This project was an update and addition to a historic firehouse in Pacific Heights. The original layout included the engine room, a bunkroom and a cook’s cottage at the rear. Our work was primarily to work with a collection of odd spaces at the rear and create kids bedrooms, a light court and design a more creative and inviting court yard between the existing buildings. After the renovation the home retains the character of the firehouse with 4 bedrooms to complement the party / play space on the ground floor, and the quintessential great room upstairs. Inspiration for a coastal deck remodel in Charleston

Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. Contemporary white high gloss Crystal cabinets with Cambria white cliff counter tops is striking. Adding black painted walls and large scale black tile floors make it even more dramatic. But with the addition of orange light fixtures and colorful artwork, the kitchen is over the top with energy. With no upper cabinets only floating shelves for display the base cabinets are well planned for each functional work zone. a. The “Cooking Zone” hosts the 60” range top (with hood) and is the heart of the kitchen. The ovens, coffee system and speed oven are located outside of this zone and use the island/snack bar as their landing space. b. The “Prep Zone” includes the refrigerator, freezer, sink, and dishwasher c. The “Entertainment Zones” has a separate sink and dishwasher, the wine cooler and beverage center. A desk off to the side of the kitchen with a large roll up tambour to keep any mess hidden. Also their robot vacuums have a charging station under the files drawers in the toe kick. This Coronado Condo went from dated to updated by replacing the tile flooring with newly updated ash grey wood floors, glossy white kitchen cabinets, MSI ash gray quartz countertops, coordinating built-ins, 4x12" white glass subway tiles, under cabinet lighting and outlets, automated solar screen roller shades and stylish modern furnishings and light fixtures from Restoration Hardware.

Every custom home needs a space that is as unique to its design as much as to the family that calls it home. This multimedia room includes a traditional home theatre with recessed seating as well as a golf simulator—providing a dual purpose. The multimedia room is intentionally located in the home where the sound is muffled to the remainder of the house when in use. The room is finished out in 7.2 surround sound with Sonance speakers and state of the art Sony amplifier and projector. The Screen Innovations Black Diamond screen with a cinema quality projector and high-speed camera is remotely controlled using a Control4 system loaded IPad. All the lights are wirelessly controlled, and the shades and blinds are motorized and programed to open and close at a designated time or can be commanded to open via Alexa. Merchandised with beige leather recliners and blue patterned carpet, this space uses shades of blue to create an ideal place for family movie nights, entertaining or rounds of indoor golf on rainy afternoons.

Slate Gray painted alder cabinets mixed with those fashioned from distressed oak keep the kitchen "piecy", as if renovated over time. We varied the styles and materials to provide an historic interest. Open shelves in reclaimed oak and antique iron brackets allow for casual and "at your fingertips" storage. An aged copper hood adds warmth, and a floor of concrete tiles on the diagonal gives the impression of terracotta, but with a much higher durability. Photography by Emily Minton Redfield
