Koondoola Community Centre Project Year: 2016 Project Cost: $ 4M Country: Australia AIA Awards Finalist, this development consists of a new community centre and upgrade of a local AFL oval, tennis courts, floodlights, and new sports amenities. The community centre buildings form around existing native trees to avoid cutting. The facilities provide an innovative environmentally sustainable development focusing on passive climate control, longevity, low maintenance costs, and low energy/water consumption. The buildings function as a live organism: they breathe in and out with automatic sensor-controlled louvres around the building fabrics interconnected to the air conditioning system through a smart control hub. This results in natural airflow, temperature control, and significantly reduced need for the use of air conditioners. All materials are naturally exposed both internally and externally with no touch up finishes, resulting in a significant reduction in capital costs and operational costs.

In this project, Rochman Design Build converted an unfinished basement of a new Ann Arbor home into a stunning home pub and entertaining area, with commercial grade space for the owners' craft brewing passion. The feel is that of a speakeasy as a dark and hidden gem found in prohibition time. The materials include charcoal stained concrete floor, an arched wall veneered with red brick, and an exposed ceiling structure painted black. Bright copper is used as the sparkling gem with a pressed-tin-type ceiling over the bar area, which seats 10, copper bar top and concrete counters. Old style light fixtures with bare Edison bulbs, well placed LED accent lights under the bar top, thick shelves, steel supports and copper rivet connections accent the feel of the 6 active taps old-style pub. Meanwhile, the brewing room is splendidly modern with large scale brewing equipment, commercial ventilation hood, wash down facilities and specialty equipment. A large window allows a full view into the brewing room from the pub sitting area. In addition, the space is large enough to feel cozy enough for 4 around a high-top table or entertain a large gathering of 50. The basement remodel also includes a wine cellar, a guest bathroom and a room that can be used either as guest room or game room, and a storage area.

The Timothy Hyde House, c. 1729, dear to the homeowners for its historic details, but long-lacking the family oriented spaces and living areas essential for today’s extended family lifestyle. Unwilling to compromise an ounce of character, this growing family longed for more practical amenities like a visitor’s private retreat with bedroom, living room and bath, garage parking, a proper master bedroom layout with full bath and walk-in closet, in addition to a new kitchen that would function as the heart of the home. Ultimately the total square footage was doubled and the entire flow of the home was reworked keeping all of the character details intact. The kitchen is the hub, serving up its center island topped off with reclaimed white oak once belonging to a barn built in the 1880’s; jet mist leather granite tops off the remainder of the kitchen. Custom cable lighting was the ingenious solution for the complicated preservation of the original exposed beams and posts in the kitchen. The barn door was custom crafted from original timbers. Many cups of coffee will be enjoyed at the cozy, sun-filled dining nook overlooking the family room and new adjacent deck. The rear, separate entry mudroom with step-up laundry was a long awaited luxury over the previous basement facilities. Moving upstairs, a centrally located bathroom was removed to create a wheelhouse style landing/passage hall, now home to a quiet workspace, featuring original wide plank floors and tailor-made sconces. Baths were added and upgraded including soapstone tops, marble, a glorious soaker tub in the generous master bath, all giving the home a taste of luxury. Bathing in sunlight rests the master suite starring the original beams, cathedral ceilings, and well-suited chandelier. Throughout the home strategically designed built-ins provide a plethora of storage and organization. This 280 year-old Colonial shines on brighter than ever. 2011 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD This family of four living in a 1987 brick colonial had to make dramatic changes now that their 85 years old grandmother was about to move in. They needed a mother-in-law suite complete with bathroom facilities to meet her needs. Because they were remodeling anyway, they decided to overhaul the rest of the home to create the house they have always dreamed about, including a grand two-story entry. Starting in the basement, the homeowner added a home theatre room, added storage and a larger bathroom. Hard wood floors and a new stairway were also added. The main level boasts the new two-story entry foyer. To its left is the mother-in-law suite with a large front bay window and its own walk-in closet and private bath. The bath is furnished with a walk-in jetted tub and aging-in-place accessories. Other first floor highlights include a music room and gourmet kitchen. Kitchen amenities the client always wanted were added, including a large center island, extended cabinets, double layered crown molding, exotic granite top and wide board mahogany floors throughout entire first floor. The entire second floor and stairs going up were reconfigured too. The master bedroom is larger with a new tray ceiling and recess lights. The new walk- in closet is now adjacent to the master bath instead of being across the room. The master bathroom was totally gutted and re-positioned. It includes an enlarged shower with bench and frameless shower door, toilet hidden behind a closet and new whirlpool surround with beautiful travertine tile and long double vanity space. This new renovation is truly a testament to the possibilities of aging-in-place remodeling strategies. Three generations are now living comfortably in this home.

Cabinetry: Clean, sand, prime and paint all doors, drawer fronts and cabinet face with a Cabinet Finish. All doors drawer fronts were be removed, prepared and sprayed at our facility. All surfaces received three total coats, one prime/bonder coat, and two finish coats. Carpentry: Fabricated and Installed 2 Refrigerator Panels and open cabinet between panels. Added 2 filler strips (one on each side of microwave).

We were tasked with removing some old clay tennis courts and constructing brand new state-of-the-art padel courts in their place. Our team ensured the work was performed at the highest standards in the industry, and we ensured we were following all of the school's procedures and processes. The project included demolition, removal of materials, the sourcing of new materials, ground work, concrete, the construction of the courts, installation of a brand new state-of-the-art illumination system, turf, and social area installations, clean up, and automation of the courts.

House and accessory dwelling unit (ADU), 3213 total square feet. House is 2,797 sf with 3 BR/2.5 baths, office, great room, bonus room and 2+ car garage. ADU features 1 BR/1 bath studio with walk in closet above a 1 car garage.

This new kitchen forms part of a beautiful Jacobean manor house situated amongst the most idyllic gardens and location in historic Ashurst Wood. It was such a treat to design a kitchen to complement these special surroundings. The brief was to create a lighter, brighter kitchen and to incorporate more cooking options to facilitate lots of family entertaining. Our clients are wonderful cooks and keen gardeners so in addition to the request for increased cooking facilities, also asked to switch the hob and sink around to enable them to enjoy views of the garden whilst cooking. To further enhance the sense of light in the kitchen, we designed a very classic in-frame shaker kitchen in a light grey. This is a softer palate than white but still bounces lots of light around the space, especially when used with the lovely Crofts & Assinder chrome handles.

Restorative work was completed on every level of this 4-floor home to make it better suited for modern-day living while retaining the rich character of this historic building. To expand the kitchen and make a designated mudroom/entry area, the back of the house was squared up and fully enclosed. French doors were installed to provide comfortable access into the new space from the existing deck, infusing the remodeled kitchen with much needed natural light. A 2nd floor spare bedroom was transformed into a spacious on-suite master bathroom with walk-in closet and laundry facilities. The master bathroom features polished white Carrara marble tile, elegant pedestal sinks and an over-sized shower. On the 3rd floor, two existing dormers were connected to form a larger single dormer and adjacent closet areas were re-designed to create a new hall bathroom. A basement level addition was dug out with new foundation to create a small storage and work area off the existing finished space. In order to add air conditioning to the house, avoiding significant disturbance to the existing structure, a high velocity system was installed which uses narrow tubing rather than the traditional large ductwork. In addition, the entire interior of the home was painted a soft neutral gray, making the home bright and inviting while the original wood floors were refinished in a dark warm contrasting color.
