A new custom residence in the Harrison Views neighborhood of Issaquah Highlands.
The home incorporates high-performance envelope elements (a few of the strategies so far include alum-clad windows, rock wall house wrap insulation, green-roofs and provision for photovoltaic panels).
The building site has a unique upper bench and lower bench with a steep slope between them. The siting of the house takes advantage of this topography, creating a linear datum line that not only serves as a retaining wall but also as an organizing element for the home’s circulation.
The massing of the home is designed to maximize views, natural daylight and compliment the scale of the surrounding community. The living spaces are oriented to capture the panoramic views to the southwest and northwest, including Lake Washington and the Olympic mountain range as well as Seattle and Bellevue skylines.
A series of green roofs and protected outdoor spaces will allow the homeowners to extend their living spaces year-round.
With an emphasis on durability, the material palette will consist of a gray stained cedar siding, corten steel panels, cement board siding, T&G fir soffits, exposed wood beams, black fiberglass windows, board-formed concrete, glass railings and a standing seam metal roof.
A careful site analysis was done early on to suss out the best views and determine how unbuilt adjacent lots might be developed.
The total area is 3,425 SF of living space plus 575 SF for the garage.

It’s been said that when you dream about a house, the basement represents your subconscious level. Perhaps that was true in the past, when basements were often neglected. But in most of today’s new builds and remodels, lower levels are becoming valuable living spaces. If you’re looking at building or renovating, opening up that lower level with sufficient light can add square footage and value to your home.
In addition, having access to bright indoor areas can help combat cabin fever, which peaks in late winter. Looking at the photos here, you’d never know what you’re seeing is a lower level. That’s because a smart builder knew that bringing natural light into the space was key.
Our job, in furnishing the space, was to make the most of that light. The off-white walls and light grey carpet provide a good base.
A grey sectional sofa with clean, modern lines easily fits into the spacious room. It’s an ideal piece to encourage people to spend time together. The strong, forgiving linen resists staining, and like a blank canvas this true neutral allows for accessorizing with various throws and pillows depending on the season.
The cream-colored throw echoes the light colors in the space, while the nubby pillow adds a textured contrast.

This game room features multiple interactive screens with leather seating so the family is comfortable while spending quality time.

I should point out that we had never tried pouring floors, vertical surfaces or steps like these. Everything we did on The Rockview House was a 1st and one of a kind. We were on this project for almost 9 months…a perfect gestation period for our Rockview Baby. The amount of time spent on mock ups off and on was probably about 2-3 weeks. You will notice a small look-out slab outside the house.
After being more familiar with new techniques TRC began pouring walls, fireplace surrounds, hearths, various nooks and applying different stains wet on wet for the various concrete surfaces.

This 1600+ square foot basement was a diamond in the rough. We were tasked with keeping farmhouse elements in the design plan while implementing industrial elements. The client requested the space include a gym, ample seating and viewing area for movies, a full bar , banquette seating as well as area for their gaming tables - shuffleboard, pool table and ping pong. By shifting two support columns we were able to bury one in the powder room wall and implement two in the custom design of the bar. Custom finishes are provided throughout the space to complete this entertainers dream.

This family’s basement had become a catch-all space and was sorely underutilized. Although it was spacious, the current layout wasn’t working. The homeowners wanted to transform this space from closed and dreary to open and inviting.
Specific requirements of the design included:
- Opening up the area to create an awesome family hang out space game room for kids and adults
- A bar and eating area
- A theater room that the parents could enjoy without disturbing the kids at night
- An industrial design aesthetic
The transformation of this basement is amazing. Walls were opened to create flow between the game room, eating space and theater rooms. One end of a staircase was closed off, enabling the soundproofing of the theater.
A light neutral palette and gorgeous lighting fixtures make you forget that you are in the basement. Unique materials such as galvanized piping, corrugated metal and cool light fixtures give the space an industrial feel.
Now, this basement functions as the great family hang out space the homeowners envisioned.
