck went on: Phase One of an extensive design for outdoor living, that we all hope will be realized over the next few years. Finally, a duplicative back stairwell was repurposed into a walk-in pantry. Modernizing often means opening spaces up for more casual living and entertaining, and/or making better use of dead space. In this re-conceptualized old house, we did all of that, creating a back-of-the-house that is now bright and cheerful and new, while carefully incorporating meaningful vintage and personal elements. The best result of all: the clients are thrilled. And everyone who went in to the project came out of it friends. This 3,569-square foot, 3-story new build was part of Dallas's Green Build Program. This minimalist rocker pad boasts beautiful energy efficiency, painted brick, wood beams and serves as the perfect backdrop to Dallas' favorite landmarks near popular attractions, like White Rock Lake and Deep Ellum; a melting pot of art, music, and nature. Walk into this home and you're greeted with industrial accents and minimal Mid-Century Modern flair. Expansive windows flood the open-floor plan living room/dining area in light. The homeowner wanted a pristine space that reflects his love of alternative rock bands. To bring this into his new digs, all the walls were painted white and we added pops of bold colors through custom-framed band posters, paired with velvet accents, vintage-inspired patterns, and jute fabrics. A modern take on hippie style with masculine appeal. A gleaming example of how eclectic-chic living can have a place in your modern abode, showcased by nature, music memorabilia and bluesy hues. The bedroom is a masterpiece of contrast. The dark hued walls contrast with the room's luxurious velvet cognac bed. Fluted mid-century furniture is found alongside metal and wood accents with greenery, which help to create an opulent, welcoming atmosphere for this home. “When people come to my home, the first thing they say is that it looks like a magazine! As nice as it looks, it is inviting and comfortable and we use it. I enjoyed the entire process working with Veronica and her team. Coastal Shingle–Style Home on St. Andrews Bay

Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. Renovisions

This master bath ‘Renovision’ came with three main requests from the homeowner: more storage, a larger shower and a luxurious look that feels like being at an upscale hotel. The Renovisions team accomplished these wishes and exceeded the clients expectations. Request number 1: more storage. The existing closet was reconfigured to accommodate better storage for towels and bath supplies making it both functional and attractive. The custom built pull-out hamper was perfect. The long vanity and center tower offers much more cabinet space and drawer storage compared to what they had, especially with the increased vanity height. Request number 2: A larger shower. Working within the existing footprint we were able to build a shower that is nearly a foot deeper as space was available. Creating a large rectangular cubby provides plenty of space for shampoos and soaps. The frameless sliding glass shower enclosure keeps the space open and airy while allowing the beautiful Carrera-look porcelain wall tiles to be the focus of this master bath. Request number 3: a luxurious look. Turning their once boring, builder grade bathroom into an upscale hotel-like space was challenging, however, not a problem for the Renovisions team and their creative ways of resolving design snags along the way. Re-locating the doorway to the bathroom was one way to create a more spacious flow in and out of the space. Having the right design to start was half the battle – installing the beautiful products right the first time to ensure a proper fit and finish worthy of the upscale feel is the other half. The delicate tile detail in the shower cubby is the ‘jewelry’ in the room – the soft curves of this 2-tone wave design tile adds a dramatic feel and enlightened mood this client loves. Overall, the homeowner was happy with every solution-based approach to all requests – their once dated builders bath is now bright, open and airy with a soft grey wall color adding to the soothing feel of this master bath.
