THE SETUP Sam’s client had lived in her downtown townhome home for less than a year when she decided to remodel the spacious second level. This open area consisted of three sections: a TV and fireplace zone, a sparsely furnished dining area, and a dominant central kitchen. The kitchen featured a long back wall with three segmented sections and a massive island housing the cooktop. She found the kitchen’s functionality lacking and its presence overwhelming – it dominated the entire floor, regardless of where you stood. Design objectives: - Reconfigure key kitchen elements (sink, cooktop, oven) while minimizing the kitchen’s visual impact - Optimize the kitchen’s back wall, eliminating existing dead space - Create a purposeful, well-defined dining area - Establish a distinct, comfortable living area - Reuse existing appliances and flooring - Maintain an overall modern design aesthetic THE REMODEL Design challenges to be solved: - Redesign the island to reduce its overwhelming presence - Create a comfortable, dedicated living room within the available space - Establish a distinct, inviting dining area within spatial constraints - Enhance kitchen functionality and style without dominating the entire floor THE RENEWED SPACE Design solutions: - Sam created raised end caps for the island. This separated the kitchen from adjacent living and dining areas while focusing the kitchen’s functionality. The new sink location offers ample workspace, allowing the cook to interact with guests seated at the island. The redesigned island also provides additional storage. - For the living area, Sam opted for a functional-yet-minimalist approach. Large-format tile creates a natural stone look for the fireplace and TV wall. The recessed TV and extended fireplace shelf maintain a sleek profile. - Artistic wallpaper adds depth and texture, while the intentional lack of extensive shelving keeps the space open and distinct. - Sam transformed the dining area’s blank wall into a feature, adding a unique dry bar with counter space, open shelves, cabinet storage and a beverage fridge. - - - Wallpaper behind and above the bar contributes to the area’s personality. A DESIGN FOR A CUSTOM SINGLE FAMILY RESIDENCE LOCATED IN A WOODY NOOK OUTSIDE OF HUDSON, NY; 90 MILES OUTSIDE OF NORTH OF NEW YORK CITY. THE CLIENTS CAME WITH IDEAS AND OPENNESS TO DISCOVER A WAY TO GAIN SIGHTLINES OF THE NEARBY CATSKILL MOUNTAIN RANGE TO THE WEST AND THE BERKSHIRES TO THE EAST, YET STILL MAINTAIN THE PRIVACY THE WOODS AFFORDED. BY LIFTING UP THE SINGLE STORY RESIDENCE WE DISCOVERED THAT THE HOUSE GAINS SWEEPING VIEWS AND INCREASES PRIVACY. THE ADDITIONAL STRUCTURE REQUIRED IS EQUIVALENT COST OF DIGGING IN AND WATERPROOFING A BASEMENT. THE HOUSE WAS DESIGNED AND DETAIL TO MEET PASSIVE HOUSE IDEOLOGIES, INCORPERATED SOLAR PANELS, AND GEOTHERMAL HEATING TO ENCOUAGE SUSTAINABLE LIVING. THE CONCRETE SILOS HOUSE THE BATHROOMS ON THE NORTHSIDE AND TWO STAIRCASES ON THE SOUTH. ALL MATERIALS WERE SOURCED TO BE SUSTAINABLE, LOCALLY, AND PLACED TOGETHER WITH MASTERFUL MODERN CRAFTSMANSHIP. Mediterranean remodel in upper Rockridge: We wanted to give this soulful down-to-earth client the modern conveniences she desired while remaining inspired by and harmonizing with the elegant curves of her home’s historic architecture. Fun, personalized features included the hidden pantry, the slim-Shaker walnut wood cabinets, a new coffee bar area with separate sink (which also extended the reach of the kitchen into a formerly-unused nook), a hydraulic-lift television housed in its own custom-built cabinet in an alcove, and a cat cubby. Our design integrates clean, contemporary architectural elements with styling selections that emphasize materials that are natural and handmade. The result is a welcoming feeling of warmth married with a modern sensibility, a perfect update for the heart of the house. Small kitchens are such a challenge, but sometimes those special space dilemmas create the opportunity for an even more optimal solution! The original walls were very thin at 3" in this modern kitchen renovation. You cannot put plumbing in that! So we built out the kitchen wall out in order to run wires and pipes behind the wall. Then we used gem-like green glass mosaic tile to tie it in visually. It's a perfect pairing with Okite's beautiful Frosty Carrara Quartz Countertop and our custom Shaker style island and cabinets in a white satin finish. Stainless steel appliances finish off this urban dream kitchen, like the the Liebherr Refrigerator, but it required a 10 inch clearance to open the door. The answer was to create a great custom pantry next to it. In the end it is a much better use of space! In order to accommodate plumbing on the window side wall, we designed the pantry door to open over the window sill.

Great lighting ties this glamorous modern open kitchen renovation together starring an eat-in kitchen island that seats three, stainless steel appliances, porcelain floor tile, quartz countertops, a glass tile mosaic backsplash, and our custom Shaker style island and cabinets in a white satin finish. In order to light the island elegantly, we created a soffit to run pendants below the beam.

A second theme of true Pennsylvania timber-framing is also introduced on the exterior and is subsequently revealed in the formal Great and Dining rooms. Timber-framing adds drama, scales down volume, and adds the warmth of natural hand-wrought materials. The Great Room is literal and figurative center of this master down home, separating casual living areas from the elaborate master suite. The lower level accommodates casual entertaining and an office suite with compelling views.
