This urban infill project is a make-over of a decrepit structure that had been used as a student rental for close to 50 years. Situated on an elevated, 3300 sf lot, nothing in the original house was salvageable and the entire house was stripped down to the studs. Our challenge with this project was to then open up the original interiors, flood them with natural light while creating a design that appealed to the broadest buyer pool possible. We solved this problem by organizing a compact floor plan that resulted in a 4 bedroom, 4 bath residence organized around a great room on the main level, a family room on the basement level and an additional 2 bedrooms with city views on the upper. By minimizing circulation space, we were able to re-purpose every square foot of floor area while creating a dramatic, light-filled staircase that tied all 3 levels of the house together into a unified living scheme. Clean lines and clean details, this is another of our attempts at a 'Not So Big House.' Marketing of the final product lasted less than 10 days and resulted in 3 full priced offers that netted the developer a tidy profit.

Designed by Akram Aljahmi of Reico Kitchen & Bath in King of Prussia, PA in collaboration with Property Remodeling Group, this transitional inspired kitchen design features white and grey finishes complemented by a bold splash of blue tile. The kitchen design features Merillat Classic kitchen cabinets in Portrait door style with 5 piece drawer head in 2 finishes. The wall cabinets features a painted white Cotton finish and the base cabinets feature a painted grey Graphite finish. Kitchen countertops are engineered quartz in the color Carrera Marmi from Q by MSI. The kitchen also features a stunning blue herringbone tile back splash with 3x10 tiles. According to the client, "Akram solved a fundamental function problem that I could not see a solution for. His re-imagining of how the main floor of our home could function was a dramatic shift that I can't wait to experience as part of day-to-day life. Inspiration for a contemporary kitchen remodel in Orange County

Facing to the South the gable end contains a 2 story wall of glass that brings in light for the entire home. The windows and doors on this house are Marvin Integrity Wood-Ultrex units with a ebony exterior. The siding used on this house is a poly-fly ash material manufactured by Boral. For the vertical siding a channel groove pattern was chosen and at the entry (green) a ship-lap pattern. The decking is a composite product from Fiberon with a cable rail system at one end. The client’s goal for this makeover was to create a clean style with a contemporary vibe in her cold empty bedroom. The client’s main focus for the design was to block the morning sun that woke her up long before she wanted to begin her day. Problem(s) addressed: The room was void of furnishings, bedding and accessories. The décor consisted of a mattress, box spring, jewelry chest and an old comforter, and therefore had no inspirational piece from which to begin the design. We were literally starting from scratch. As for the morning sun dilemma, I was excited to come up with a better solution to the sun challenge than her temporary solution of stacking towels in the arch window. Solution provided: Furnishings were the first priority. Rich espresso-stained contemporary dresser, gentleman’s chest and nightstands began the design. Next, a leopard print upholstered chaise was selected to sit in front of the double arched window providing a place to read, work on a laptop, and listen to music or just lounge. Two faux leather ottomans were selected to perch at the end of the bed. Custom bedding and color scheme was next on the list. The client had requested a restful color palette, which fell into place when we found the perfect heather-gray, gold and cream hued bed ensemble. With the bedding selected, a coordinating wall paint and gold velvet fabric was chosen for the upholstered headboard. To solve the clients early morning wake up call, traversing draperies that are installed above the window arch were designed to shut out the morning sun. The inverted French pleat draperies, with their color block design, enhance the room’s clean contemporary style. Brushed silver hardware with cracked crystal finials coordinated the furniture hardware and added a touch of sophistication. Finally, a combination of elegant lighting, mixed media art, an area rug and accessories finish the room’s contemporary design.

Inspiration for a large modern open concept dark wood floor and brown floor family room remodel in Toronto with white walls

The transitional modern home was designed with large amount of glass opening into the courtyard, creating an indoor-outdoor feel, and a visual connection among the spaces that could not be ignored. The neighboring wall, however, was not only rather imposing, but also of a style completely disconnected from our clients home. Our goal was to create a layering effect, with features of varying heights, both to add depth and dimension to the space, and to take the focus of the viewer off of the neighbors wall. Many designers would have squared off the pool, with the thought of maximizing the size of the pool in this small space. Our designer felt it more important to incorporate a graceful curve on the back of the pool. The small amount of square footage lost in the water area was more than regained in the visual interest added to the space. By creating a raised stucco wall on this curve, anchored by a simple sheer descent waterfall, the eye is drawn down the length of this petite pool. Separated by a simple bed of Horsetail Reed, the main feature wall, clad in deep plum stucco, includes three vertical windows, with LED up-lighting. Leaving these windows open on the top, increases the feel of height in the space. The final step in the layering effect is the planting space behind the plum wall. Banana trees were selected here, for their deep green color, and for the large, simple texture of their leaves. The main outdoor seating area is situated just outside the master suite, and is separated from the pool by a Leuder limestone fire pit. The floating stepper pads adjacent the fire pit serve the multiple functions of a walkway, a poolside table for beverages, and as seating near the fire. The tempered glass fire surround was added after the fact, when the client discovered the courtyard was a bit of a wind tunnel, and found the fire a bit uncontrollable. This simple addition, solved the problem, and pleased the client visually, as well.

Example of a mid-sized transitional detached garden shed design in Orange County

This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting.
