Manufacturing Time: Our hand build furniture is ready to be shipped within 6-8 weeks. Though we do our best to stay on schedule, some variation may occur based on current workload and will be disclosed at the time your order is placed. Our Source Of Lumber: Our Hardwood is sourced locally from Central Wisconsin from various suppliers. We use a variety of character rich lumber to ensure that one of a kind look in every piece. Each one of our pieces is hand selected by one of our team members to ensure the highest quality lumber is used.
Note: Lumber is a natural product. Please allow for variation between each of our products. Knotts, grain pattern and color will vary slightly on each build.
Shipping:
Each of our items is shipped through standard freight and will require a signature at the time of delivery. Some of our larger items will come disassembled and may require some simple assembly. Our items that require some assembly will have that listed in the description as a disclosure before purchasing. Shipping dates and times can be worked out to accommodate our clients schedules.
Our Freight carriers deliver you package curbside and each package requires a recipients signature. Freight carriers do not assist with carrying the packages into your house. Getting the package inside is the buyers responsibility.
Damaged Freight: We work with each of our customers to ensure that our products get to their destination without damage. Please inspect the crate upon arrival. If anything appears to have minor damage from transit, please notate that on the delivery ticket before signing. Make a note of how/where the crate was damaged. If the crate/vanity looks to be heavily damaged past the point of being usable, please refuse the crate and DO NOT SIGN. Failure to notate damages on delivery ticket may result in additional shipping fees that the buyer will be responsible for if vanity needs to be serviced/returned. The initial call from these homeowners was about a drainage issue. After having installed new roofing, siding, and a new porch enclosure, it was discovered that the original piping for the downspouts had failed. A few recent rainstorms had left a large pool of water behind the house. The new gutters and downspouts were now properly channeling water into a sub-surface piping system that no longer functioned. Obviously this had to be fixed, but after some further discussions, it was suggested that if a cost-effective solution could be found, perhaps a patio could be created along with the drainage solution. This would make the space between the porch and the pool more useful. The surfaces would have to be as kid-friendly as possible, as the homeowners foresaw frequent visits by their grandchildren. The flow of the spaces would have to be such that small bikes would be able to easily maneuver around chairs and tables.
After a site study was conducted, several issues were discovered. Pertaining to the drainage issue, it was determined that the grade sloped directly toward the porch from the pool. This not only channeled water toward the house and porch, but created a dam in an already shallow drainage swale that trapped water off to the side of the porch. Since the soil in this area is predominantly clay, water could sit in that area for days until it drained away. On the aesthetic side, a good part of the house’s façade was brick, the porch floor was brick, the small patio and walkways were brick, and the seating wall next to the pool was brick; there was a lot of brick. The challenge would be to find a cost-effective material that would contrast will with the brick, while creating a functional patio space that also facilitated water drainage.
The solution involved a significant re-grading of the area between the pool and the house, along with the installation of a completely new drain system to channel roof water away from the area. Working with the fixed points of the porch and foundation levels of the home, the slope that pitched toward the house was cut into to create a positive pitch away from the house. This created 20 in. high cut at the furthest point from the porch. To retain this, a segmental retaining wall block was used to form a curved seating wall around a mortared brick fire ring, perfect for evening campfires and marshmallow roasting with the grandchildren. Prior to the patio construction, new subsurface PVC piping was installed to channel water away from the house, under the patio, and to daylight about 100 ft. further into the side yard where it could properly drain. To construct the patio, the existing dry laid brick walks and patio were recycled as a border around a gray colored concrete paver that mimics the look of more expensive PA Bluestone, an often used companion to brick. The smooth surface texture and tight joint provide a barefoot friendly walking surface that stays cooler in the hot summer sun. The patio itself is also pitched so as to drain runoff to the lower end of the yard in case of a failure in the drain piping.
Along with providing several clear pathways between the porch, pool, and driveway the new patio includes an open air dining area, a fire pit area, and a seating/lounging area (not yet furnished at the time of the photo) for larger family gatherings or more intimate dinners and fire-side relaxation.

Windy City Painters works with homeowners across the Chicago North Side and Near West Side to restore original iron fencing on greystones, two-flats, Victorian brownstones, and coach houses before that point is reached.
PROJECT OVERVIEW
This iron fence restoration involved a classic Chicago residential property with original wrought iron fencing showing surface rust across the majority of pickets, flaking previous paint coats, and localized deep pitting near the base rails. A structural check identified two loose pickets requiring welding before any surface preparation or coating began. Total linear footage fell in the mid-range for a standard Chicago residential lot.
MATERIALS AND PRODUCTS
Windy City Painters selected Ospho rust converter for chemically neutralizing active iron oxide before priming. Ospho reacts with rust to form a stable phosphate compound that stops corrosion progression rather than simply sealing over it. Sherwin-Williams DTM rust-inhibitive primer was applied to all bare and converted surfaces, followed by two finish coats of Rust-Oleum DTM in satin black. DTM - direct to metal - formulas provide corrosion inhibitors built into the coating matrix, which matters significantly in Chicago's climate.
THE PROCESS
Step 1 - Structural Assessment and Welding Coordination. Before any surface preparation begins, Windy City Painters inspects every picket and rail connection for structural integrity. Loose or cracked iron must be welded before coating. Paint applied over a compromised joint will fail within one season as movement continues to break the bond. On this project, two pickets were tack-welded by a coordinating welder before prep started.
Step 2 - Wire Wheel Grinding and Needle Gun Descaling. All rusted sections were ground to bare or near-bare metal using wire wheel attachments and needle gun descaling tools. This step removes loose scale, flaking previous coatings, and surface contamination that would prevent primer adhesion. Skipping mechanical prep is the single most common reason iron fence paint fails prematurely on Chicago properties.
Step 3 - Ospho Rust Converter Application. Ospho was brushed into all pitted and converted areas and allowed to cure fully. The phosphoric acid chemistry converts iron oxide into iron phosphate, arresting active rust and creating a surface that accepts primer more effectively than bare metal alone. Corroseal is an equivalent alternative used on projects with heavier pitting.
Step 4 - DTM Primer and Finish Coat Application. Sherwin-Williams DTM rust-inhibitive primer was applied across all prepared surfaces. Two topcoats of Rust-Oleum DTM in satin black followed after full primer cure. DTM finish coats add a second corrosion-inhibiting layer and provide the UV and weather resistance needed for Chicago exterior iron work.
CHICAGO-SPECIFIC CHALLENGES
Chicago iron fencing faces conditions that accelerate corrosion faster than most US markets. Lake humidity keeps metal surface moisture elevated through much of the year. Road salt splash from winter maintenance reaches fencing along parkways and sidewalk edges, introducing chlorides that aggressively attack iron. Freeze-thaw cycles expand any rust pocket that has formed under paint, lifting coatings from the inside and creating the classic bubbled-paint appearance homeowners notice every spring.
WHAT TO EXPECT LONG-TERM
With Ospho conversion, DTM primer, and two DTM finish coats properly applied over mechanically prepared surfaces, most Chicago residential iron fences hold 5-8 years before needing significant touch-up. Annual visual inspection for any chips or bare spots, with immediate touch-up using Rust-Oleum DTM, extends that window considerably.

Tip 1 - Address any bare metal spot the same season you notice it. A pinhole of exposed iron becomes a rust bubble within one Chicago winter and a flaking section by the following spring.

Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls.
The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted.
The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing.
Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface.
Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency.
The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.
