What do you do when you have a small narrow kitchen with high ceilings? you build up! in this kitchen we used every inch of space. creating a u shaped kitchen with a narrow island in the center and cabinets all the way up the 10 foot ceiling. The white shaker cabinets, white quartz counter tops and white beveled subway tiles, all help create a clean and minimalist look that does not cramp the space.

Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. They were drawn towards the unique “Common Sense Remodeling” process that simplifies the renovation experience into predictable steps focused on customer satisfaction. “There are so many other design/build companies, who may not have transparency, or a focused process in mind and I think that is what separated Advance Design Studio from the rest,” Karen said. Karen loved how designer Claudia Pop was able to take very high-level concepts, “non-negotiable items” and implement them in the initial 3D drawings. Claudia and Project Manager DJ Yurik kept the couple in constant communication through the project. “Claudia was very receptive to the ideas we had, but she was also very good at infusing her own points and thoughts, she was very responsive, and we had an open line of communication,” Karen said. A very important part of the basement renovation for the couple was the home gym and sauna. The “high-end hotel” look and feel of the openly blended work out area is both highly functional and beautiful to look at. The home sauna gives them a place to relax after a long day of work or a tough workout. “The gym was a very important feature for us,” Karen said. “And I think (Advance Design) did a very great job in not only making the gym a functional area, but also an aesthetic point in our basement”. An extremely unique wow-factor in this basement is the walk in glass wine cellar that elegantly displays Karen and Chad’s extensive wine collection. Immediate access to the stunning wet bar accompanies the wine cellar to make this basement a popular spot for friends and family. The custom-built wine bar brings together two natural elements; Calacatta Vicenza Quartz and thick distressed Black Walnut. Sophisticated yet warm Graphite Dura Supreme cabinetry provides contrast to the soft beige walls and the Calacatta Gold backsplash. An undermount sink across from the bar in a matching Calacatta Vicenza Quartz countertop adds functionality and convenience to the bar, while identical distressed walnut floating shelves add an interesting design element and increased storage. Rich true brown Rustic Oak hardwood floors soften and warm the space drawing all the areas together. Across from the bar is a comfortable living area perfect for the family to sit down at a watch a movie. A full bath completes this finished basement with a spacious walk-in shower, Cocoa Brown Dura Supreme vanity with Calacatta Vicenza Quartz countertop, a crisp white sink and a stainless-steel Voss faucet. Advance Design’s Common Sense process gives clients the opportunity to walk through the basement renovation process one step at a time, in a completely predictable and controlled environment. “Everything was designed and built exactly how we envisioned it, and we are really enjoying it to it’s full potential,” Karen said. We used a very linear, classical plan with open piers in lieu of walls and exposed wood beams to create a bright sophisticated interior. The interior incorporates stained, wide-plank flooring, wood storefront (glass stile + rail) doors, barn doors, simple modern and weathered tile, stained, traditionally-finished cabinetry, wood beams, custom lighting, and incorporates the client’s art, collected during their world travels.

Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

Almost every room in the house offers stunning views of the outdoor living space and golf course. The dining room is subtly elegant creating an intimate dining space but also a space to enjoy looking outdoors. The custom chairs have a curved back design to contrast with the linear dining table. The host and hostess chairs add texture and Texas chic with their velvet alligator skin fabric. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. With five children in the house at the time, Raymond and Jennifer immediately recognized the need for their own floor and claimed the third story for themselves. "It's definitely so high up that it makes it easy to get away," Jennifer explains. "I open the windows that face the lake and just listen to the waves break, and catch a minute." The palladian window is generously sized, filling the room with light and the sounds of nature. The headboard was another piece salvaged and put to a new use. The old barn door was purchased from Jennifer's friend that was moving her store front and no longer had use for it. Seeing its potential, Jennifer and her sister committed to a two-hour journey of getting the door up to the top floor.
