Fu-Tung Cheng, CHENG Design • Eat-in Kitchen featuring Concrete Countertops and Okeanito Hood, San Francisco High-Rise Home Dynamic, updated materials and a new plan transformed a lifeless San Francisco condo into an urban treasure, reminiscent of the client’s beloved weekend retreat also designed by Cheng Design. The simplified layout provides a showcase for the client’s art collection while tiled walls, concrete surfaces, and bamboo cabinets and paneling create personality and warmth. The modern, high-end, Denver duplex was designed to minimize the risk from a 100 year flood. Built six feet above the ground, the home features steel framing, 2,015 square feet, stucco and wood siding.

In this kitchen, we updated the existing cabinets with new bronze pulls and knobs hardware. Installed for the countertops are a natural stone Giallo Fiorito 3cm Granite with a small ogee edge profile and Durango 4x4 tumbled decorative tile with Accents Bliss Crème Brulee blend linear glass/stone mosaic tile was used for the backsplash. Also installed was a Blanco Café Brown Undermount sink accented with Moen Arbour stainless steel faucet.

I built this on my property for my aging father who has some health issues. Handicap accessibility was a factor in design. His dream has always been to try retire to a cabin in the woods. This is what he got. It is a 1 bedroom, 1 bath with a great room. It is 600 sqft of AC space. The footprint is 40' x 26' overall. The site was the former home of our pig pen. I only had to take 1 tree to make this work and I planted 3 in its place. The axis is set from root ball to root ball. The rear center is aligned with mean sunset and is visible across a wetland. The goal was to make the home feel like it was floating in the palms. The geometry had to simple and I didn't want it feeling heavy on the land so I cantilevered the structure beyond exposed foundation walls. My barn is nearby and it features old 1950's "S" corrugated metal panel walls. I used the same panel profile for my siding. I ran it vertical to math the barn, but also to balance the length of the structure and stretch the high point into the canopy, visually. The wood is all Southern Yellow Pine. This material came from clearing at the Babcock Ranch Development site. I ran it through the structure, end to end and horizontally, to create a seamless feel and to stretch the space. It worked. It feels MUCH bigger than it is. I milled the material to specific sizes in specific areas to create precise alignments. Floor starters align with base. Wall tops adjoin ceiling starters to create the illusion of a seamless board. All light fixtures, HVAC supports, cabinets, switches, outlets, are set specifically to wood joints. The front and rear porch wood has three different milling profiles so the hypotenuse on the ceilings, align with the walls, and yield an aligned deck board below. Yes, I over did it. It is spectacular in its detailing. That's the benefit of small spaces. Concrete counters and IKEA cabinets round out the conversation. We juxtaposed bold colors and contemporary furnishings with the early twentieth-century interior architecture for this four-level Pacific Heights Edwardian. The home's showpiece is the living room, where the walls received a rich coat of blackened teal blue paint with a high gloss finish, while the high ceiling is painted off-white with violet undertones. Against this dramatic backdrop, we placed a streamlined sofa upholstered in an opulent navy velour and companioned it with a pair of modern lounge chairs covered in raspberry mohair. An artisanal wool and silk rug in indigo, wine, and smoke ties the space together.

This project has many different features. We designed custom, wood-free overhead garage doors to match the home's exterior features. The doors were installed using a high-lift operating system, which makes room for the customized car lift. We used a LiftMaster Jackshaft opener as the operator for these high-lifted overhead garage doors. This makes it easy and convenient to park more cars inside your existing garage. The project was custom-built and installed by Cedar Park Overhead Doors, which has been serving the greater Austin, TX area for more than 30 years.

The homeowners enjoy the complete control of their home, from lighting and shading to entertainment and security, through the Savant Control System. Homeowners and guests can easily create “scenes” to manage their days and social gatherings. Lutron shades help maintain light, climate and privacy to balance the inside and outside views. Outdoor entertaining is easy with the Sonance Landscape Audio System, Lutron light controls for pools and fountains and Savant control of outdoor fire pits. The fully managed Whyreboot network allows for uninterrupted system control. To maintain security, Holovision doors and gates are equipped with Doorbird system to notify residents of visitors and to give control to open and close doors and gates. Music lovers can enjoy the highest level in audio from Meridian 7200 speakers in the lower level, as well as, Sonance in wall and in ceiling speakers throughout the home. In order for the homeowners to enjoy different music and entertainment in various rooms, 14 zones of video and 26 zones of audio were necessary. Spire added many special touches to this amazing home. The master bathroom boasts a MirrorTV so owners can enjoy some entertainment while preparing for the day. A floor lift in the kitchen and dining room allows for entertainment, but can be tucked away when distractions are not wanted. A floor lift in the bedroom makes watching TV convenient, but can be put away when not in use. A fingerprint lock was placed at the bar for peace of mind. Spire’s expertise and commitment to detail were key to the intricate design concepts throughout the home. Spire worked closely with design teams to ensure under cabinet lighting was just right.

These high school sweethearts searched their hometown for a house that would fit their active young family, ultimately deciding to tear an older house down to make way for a gracious, elegant home that will last for generations. The furnishings add a colorful vibrancy to neutral walls, lots of molding, and gorgeous wood floors. To save on the budget, we re-purposed some existing furniture by repainting and changing out hardware. The entry and dining room set the tone for a fun house where dogs and kids are welcome.
