Located in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective.
CENTERPIECE KITCHEN
Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height.
The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style.
The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment.
BUILDING CONSIDERATIONS
Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window.
Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties.
ARTFUL LOGISTICS
Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill.

Black exterior railing design for residential project in Brooklyn. This modern industrial style is in trend since all world designers start to value contemporary designs more them classic. Strict lines do a perfect fit to transitional or traditional styles also. You can mix them together as you want to achieve the modern look of the facade. In this case minimalistic outdoor style had to be complimented by a simple geometry. That was a reason why we picked this railings. Our engineers created the most popular shape of the exterior railings. Black color was also essential to stick to. Thus, the result of our design enhance a modern view. The second task for this job was to install glass canopy under the back entrance. Almost invisible and very elegant detail which makes the exterior more sophisticated. When only one or two people can reasonably be in the kitchen at a given time in a household that is full of people, it’s time to think about possibilities for creating a space where everyone has a spot to fit in. The kitchen in this 1920s Tudor home was dark, constrained, and cut off from the rest of the house. These aspects made for limited functionality when entertaining guests. The goal of this renovation, designed by Kasa Architecture and K&L Interiors, sought to eliminate those characteristics while keeping in the period of the home.
One of the first things completed was to widen the opening which connects the dining room and kitchen. This created more space for the movement of people during a gathering and brightened up both rooms. The fixtures, hardware, and wallpaper were thoughtfully chosen by K&L Interiors to unite the spaces in a style reminiscent of the 1920s. The crown molding throughout the kitchen and the entryway was custom made to match the original.
Next, an extended island was added to the kitchen to provide versatile counter space for entertaining as well as a casual seating area. The island was designed to accommodate a beverage fridge at one end which in turn saves room in the main refrigerator for other things.
Additionally, the doorway at the back of the kitchen was widened and new French doors were installed. This enhanced the kitchen by adding light and easier access to the back deck. In order to widen the back door, the original exterior brick had to be removed. To keep the house looking true to its original appearance, the brick had to be matched and replaced once the doors were installed.
In a small kitchen maximizing space is essential. The design of this renovation accomplished this by re-purposing an existing coat closet. One of the walls in the closet was extended into the entryway of the home and then that space was turned into a walk-in pantry. Other ways storage was generated and counter space maximized was to put a knife block and coffee station enclosed behind cabinet doors.
The end result of this renovation is a bright and open space defined by the period and style of the 1920s with added functionality and practicality of modern times which encompasses casual and formal gatherings.

Sometimes the reason for a remodel seems to defy logic or common sense. “When I first met with this young couple who purchased the home from a larger family, I looked at their beautiful cherry kitchen cabinets and wondered why change it,” recalled Nadia Glynn, Murphy Bros. design/build consultant
“It’s a good reminder that ugly oak or insufficient storage aren’t the only reasons for a remodel, “ explains Glynn, “You’ve got to look at lifestyle too, and the functionality that follows what people really care about.”
“In this case, it was about the couple’s desire for a more functional kitchen that worked better for two people instead of 4 and featured the view, which is spectacular,” says Glynn.
Murphy Bros. removed the existing cabinets, which were repurposed in the garage and changed the color scheme to a more earthy tone. We removed the cooktop from the island, changed out the countertops, repositioned refrigerator for improved functionality, and moved the sink to take advantage of the view. We also hid some unsightly mechanicals behind the essential coffee bar.

Humble home.
Actually this is our family great room -a passive sunroom on the northern prairies in a midsized city. My beginnings -my thesis built - in a time of great environmental innovation and progression before good access to many choices of materials and during a shortage of trades. Still on time and on budget!
My northern clients suggested I show a home with materials available to the northerners at a reasonable cost. This is a humble home.
This 1998 urban country home is a passive solar Universal Designed home. It was a thesis actually successfully built by Northridge Homes within budget and on time. This is the great room and a few photos of the master suite. The ceiling is a scissored vault: essential for the active clay soil movement.
The landscaping and cross breezes keep it cool in the summer. Winters are cozy with the sun heating the home until suppertime. Halls are wide and bathrooms accommodate wheelchair use. 3 generous bedrooms are on this level. The kitchen is designed for family cooking together and the space allows for some good dance moves in the kitchen. The outdoors and indoors flow barrier free. The full basement includes a tornado shelter, huge teen suite downstairs, large full bath with enclosed tub, large open living space, media centre and hidden media operation room and large design studio. It is unintentionally feng shui compliant too. The house was fully wired for electronics. The fully landscaped yard features brick driveway and large patio, a parking pad tucked into the shrubbery, fire pit, veggie garden, and xeriscape plantings. The year round compost management was featured in the Prairie Edition of Gardens West.
I miss this home! It was designed to capture the sun and really worked well for our active family life indoors and out.
