When Menges & Curtis Pharmacy opened during the height of the Industrial Revolution on Saratoga Springs’ main street, its druggists mixed tinctures and remedies to their own formulas, examined and treated patients and even applied leeches if it was deemed appropriate. By 2010, the family that had owned the Menges & Curtis for the past 50 years was struggling with the conventional pharmacist’s lot in modern life: handing out prepared medications for an increasingly lower insurance reimbursements, and trying to make up the difference by selling spa and personal care products. All the while, M&C’s traditional clientele was drifting away to chain drugstores, supermarkets and retailers such as Walmart stores, which were dispensing medications at low margins to lure shoppers into their aisles while they waited for their prescriptions. The owner restructured his business plan, selling his traditional pharmacy assets to a chain and creating a partnership with a “compounding shop” in Latham to go back to time-honored methods of creating personally formulated nutritional and vitamin supplements, hormone balancers and natural wellness herbal extracts for preventative health maintenance, chronic illnesses, veterinary and pediatric care. Now a new business with an old-school ethos, Fallon Wellness Pharmacy needed substantial renovations to its iconic storefront in the S.W. Ainsworth Building in Saratoga’s Broadway Historic District. The low ceilings made the space feel cramped, and storage was ineffective. The new partners called upon Old Saratoga Restorations to project manage a complete modernization of the space, adding graceful private consultation rooms and compounding labs to comply with health and safety codes, while respecting the integrity of the ornate High Victorian 1871 brick commercial block building.

Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. ARCHITECTURE FIRM: FortyEighty Architecture ENGINEERS: Langan Engineering & Environmental Services, Inc.; Keystone Structural Solutions; Iams Consulting, LLC CONTRACTORS: Mosites Construction Company PHOTOGRAPHER: FortyEighty Architecture DESCRIPTION: The Uptown Lofts on Fifth are two new multi-unit apartment buildings constructed on opposite sides of Fifth Avenue in Uptown, a neighborhood of Pittsburgh that suffers from steady population decline due to a lack of adequate housing. The developer for the project, ACTION-Housing, Inc., serves a mission to empower people to build secure and self-sufficient lives through decent, affordable housing, and has worked to demonstrate the importance of energy efficiency through various projects. This project was designed to allow for a comparison of the operational performance of the two buildings – one designed to meet Passive House standards and the other designed to meet the requirements of the current energy code. JURY COMMENTS: This is the project the jury discussed the most. Perhaps not best in any one category, this project achieved so much in so many categories. Architecture is about richness, layers of meanings, and social responsibility. This project surpassed others by doing so much in terms of being solidly designed in the context of its neighborhood, with aggressive sustainable goals, and all on a very tight budget. It is serving as a demonstration to the greater sustainable community with two test buildings from which to compare the ROI on a project designed to meet passive house standards versus a building meeting the current energy codes. Most importantly, this building brings a high level of dignity to an all too often overlooked user in a neglected part of town.

SPECIALTY: Designing and Building Custom Decks As a homeowner, you want a design that speaks to your personality and lifestyle coupled with excellent craftsmanship and quality materials. Decks & More is a member of the National Association of the Remodeling Industry (NARI) and their commitment to building quality decks has once again brought them the honor of three NARI Atlanta 2020 Contractor of the Year (CotY) Awards. They won in the categories of Residential Exterior – $100,001 to $200,000, and Residential Landscape Design/ Outdoor Living – $100,000 to $250,000 and have received many more local and national CotY awards in the past. Landscape Design/Outdoor Living – $100,000 to $250,000: The goal of this project was to create a relaxing retreat with both covered and outdoor elements. The Decks & More team constructed a screened in porch with a gable roof and stone fireplace that leads out to a large paved patio with a firepit.
