We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite.

Exterior: Approved by the historical society as a Spanish Revival, the second story of this home was an addition. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window.
Library / Living Room: The library offers Pocket Doors and custom bookcases.
Powder Room: This powder room has a black toilet and Herringbone travertine.
Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners.
Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table.

Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light.
Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.

A first time residential developer approa-ched Kinney & Associates to help him design an addition and remodel to an existing 1100-square-foot residence in East Austin. The program was simple -- he wanted a 3 bedroom, 2.5 bath house that could be sold easily or lived in should he decide to keep it for a while. Kinney & Associates endeavored to keep as much of the existing structure as feasible while delivering a very marketable product that would appeal to a wide range of potential buyers. The final product included a Game/Media Room adjacent a courtyard space that can be used for entertaining or for kids. The Master Bedroom atop the Game/Media lends itself to privacy and seclusion so that the owners can use it as a retreat. The final product is a 2400-square-foot residence that appears to be a small bungalow from the street, but lends itself to downtown views in the rear.

The design of this remodel of a small two-level residence in Noe Valley reflects the owner's passion for Japanese architecture. Having decided to completely gut the interior partitions, we devised a better-arranged floor plan with traditional Japanese features, including a sunken floor pit for dining and a vocabulary of natural wood trim and casework. Vertical grain Douglas Fir takes the place of Hinoki wood traditionally used in Japan. Natural wood flooring, soft green granite and green glass backsplashes in the kitchen further develop the desired Zen aesthetic. A wall to wall window above the sunken bath/shower creates a connection to the outdoors. Privacy is provided through the use of switchable glass, which goes from opaque to clear with a flick of a switch. We used in-floor heating to eliminate the noise associated with forced-air systems.

The driving force for the design of the new bathrooms was to completely reinvent the space to stylishly meet the clients’ current and future needs.
Re-working the entire layout of the space was needed to achieve the goal. With a transitional style, we brought it rustic finished and modern colors to the space to reflect the character and style of the clients.
The new placement of the shower and tub opened up the space allowing natural light penetrate throughout the entire room, making the space feel larger than before.
With the addition of a custom frameless glass walk-in shower, a drop in tub under the window with tile surround, custom cabinetry with His and Her side, the couple is now enjoying their new master bath custom designed for their unique needs.

Built on a dune overlooking Lake Michigan, this residence appears to emerge from the landscape. The project brief called for an artful house that promotes wellness and outdoor living. Rugged beauty and four-season adventure drew the owners to the area but presented challenges, including wildfire risk. The site needed a durable shelter that responsibly integrates with the environment.
Clad in sand-colored stucco, the house will intentionally be obscured by grasses and junipers over time. Outdoor spaces are layered to match the undulating topography. A steel superstructure enables an ultra-thin roof with overhangs for passive solar design that withstand gale-force winds and heavy snow loads.
A crushed-granite courtyard offers refuge on windy days. This space is enclosed by operable Cor-Ten panels that rotate open to reveal dune views or close for a cloistered experience. The courtyard is further defined by a deconstructed roof with an aperture that frames sky views.
Expansive glazing and porcelain flooring unites interior and exterior, evoking a sense of inhabiting an infinity house. A screen porch, concealed by louvers, is a contemporary interpretation of a time-honored lake house vernacular. Layers of light and an edited palette of materials unify the interior and evoke a laid-back feeling of beach towns. On both levels, bronze glass walls artfully define rooms while preserving views.

we needed to play with a 7' ceiling long and narrow kitchen with three openings and a strong requirement for an island! as if that was not enough, electrical board was right next to the est window and forced us to keep 30" clearence from every direction. it was not boring, but the resyt is stunning !!!

The goal for this project was to reconfigure the spaces to accommodate the lifestyle of the client while maintaining the classic seven layout of this pre-war Upper West Side apartment. The large book collection was the driving force in the renovation. Excess doors in a long corridor were converted to bookshelves flanking the clients study. The renovation included a large master bedroom (combining two bedrooms), new fixtures and finishes in all three bathrooms and a more functional kitchen. All plaster moldings and column capitals were stripped and restored. Stain glass windows were placed back in as the original intent. The dining area paneling was stripped entirely to expose the rich oak wood and plaster detailing. The foyer received new marble flooring and fine detailing revealed rich motifs. New wood oak flooring was installed throughout and new bordered stone tiling was placed in the bathrooms. The kitchen was reconfigured which allowed for a fully functioning space using wolf and subzero appliances and open eating area with a 3’ by 7’ marble slab island. The new layout provides the formal yet casual feeling the client desired while maintaining an elegance worthy of its grand south views of the neo-romanesque building of the Natural History Museum.
