Sequined Asphault Studio This project was originally spec home for a developer. The buyer purchased the home before it was done and wanted to customize the bathroom to better fit their needs. We raised the custom vanity with mirrored doors to 40" inches to accommodate their height. They were looking for a very classic bathroom in a grey carrara stone. The vanity mirrors were purchased from Restoration Hardware. We wanted to add more storage to accommodate their needs and wants.

Lavish and organized luxury enhances the fine art of dressing while providing a place for everything. The cabinetry in this vestiaire was custom designed and hand crafted by Dennis Bracken of Dennisbilt Custom Cabinetry & Design with interior design executed by Interor Directions by Susan Prestia. The 108 year old home was inspiration for a timeless and classic design wiile contemporary features provide balance and sophistication. Local artists Johnathan Adams Photography and Corbin Bronze Sculptures add a touch of class and beauty. Cabinetry features inset door and drawer fronts with exposed solid brass finial hinges. The armoire style built-ins are Maple painted with Sherwin Williams Dorian Gray with brushed brass handles. Solid Walnut island features a Cambria quartz countertop, glass knobs, and brass pulls. Custom designed 6 piece crown molding package. Vanity seating area features a velvet jewelry tray in the drawer and custom cosmetic caddy that pops out with a touch, Walnut mirror frame, and Cambria quartz top. Recessed LED lighing and beautiful contemporary chandelier. Hardwood floors are original to the home. Environmentally friendly room! All wood in cabinetry is formaldehyde-free FSC certified as coming from sustainibly managed forests. Wall covering is a commercial grade vinyl made from recycled plastic bottles. No or Low VOC paints and stains. LED lighting and Greenguard certified Cambria quartz countertops. Adding to the eco footprint, all artists and craftsmen were local within a 50 mile radius. Situated on the north shore of Birch Point this high-performance beach home enjoys a view across Boundary Bay to White Rock, BC and the BC Coastal Range beyond. Designed for indoor, outdoor living the many decks, patios, porches, outdoor fireplace, and firepit welcome friends and family to gather outside regardless of the weather. From a high-performance perspective this home was built to and certified by the Department of Energy’s Zero Energy Ready Home program and the EnergyStar program. In fact, an independent testing/rating agency was able to show that the home will only use 53% of the energy of a typical new home, all while being more comfortable and healthier. As with all high-performance homes we find a sweet spot that returns an excellent, comfortable, healthy home to the owners, while also producing a building that minimizes its environmental footprint. Rather than starting with an outcome in mind, this 1,400 square foot residence began from a polemic place - exploring shared conviction regarding the concentrated power of living with a smaller footprint. From the gabled silhouette to passive ventilation, the home captures the nostalgia for the past with the sustainable practices of the future. While the exterior materials contrast a calm, minimal palette with the sleek lines of the gabled silhouette, the interior spaces embody a playful, artistic spirit. From the hand painted De Gournay wallpaper in the master bath to the rugged texture of the over-grouted limestone and Portuguese cobblestones, the home is an experience that encapsulates the unexpected and the timeless.

The tightly constrained footprint of the affectionately named “Box on the Rock” is a response to a limited budget and difficult site. Shallow underground hillside waterways run across the site often daylighting in unexpected and unwanted locations. These necessitated relatively expensive pier footings thus motivating an extremely efficient 2,000 sq ft footprint. With no initial resources to develop the wild scrub and rock landscape of the 3-acre property, the home becomes a lone outpost settling the higher ground of the larger natural site --a literal box on a rock. Given these limitations, the architecture of this outpost needs to provide for all indoor and outdoor functions within its area. With the extremes of the wine country microclimate on the exposed site, this becomes an even more critical requirement for year-round comfort. The central courtyard and the cantilevered deck are strategically carved out of the diagrammatic box to ensure that over the course of the day, temperate options for both sun and shade are always available. In particular, the geometry of the overhang at the front cantilevered deck and the inward angle of its exterior glass walls are carefully calibrated to capture morning sun and winter warming while shielding the internal space from the harshest summer glare. Later in the day the central courtyard comes alive as the sunniest developed outdoor space, yet one that is naturally cooled by capturing the valley cross breezes. With an economy of means, this simple form morphs to amplify the experience of the dramatic site and create an expansive feeling home that belies its small footprint. Each adjustment to the diagrammatic box negotiates the functional and environmental needs to foster self-contained and site-specific living with a minimal environmental impact. Photo by Bruce Damonte
