While we are not home inspectors, we are sometimes asked by clients who are considering buying an antique home to offer our thoughts and opinions on individual properties before they purchase them. Such was the case with Bryan and Erin in Smithfield, Rhode Island. When they called, they had already looked at the early nineteenth-century center chimney colonial on the hilltop and they were interested in looking again. Much of the house was original and, as is often the case in two-hundred-year-old buildings, long of tooth and ready for a new family to move in. Erin and Bryan decided to be that family and we were thrilled to work with them to make the house their own. That started with performing a full structural evaluation of the existing house and determining what repairs they needed to consider. We also designed a single-storey shed style addition that would house a new kitchen and bathroom. As with many projects undertaken on old buildings, it is wise to approach the work with a master plan in mind. We understand and share the hard truth that owning an antique property is often a financial burden and the decision to do so an expression of passion for… something different. Working with Bryan and Erin, we developed a master plan that established outlines for the work to happen over time. They started with extensive structural repairs in the basement and portions of the exterior walls. We also added a new foundation for the addition and decided to reframe the flooring system through the original house out through the addition. This spared us the task of rebuilding the original collapsing foundation along that wall. We created a kitchen with an open floorplan but used reclaimed hard pine flooring through the addition to match the original floors elsewhere. We also reproduced any original millwork from elsewhere in the house for the added space. Erin and Bryan aren’t farmers but they could be. Even before they moved in, they planted gardens and as our work wound down, they sent us home with vegetables daily.

"TaylorPro remodeled our kitchen, replacing cabinets, countertops and appliances. Keeping with the same footprint of our original kitchen and keeping our original travertine floors, Kerry Taylor helped us select a palette of rich, natural colors and materials--mocha-maple glazed cabinets, handsome granite and polished travertine backsplash tiles--to create a warm and beautiful new kitchen. He offered excellent design suggestions for placements of cabinetry and appliances. He recommended and implemented window trim enhancements as well as paint color and lighting design that brought the kitchen and attached family room together with a modern and very warm look. He created a rich, textured backsplash behind the stovetop that enhances the modern stainless steel vent hood. We couldn't be more pleased with the character and design of the kitchen and family room suite. To begin with, Kerry gave us a detailed estimate covering the likely costs of labor, cabinetry, granite, tile backsplash, construction materials and appliances. His estimate for labor, granite and tile turned out to be ""spot-on"" accurate. Much to our surprise, for example, the granite slabs we selected from Daltile turned out to be exactly the price Kerry had estimated when evaluating the level of materials we would likely install in our kitchen. Kerry kept to his original labor costs, to the penny. Each week, he provided us with an invoice that showed, in percentages, exactly how much labor had been performed that week and how much remained to be done in future weeks. The amounts he charged each week for his labor were exact percentages of the amount of labor his crew had performed to that point. Though these invoices invited us to do a little math to confirm the accuracy of these percentages, Kerry's figures were consistently accurate. The only categories in which Kerry's original estimate did not conform to the actual costs were in the areas of supplies from Home Depot (needed for the remodeling) and supplies from paint and hardware stores (needed for painting). These materials ended up costing somewhat more that Kerry had estimated. However, Kerry did provide us with receipts for all of these supplies. Kerry's cabinet man, Jerry, made a very workable design using pre-fabricated cabinets; he then customized the sizes of at least half of these cabinets to conform to the requirements of the center island, cooktop and pantry spaces. We are very happy with the quality of the cabinets. We found the installation expertise of Jerry's installer, Gil, to be top-rate. His installation achieved a custom look and all the cupboards and drawers worked flawlessly. Kerry's crew, Jake, Randall and Kevin, were great guys to have on site. They respected our property (and our dog) and possessed both skill and integrity. They arrived daily at the time they specified and worked tirelessly to achieve what they set out to do. The Marine Studies Building is heavily engineered to be a vertical evaluation structure with supplies on the rooftop to support over 920 people for up to two days post a Cascadia level event. The addition of this building thus improves the safety of those that work and play at the Hatfield Marine Science Center and in the surrounding South Beach community. The MSB uses state-of-the-art architectural and engineering techniques to make it one of the first “vertical evacuation” tsunami sites in the United States. The building will also dramatically increase the Hatfield campus’ marine science education and research capacity. The building is designed to withstand a 9+ earthquake and to survive an XXL tsunami event. The building is designed to be repairable after a large (L) tsunami event. A ramp on the outside of the building leads from the ground level to the roof of this three-story structure. The roof of the building is 47 feet high, and it is designed to serve as an emergency assembly site for more than 900 people after a Cascadia Subduction Zone earthquake. OSU’s Marine Studies Building is designed to provide a safe place for people to gather after an earthquake, out of the path — and above the water — of a possible tsunami. Additionally, several horizontal evacuation paths exist from the HMSC campus, where people can walk to avoid the tsunami inundation. These routes include Safe Haven Hill west of Highway 101 and the Oregon Coast Community College to the south.

The Net Zero Barn is one half of a larger project (see “Farm House Renovation”). When the new owners acquired the property, their hope had been to renovate the existing barn as part of the living space; the evaluation of the structural integrity of the barn timbers revealed that it was not structurally stable, so the barn was dismantled, the timber salvaged, documented, and repaired, and redeployed in the “Farm House Renovation”. The owners still wanted a barn, so CTA sourced an antique barn frame of a similar size and style in western Ontario, and worked with a timber specialist to import, restore, and erect the frame on the property. The new/old barn now houses a sleeping loft with bathroom over a tv area and overlooking a large pool table and bar, sitting, and dining area, all illuminated by a large monitor and triple paned windows. A lean-to garage structure is modelled on the design of the barn that was removed. Solar panels on the roof, super insulated panels and the triple glazed windows all contribute to the Barn being a Net Zero energy project. The project was featured in Boston Magazine’s December 2017 Issue and was the 2020 Recipient of an Award Citation by the Boston Society of Architects. Mrs. Deighan loved to cook, but hated her kitchen. It was nonfunctional, inefficient, and an eyesore. The sink was in the corner under low cabinets. The awkwardly placed fridge made it impractical for the entire family to be working together. And that was a big deal. She wanted a beautiful place to cook and entertain. Besides the cramped space, the old, brown plywood cabinets were falling apart. Because the cabinets were low, under-cabinet lighting was useless. The kitchen was dark. The previous owners had updated the flooring, but only by putting uglier tiles over the old vinyl. And the ceiling had a leak stain. It was time for a big change. The Deighan's called Amos from ALL Renovation & Design. Amos’s many successful remodeling projects done for them over the years had forged a friendship that made him the obvious contractor of choice. Amos sat down with them and asked them to make a dream kitchen list. If budget were of no concern, what would the space look like? Once the Deighan's had their list, Amos helped them to evaluate each investment, taking into consideration the age and value of the home. Then Amos presented a plan that fit perfectly in the Deighan's budget. The basic U-shaped kitchen layout stayed the same. Modern, creamy white custom cabinets replaced the dark plywood cabinets. The fridge moved to make space for more cabinets. The biggest challenge was moving the laundry room wall a few feet. Moving it was necessary to add more space, but, since the wall was load-bearing, moving it required extra attention. It was worth it. Extra space allowed the counter to extend and the sink to move. After the hard work ended, the reason for the transformation became reality. Now “we can have the whole family in there comfortably and working together,” Mrs. Deighan said. She loves her kitchen. Especially the windowed cabinets that show off her fiestaware. And when you see the beautiful St. Cecilia granite countertops, with Milstone Sari porcelain mosaic tile backsplash, maple flat-panel cabinets with under-cabinet lighting, and all new appliances including a double oven, you will see why she does.

In addition to installing structural beams to support the second floor loads and pushing out two non-structural walls in order to enlarge the master bath, the renovation team installed a new kitchen island, added quartz countertops in the kitchen and master bath plus installed new Kohler sinks, toilets and accessories in the kitchen and bath. Underscoring the belief that an open great room should offer a welcoming environment, the renovated space now offers an inviting haven for the homeowners and their guests. The open family room boasts a new gas fireplace complete with custom surround, mantel and bookcases. Underfoot, hardwood floors featuring American walnut add warmth to the home’s interior. Continuity is achieved throughout the first floor by accenting posts, handrails and spindles all with the same rich walnut.
