Inspiration for a contemporary home design remodel in Houston

Our client came to us with an intentionally unfinished basement of their ski home as they had planned to put in a very sleek and useful space to relax and unwind after a long day in the mountains. A few interesting features of this project are as follows. The tub is an elliptical Japanese soaking tub which is lined in cedar and custom-made copper. The wood for the sauna is imported, exotic wood from Scandinavia. The floor is ceramic tile made to look like wood plank. The shower is open shower and the floor pitches perfectly in that corner for ease of draining.

Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water. Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream. A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media. Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed. A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences. Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth. Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea. As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth. The 17-seer Trane heat pump variable speed compressors and TAM 7 air handlers, along with a whole house dehumidifier and fresh air intake provide a comfortable, clean indoor environment while using little energy. In the shoulder seasons, natural ventilation cools the home with fresh breezes drawn from lower windows in each room flowing through the curved ceilings to clerestory windows at the top of the house. Natural daylighting, with windows placed in corners and high clerestories, bounce the abundant natural light so that the owners use the interior LED lighting primarily at night. Windows were sited to frame views of the neighboring park and water, and capture the light, but represent a very low percentage of glazing to wall to conserve energy. Primarily native, xeriscaped turfless landscaping sips reclaimed water from its drip and bubbler irrigiation system, and requires little trimming or chemicals. Established trees, protected during construction, shade the home, FSC certified decks, and yard, providing a cool place to enjoy the outdoors at any time of the day, even in Florida's summer heat. Rainwater is diverted from the bay through the engineered collection and filtration system to an integrated concrete cistern hidden beneath the decks. Abundant Florida rainwater supplies 100 per cent of the home's needs, including drinking, bathing, and cleaning. Naturally soft, the highly filtered and UV purified water requires no chemical treatment or water softener. Coupled with minimal hardscape and permeable drive and walkways, almost all ground water remains on the lot, and out of storm sewers and bay runoffs. Designed as a forever home for this active retired couple, an open floor plan provides diagonal interior views along with great circulation space. Wide hallways and doors, curbless showers, an elevator, and extra blocking in the walls for grab rails insures the couple of being able to use their home even if physical disabilities arise. The home's footprint is minimized by building over the conditioned crawlspace and over-sized garage, and the finished floor height, at least two feet above flood code requirements, significantly reduces insurance costs while maximizing storage space for camping and water sports equipment. Materials, fixtures and appliances were carefully selected for energy and water efficiency, local production where possible, recycled content/recyclability, durability, and cost-effectiveness. The owners were very involved in vetting and materials selections, and assisted in just-in-time purchasing to minimize waste. Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore. Cost-effective choices, and careful planning, saved significant dollars in construction cost as well as landfill space. One of the biggest challenges was finding qualified subcontractors who would work within the guidelines. With the help of our LEED consultant and meetings and explanations, most subcontractors not only bought into the ideas readily, but offered up new ideas. Highly skilled and professional, the team of subs, LEED consultant, and contractor proved that LEED construction is excellent construction. The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater. Careful planning and materials selection brought the project in under budget, and the home operates at an extremely low cost, both to the homeowners, and the environment. Who wouldn't be thrilled?

Why transFORM one closet when you can transFORM them all? Earlier this year a Scarsdale couple decided to completely renovate their stone tudor, located in the Heart of Fox Meadow. Naturally, the repeat customers called upon transFORM’s Senior Designer, Ileen Greenberg, to revamp a variety of closets throughout the home, including the front foyer closet, hallway utility closet, basement storage closet, second bedroom closet and of course, the master walk-in closet. The Master Walk-In Closet was custom crafted, meticulously manufactured and intricately installed to fit the allotted space. Doubled as a dressing room, this area includes a ton of storage options like tilt-out hampers, front-to-back valet rods, velvet lined jewelry drawers, open and closed adjustable shelving, drawers and more. Wide slanted and flat shoe shelves were installed, allowing the homeowner to identify and grab their favorite footwear quickly and easily. As you can see, decorative cabinet doors, a large custom mirror, base trim molding and crown molding create a sophisticated and classic space you won't want to leave. Ileen also emphasized the importance of good lighting to enhance these newly designed features. Specifically, the closet was equipped with a combination of LED lighting like under-mounted shelf lights and sensor activated drawer lights to make the contents of the dressing room fully visible. Melamine was the material of choice - it's always an attractive option for closets due to its durability. It’s extremely difficult to scratch, and very easy to clean. Overall, a truly exceptional job by Ileen and the transFORM team!
