The goal of this renovation, designed by Kasa Architecture and K&L Interiors, sought to eliminate those characteristics while keeping in the period of the home. One of the first things completed was to widen the opening which connects the dining room and kitchen. This created more space for the movement of people during a gathering and brightened up both rooms. The fixtures, hardware, and wallpaper were thoughtfully chosen by K&L Interiors to unite the spaces in a style reminiscent of the 1920s. The crown molding throughout the kitchen and the entryway was custom made to match the original. Next, an extended island was added to the kitchen to provide versatile counter space for entertaining as well as a casual seating area. The island was designed to accommodate a beverage fridge at one end which in turn saves room in the main refrigerator for other things. Additionally, the doorway at the back of the kitchen was widened and new French doors were installed. This enhanced the kitchen by adding light and easier access to the back deck. In order to widen the back door, the original exterior brick had to be removed. To keep the house looking true to its original appearance, the brick had to be matched and replaced once the doors were installed. In a small kitchen maximizing space is essential. One of the walls in the closet was extended into the entryway of the home and then that space was turned into a walk-in pantry. One of the main reasons they purchased the home was the lovely sparkling pool in the backyard. As anyone who lives in the Central Valley knows, a pool is a serious blessing during our long and scorching summers. The homeowners wanted to transform their space so that the indoors effortlessly would flow into the outdoors and the interior would be newly functional to fit their lifestyle and express their awesome Palm Springs Midcentury style. By completing the project in two phases, we were able to touch essentially every surface in the house. We gave them a kitchen which is now much more functional than their old galley kitchen, updated two bathrooms, filled almost all of their wall space to the backyard with sliding glass doors, and updated the paint, windows, doors, and electrical throughout the interior. As anyone who lives in the Central Valley knows, a pool is a serious blessing during our long and scorching summers. The homeowners wanted to transform their space so that the indoors effortlessly would flow into the outdoors and the interior would be newly functional to fit their lifestyle and express their awesome Palm Springs Midcentury style. By completing the project in two phases, we were able to touch essentially every surface in the house. We gave them a kitchen which is now much more functional than their old galley kitchen, updated two bathrooms, filled almost all of their wall space to the backyard with sliding glass doors, and updated the paint, windows, doors, and electrical throughout the interior. By choosing a palate of white, black, greys, and light woods, we were able to let our client’s spectacular collection of art and furniture shine. JLP Photography

This garage door is actually a single double-car door not two as it appears. The reason is that this garage used to have two separate doors with a post in the middle. The post in the middle made it difficult to use the garage on a daily basis so the post was removed to facilitate the use of the garage. The HOA wasn't too happy about the removal of the post as it was an essential part of the arches located right above the garage doors. You can clearly see how that would have been disruptive if the homeowner went with a regular wood door and not one custom designed and manufactured by Dynamic Garage Door. This garage door was specifically designed to address the HOA's concern about the center post removal and the effect it would have on the curb appeal of the home with the incomplete double arch look. So we addressed this by crafting the door with a false center post in the middle that was textured and painted the same color of the house to give off that illusion that the post is still there. Overall, it gives the home a complete finished appearance with two independent-looking doors and original post. The homeowner got the entire width of the opening to use at the push of a button so having a larger car won't be a problem anymore. this master suite renovation represents the completion of a whole house remodel initiated several years ago. the space had been intended as a master suite but left incomplete for budgetary reasons. the pending arrival of the family’s second child prompted the move to complete. Schwartz and Architecture’s master plan had organized a strong spatial arrangement, packed with program. building Lab, along with the client, developed all of the materials and detailing. we also, of course, built it. bL picked up on prominent themes from the earlier project, developed and re-worked them with materials specific to the context. from a geometric standpoint, cleanness, simplicity and continuity drove decisions. headers were eliminated from doors allowing continuous ceiling planes interrupted only by slots for sliding doors. flush detailing of tile and sheetrock and sliding glass doors that converge to form an inside corner are but a couple examples of many challenging details dedicated to precise alignments and reveals. from a material standpoint the wood provides tactile softness, frosted glass and lighting maximize depth, while tile and Caesarstone maintain solidity and groundedness. details such as the Caesarstone wrap of the vanity and medicine cabinets offer surprise and engagement through unlikely material application. projects of such density and richness in materials and detail are somewhat rare. we are grateful to our clients for the opportunity and challenge. see rutledge st. residence for photos of entire house. master plan: schwartz & architecture photo by scott hargis

Black exterior railing design for residential project in Brooklyn. This modern industrial style is in trend since all world designers start to value contemporary designs more them classic. Strict lines do a perfect fit to transitional or traditional styles also. You can mix them together as you want to achieve the modern look of the facade. In this case minimalistic outdoor style had to be complimented by a simple geometry. That was a reason why we picked this railings. Our engineers created the most popular shape of the exterior railings. Black color was also essential to stick to. Thus, the result of our design enhance a modern view. This black exterior railing does not look heavy. It can be possible thanks to a bunch of space between banisters. The second task for this job was to install glass canopy under the back entrance. Almost invisible and very elegant detail which makes the exterior more sophisticated. Bespoke design for facade was our main purpose. As a result we got the exterior which attract attention not only of the homeowner’s guest. Even just passing by people notice custom design and show their impression.
