Renovating a Large Indian Sandstone Patio in Southborough

A customer from the Tunbridge Wells borough of Southborough got in touch with me regarding the renovation of their Sandstone Paved Drive and Patio. The paving surrounded the property and since all the facias had recently been renewed on the house the stone was letting the overall appearance of the property down. It had been sometime since the Sandstone had been cleaned and as you can see from the photos what was once a beautiful stone had now darkened and lost much of its natural colour. I went to the property to do a quick site visit to check what needed to be done. I worked out a quote for cleaning to the stone which was accepted and a convenient time to carry out the work was agreed. I have a very powerful high pressure cleaning system installed in my van which makes short work of cleaning stone and brick. Not only is it very effective at cleaning its designed as a closed system, so all the waste is extracted back to a large grey water tank in the van. Now you can use an everyday power washer to clean up external stone however they are not as powerful and so take much longer, also the result does not tend to be as good. It was a large area, so I approached the job in sections and started by pre-wetting the stone with water. Then I applied Tile Doctor Patio & Brick Driveway Cleaner which is a powerful outdoor cleaning solution formulated to power through patio blackspots, lichen, moss, and stains. This is a commercial product designed for professional use so if you are looking at using it yourself, please take care and use the right protection. The cleaner was left to soak into the really dirty areas whilst I focused on the cleaning the other parts of the drive and patio with the van mounted pressure washer. I was then able to return to the deeper stains later. Using a combination of the Tile Doctor Brick and Patio Cleaner along with our van mounted pressure cleaning system we were able to completely transform the properties kerb appeal. Applying a sealer now the Sandstone was clean would have improved the look of the stone further and made the patio easier to keep clean going forward; however, it was a very large area which would require a lot of sealer. Keen to keep the cost down it was agreed not to apply a sealer and instead they intend to do more regular cleaning. The patio did look in great condition following the deep cleaning and so difficult to justify at this stage. My customer was very happy with the transformed patio and the look of delight was clearly visible. A highly popular as well as effective way of treating wood floors, oils effectively penetrate into the wood and in some cases harden into the surface of the floor to stop damage and to maintain the wood in its optimum condition. Here are some of the most common questions we have regarding this type of finish which we will I’m to answer in today’s my blog: Is oil finish as durable as traditional factory urethane finishes with aluminum oxide? When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time. Will this finish evaporate over time and will this be harmful for indoor air quality? Another concern for oil finished floors its effect on indoor air quality. For on-site applications, some varieties suggest several coats which typically require the residents to be out of the home due to mild odors. However, there are factory finished UV-cured or single coat applications which lessen the downtime. Despite the odors produced during the drying process, oil finish floors rank amongst the lowest for VOC (volatile organic compound) emissions. Certain brands even boast true zero VOC. This fact alone makes oil finished floors one of the best options for green building solutions. “WOCA products are certified by independent laboratories, the German Institute for Biological Building Materials, and are in accordance with DIN–Norm 53–160. WOCA WoodCare Denmark products meet or exceed the most stringent U.S. standards for volatile organic compounds.” –WOCA Oil Finish Manufacture Does this type of finish require additional maintenance which I am not familiar with? For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish. WOCA Master Color Oil contains pigment, which provides a single-step hardwood floor staining process. Laying down the stain and the finish in one step. When envisioning the Hygeia Lot 3 single family residential home in Encinitas, California, Lindsay and Rory Brown of The Brown Studio sought to weave unique architectural details throughout the minimalist design scheme. To add depth to the overall look and feel of the space, and to complement the home’s existing ‘hard’ angles, the team selected Banker Wire’s IPZ-25 woven wire mesh. Specified in a stainless steel and brass finish, the wire mesh was utilized to create the interior stairway railing, which functions as the focal point of the lower lounge room area. Adding an elegant touchpoint to the space, the wire mesh reiterates the angular look and feel while providing much-needed depth through the stainless steel and brass finish. Similarly, for the project-at-large, the design team favored a seamless indoor/outdoor design scheme, with the Banker Wire mesh application helping to achieve this; the exterior of the home features Gabion rock walls, created using an enclosing wire structure to secure the rocks into a wall formation. By adding the wire mesh interior stairway railing, the design team was able to create an indoor/outdoor connection through highlighting these unique wire touchpoints. “The Hygeia Lot 3 house is full of unique angles and architectural details—it’s two levels of playful design and carefully crafted architectural details,” says Loryn Cook, Designer, The Brown Studio. “We wanted to use materials that reflect this line of thinking, and Banker Wire’s architectural mesh provided the stability and breathability we were after.” The simple, lightweight material of the IPZ-25 wire mesh pattern—which has a 54% open area—utilizes a mixture of stainless steel to achieve balanced sturdiness; when mixed with the copper-based alloy of brass, a beautiful contrast occurs, while the team’s custom system holds the wire in place. Through utilizing different wire diameters for the warp and shute—achieving balanced stiffness in both directions—the intercrimp surface gives the material a high degree of reflective energy. As a result, the mesh pattern imitates an array of colors that changes as the viewer moves throughout the space. “For this project, we wanted a material that was permeable enough to see through, but detailed enough to catch the eye,” adds Cook. “IPZ-25 provides a myriad of different textures and colors, depending on the perspective from which it is viewed from—we love it specifically for this effect.” In regards to the fabrication process, Robert Richter, Owner of Flur Metals, notes that although it was initially a challenge, this project is proof that the outcome is well worth it. “We typically utilize more rigid mesh types for this kind of application, but because of how unique IPZ-25 is, The Brown Studio came to us asking if we could make it work,” says Richter. “We did not shy away from the challenge; this project was exciting, as we were able to utilize such a delicate, beautiful mesh, but a non-traditional way. Once one side was ‘tac’d in,’ we pulled it tight, and ‘tac’d’ the other side to the frame. Then, the border was welded to another frame that sandwiched the mesh in place,” adds Richter. “This application is proof that it can be done! It’s still one of my favorite projects we have ever worked on.”
