The first floor of this single-family home in Arlington, VA was divided to narrow staircase in front of the front door separating Living room and dining room. Just behind the dining room, was a very small kitchen, a nonfunctioning kitchen space, with a 2' wide window and just behind it an addition of storage room that literally served no purpose for them. They were looking for an updated look with lots of daylight and open first floor plan, plans were drawn up for both wall on sides of steps to be taken down giving openness to both living room and dining room. Three bearing walls separating kitchen and dining room, kitchen and added storage, and kitchen and living room were taken down and new structural support inserted instead. A major amount of plumbing and duct work were relocated allowing open space. The old storage area was converted mudroom, closet space with tile floor, ceiling was raised, side add was added and back windows were installed. Portion old storage space was given to create much added powder room. Cutely decorated with flowered design floor tiles and restored furniture style vanity cabinet. Installed a Double window to allow much needed lighting in the kitchen area. Large Island with prep sink was implemented in center of kitchen and old dining room, a butler area with wine chiller and glass cabinets was install just steps away from new Dining & Living room space. the old wood burning fireplace was converted to gas log with new marble heart. New barn door was installed to allow clear path to adjacent study. Upscale stainless-steel appliances, exotic stone top and subway tiles are added more pizzazz to this comfortable yet welcoming kitchen. she is more than pleased with her decisions and can't wait to throw more parties in her home.

Part of the two-year restoration included the addition of state-of-the-art appliances and lighting, and eventually the planning of the audio/video. Because the homeowners wanted to have the functionality of a first-rate home theater in a multipurpose room, ListenUp designed a setup featuring a wall-mounted 84-inch Sony 4K TV. The sleek Salamander credenza houses a McIntosh LCR80 center channel speaker, the top-of-the-line MX151 preamp/processor, an MC303 pwoer amp, and the MVP 891 universal disc player. The credenza is flanked by tow McIntosh XR100 speakers whose high-gloss finish mirrors that of the cabinet's smoked-glass doors. The surround channels are handled by two CS100 in-ceiling speakers, and three REL subwoofers deliver dramatic deep bass. This is truly a whole-house audio system, with 12 zones of audio throughout the home and outdoor areas. Family members can access their favorite music services and music stored on a local hard drive. A high-quality Pro-Ject turntable is even wired into the system. In the kitchen and some of the other first-floor rooms, the mid-century modern design is enhanced by custom wood and fabric grille covers for the architectural speakers. The pool area benefits from a Sonance outdoor system that employs strategically located speakers along with an underground subwoofer. Here's one of our most recent projects that was completed in 2011. This client had just finished a major remodel of their house in 2008 and were about to enjoy Christmas in their new home. At the time, Seattle was buried under several inches of snow (a rarity for us) and the entire region was paralyzed for a few days waiting for the thaw. Our client decided to take advantage of this opportunity and was in his driveway sledding when a neighbor rushed down the drive yelling that his house was on fire. Unfortunately, the house was already engulfed in flames. Equally unfortunate was the snowstorm and the delay it caused the fire department getting to the site. By the time they arrived, the house and contents were a total loss of more than $2.2 million. Here's one of our most recent projects that was completed in 2011. The first year of our involvement was spent working with a team of forensic contractors gutting the house, cleansing it of all particulate matter, and then helping our client negotiate his insurance settlement. Once we got over these hurdles, the design work and reconstruction started. Maintaining the existing shell, we reworked the interior room arrangement to create classic great room house with a contemporary twist. Both levels of the home were opened up to take advantage of the waterfront views and flood the interiors with natural light. On the lower level, rearrangement of the walls resulted in a tripling of the size of the family room while creating an additional sitting/game room. The upper level was arranged with living spaces bookended by the Master Bedroom at one end the kitchen at the other. The open Great Room and wrap around deck create a relaxed and sophisticated living and entertainment space that is accentuated by a high level of trim and tile detail on the interior and by custom metal railings and light fixtures on the exterior.

Midnight royal blue is a bold color choice for a master bedroom. The color at once grounds the space and adds a calming tone to an otherwise light color palette. The Kipling house is a new addition to the Montrose neighborhood. Designed for a family of five, it allows for generous open family zones oriented to large glass walls facing the street and courtyard pool. The courtyard also creates a buffer between the master suite and the children's play and bedroom zones. The master suite echoes the first floor connection to the exterior, with large glass walls facing balconies to the courtyard and street. Fixed wood screens provide privacy on the first floor while a large sliding second floor panel allows the street balcony to exchange privacy control with the study.
