Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore. Cost-effective choices, and careful planning, saved significant dollars in construction cost as well as landfill space. One of the biggest challenges was finding qualified subcontractors who would work within the guidelines. With the help of our LEED consultant and meetings and explanations, most subcontractors not only bought into the ideas readily, but offered up new ideas. Highly skilled and professional, the team of subs, LEED consultant, and contractor proved that LEED construction is excellent construction. The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater. It was crucial to the owners however, that the home keep with the understated charm and Cape Cod-feel of the neighborhood. The primary challenge was to keep it humble, while building the owners their well-deserved vacation retreat. The original cottage had no air conditioning, and renovating was quickly dismissed because of the inadequacies and the cost of modernizing. Building new allowed the team to relocate the house further back from the street, and it meant meeting the owners’ needs without compromise. Cape Associates’ project manager Lance LaLone said the owners expressed their desire to incorporate lots of wood and the types of materials that were in the old cottage. Most of the interior is pine, which was used on the flooring, the walls, and wrapped around the ceiling’s beams, giving the owners what they desired on a grander scale – a beautiful, modern dwelling that still held the personality of that little cottage that held such cherished memories. The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. The little cottage on Turnip Field Road in Eastham had been owned by the same couple since 1940, until they built a new, adjacent house on the property. The cottage was then handed down to the next generation, who began spending more and more time at the cottage. It was then that they contacted Cape Associates to construct a more livable home in place of that little cottage. It was crucial to the owners however, that the home keep with the understated charm and Cape Cod-feel of the neighborhood. The primary challenge was to keep it humble, while building the owners their well-deserved vacation retreat. The original cottage had no air conditioning, and renovating was quickly dismissed because of the inadequacies and the cost of modernizing. Building new allowed the team to relocate the house further back from the street, and it meant meeting the owners’ needs without compromise. Cape Associates’ project manager Lance LaLone said the owners expressed their desire to incorporate lots of wood and the types of materials that were in the old cottage. Most of the interior is pine, which was used on the flooring, the walls, and wrapped around the ceiling’s beams, giving the owners what they desired on a grander scale – a beautiful, modern dwelling that still held the personality of that little cottage that held such cherished memories. The front of the home has a two-car garage and breezeway entrance, while the rear reveals an entertainer’s paradise, with an enormous mahogany deck with an outdoor shower, a stunning Connecticut-fieldstone fireplace with a chimney that reaches around 30 feet in height, and multiple sliders to access the home. The finished basement opens to the ground level, and above the entrance breezeway is another small deck with a great view. It’s the best of indoor/outdoor living. Our client requested a bathroom on the newly conditioned basement level to accommodate guests. They desired a full bathroom within a limited footprint with an edgy and modern design aesthetic. Clean lines, rustic-modern finishes, raw wood elements, and an excellent use of space made this bathroom the new favorite of the household.
