Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level. This Gunite swimming pool was built by Gappsi in Roslyn heights Ny 11755. The pool size is 15x30 With stadium stairs in the shallow area, and one swim out benches on one side of deep end. Pool depth is 6 feet, which makes this Gunite swimming pool is a non-diving pool. This Gunite swimming pool also has an automated safety cover, this feature allows the pool area to be open to the rest of the yard and fencing around the pool is not requested thus making the pool patio more accessible and functional. This safety cover also functions as a solar cover, keeping the water warmer without the use of the heater. The auto cover can also be used as a winter cover, while keeping the swimming pool safe in the winter; it also keeps clean, avoiding drilling ugly holes in the patio stones if you decide to install a mash cover. The plumbing was done using 2 inches 40 schedule hard pvc pipes, this allows water to flow and filtered fester. The pool plaster finish consists of French gray diamond bright quarts. Unlike Marble dust quarts plaster is a much harder material making the finish of this Gunite swimming pool last 2 or 3 times longer with the proper maintenance. A 6 inches gray porcelain tiles bend was installed to The top perimeter of the pool walls, the tiles line is used to avoid the water in the pool to create a mark on the walls , the porcelain tiles are frost and whether resistant and pool water level is set to be at the center of the tiles. The pool coping used is the fiorito travertine 2 inches thick random pattern and the patio pavers are fiorito travertine French pattern all from the Gappsi natural stone products selection. The equipment is Totally Hayward, pump, Filter and heater, to keep the water sanitized a salt chlorine generator and an ozone system were installed, the combination of these 2 will keep water free of alleges and impurities easily and automatically thus making this a maintenance and Chemicals free Gunite swimming pool. The back yard patio outdoor kitchen and raised patio all paved with fiorito travertine pavers and veneer products. Not everyone would see the hidden beauty in the Yonkers property destined for the wrecking ball in 2000. But one family took the serious fixer-upper under their wing. Crumbling walls, overgrown maples (indeed, saplings were busting through the brick walls), and deer living in the basement was the state of affairs when Westover Landscape Design initially arrived on the scene. A year of intensive, meticulous, thoughtful renovation by the homeowner followed while the house was brought up to speed. When the last construction machine finally rumbled out, that’s when Robert Welsch and his crew began their odyssey. The goal was to honor the newly restored relic and deliver it into the future with fitting surroundings. “We wanted to bring that treasure back to life,” Robert Welsch explains. Working closely with the homeowner as well as the city of Yonkers to guide the restoration, their first feat was to install a proper drainage system with catchments capable of keeping storm water from the massive roof flowing away. Before anything was visible on the surface, extensive work was accomplished underground. Meanwhile, a plan was drafted to honor the era of the house. Westover chose bluestone as the primary path material for its easy maintenance and simplicity when laying the swank configuration of pathways around the house and outward to an entertaining pavilion. By cleverly hemming the bluestone with period brick that echoes the building material for the house for continuity, the result is a smart and sophisticated finish to a promenade that constantly draws the family and their pets outdoors. Brick was also used to rebuild the walled gardens for the much-needed privacy in a close-knit Yonkers community. And a graceful wrought iron gate enhances the arrival experience. But walls and gates were not the only element to screen and reveal views—plant selection was critical. Few landscapers would go the extra mile to find period perfect plants for a 19th Century restoration, but Robert Welsch saw the importance of authenticity in creating the mood. He repeated large trees—such as an exquisite London plane tree in the front yard—to balance the expression in the back. Recognizing the need for immediate stature, he selected a weeping willow to gain instant volume, giving the landscape a sense of deep roots. A weeping Camperdown elm adds sophisticated drama to the walled stroll gardens. Hydrangeas were incorporated for their billowy stature, easy maintenance, and long blooming season. Similarly, all the plants in residence play their part in the display that goes beyond the usual spring fling to extend throughout the growing season—offering visual interest even when they are not performing. From spring bulbs to autumn perennials, there is never a dull moment. Meanwhile, every step along the way was a collaboration working hand-in-hand with the homeowner and the city to make certain that the historic landmark status of the property was upheld and honored. The result goes beyond a landscape that is just old faithful. It adds life to the picture, creating a jewel-like setting for the newly proud house. In a word, it is sublime. By planting wisely and using sustainable elements, the restored house and its surroundings are ready for the next generation and beyond. This Yonkers gem remains meticulously groomed under the watchful eye and skill of Westover Landscape Design’s team of gardeners—It’s a keeper.

They were experiencing extreme drainage and erosion problems due to the surrounding properties’ drastic grade changes. Erosion had caused the rear lawn to sink in various areas and the existing rear patio spaces were failing. The client wanted to rebuild their patios and walkways, repave their driveway and give their home more visual appeal. Most importantly, they wanted an environmentally friendly solution. Our design solution was to create a rain garden that would slow storm water runoff, allow for percolation, and promote infiltration, while permitting excess clean water to enter the storm drain at the street with slower velocity. The rain garden acts as a temporary holding space that allows the earth to slowly absorb water, rather than overwhelm the nearby storm drain. Our first objective was to conduct a percolation test to determine the amount of clay soil that needed to be removed before reaching the sandy loam layer. A percolation test and storm water calculations were generated to accommodate a 1” rain event. Based on our calculations and the small size of the property, we determined a depth of 18” was necessary for optimal holding capacity. We removed 18” of clay soil until a layer of sandy loam was encountered. Next, the soil was amended with compost and sand to create a highly porous planting media for the basin of the garden. We piped the three existing rear downspouts to the rain garden area to capture for infiltration and alleviate runoff throughout the rear lawn and patio space. We installed an 18” wide over-flow standpipe at a 24” depth into the ground that outlets to a stone swale that carries the water to the property edge. As an added means of holding the maximum amount of water, we designed the standpipe to sit 14” above grade. The height of this standpipe allows this rain garden to capture 14” of water before reaching the overflow capacity. We placed geotextile fabric to help reduce migration of the stones into the soil and aid in the prevention of weeds and erosion. We heavily planted the rain garden to further aid in absorption and to attract local wildlife. A native plant palette of butterfly weed, Panicum, Joe-Pye weed, and asters form a colorful backdrop while the basin was filled with obligate wetland plants such as royal ferns, irises and cardinal flowers. The upper edges in the foreground are planted with Echinacea, Rudbeckia and Monarda, satisfying the local bird community and adding bright seasonal colors. This garden effectively collects and cleanses rainwater while creating a habitat for birds, frogs, and butterflies. Our next challenge was to redesign the existing patios and walkways without increasing impervious surfaces. According to township regulations this property was currently at its maximum capacity, therefore we designed the front and rear patios with a slightly smaller footprint to decrease their existing impervious surfaces. New planting beds were designed throughout the entire property. Plants were chosen that were tolerant of specific site conditions. For the rear yard, we choose a backdrop of witch hazel and hollies to provide an evergreen screen as well as early spring color. We placed hydrangea throughout to add summer color. We planted ostrich fern under the existing spruce tree to create a lush floor. This area became an additional backdrop for the rain garden as well as a screen for the neighboring property. We choose a combination of ‘Blue Star’ juniper and creeping jenny to soften the existing rear wall with creepers. Around the rear patio areas we choose a combination of Liatris, Rudbeckia and ‘Lo and Behold’ butterfly bush. This combination of plants works in harmony with the rain garden and attracts additional butterflies. For the front of the property we worked with an existing Japanese maple that provided dense shade. We choose a shade-tolerant combination of Heuchera, Astilbe, ferns and hostas for this area. We added more hydrangeas to the front foundation of the house to provide lush layering of plant material and visual interest with additional summer blooms. Overall, we were able to exceed the client’s needs and expectations in transforming their property into a colorful paradise that attracts wildlife from season to season. The plant palette provides seasonal interest and the rain garden has successfully decreased storm water runoff. The new hardscape surfaces were designed and built with a slightly smaller footprint to decrease impervious surfaces. This project is a positive example of how all properties, regardless of size, can make an ecological difference by decreasing impervious surfaces and maintaining proper storm water management. Our clients already had a cottage on Torch Lake that they loved to visit. It was a 1960s ranch that worked just fine for their needs. However, the lower level walkout became entirely unusable due to water issues. After purchasing the lot next door, they hired us to design a new cottage. Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level. Our clients already had a cottage on Torch Lake that they loved to visit. It was a 1960s ranch that worked just fine for their needs. However, the lower level walkout became entirely unusable due to water issues. After purchasing the lot next door, they hired us to design a new cottage. Our first task was to situate the home in the center of the two parcels to maximize the view of the lake while also accommodating a yard area. Our second task was to take particular care to divert any future water issues. We took necessary precautions with design specifications to water proof properly, establish foundation and landscape drain tiles / stones, set the proper elevation of the home per ground water height and direct the water flow around the home from natural grade / drive. Our final task was to make appealing, comfortable, living spaces with future planning at the forefront. An example of this planning is placing a master suite on both the main level and the upper level.
