It wasn’t necessary to overthink things when Axis Mundi designed interiors for an apartment at Brooklyn’s glass-sheathed 1 Grand Army Plaza, the luxury building by Richard Meier already endowed with all the “starchitect” bells and whistles, as well as drop-dead stunning views of Brooklyn, the harbor and Prospect Park. What did require considerable aptitude was to strike the right balance between respect for these assets, particularly the panoramas, and livability. The all-white scheme doesn’t just complement Meier’s own aesthetic devotion to this purest of pure hues; it serves as a cool backdrop for the views, affording comfortable vantage points from which to enjoy them, yet not drawing attention away from the splendors of one of the world’s most distinctive boroughs. Sleek, low-lying Italian seating avoids distracting interruptions on the horizon line. The 1,750-square foot Manhattan Beach bungalow is home to two humans and three dogs. Originally built in 1929, the bungalow had undergone various renovations that convoluted its original Moorish style. We gutted the home and completely updated both the interior and exterior. We opened the floor plan, rebuilt the ceiling with reclaimed hand-hewn oak beams and created hand-troweled plaster walls that mimicked the construction and look of the original walls. We also rebuilt the living room fireplace by hand, brick-by-brick, and replaced the generic roof tiles with antique handmade clay tiles. We returned much of this 3-bed, 2-bath home to a more authentic aesthetic, while adding modern touches of luxury, like radiant-heated floors, bi-fold doors that open from the kitchen/dining area to a large deck, and a custom steam shower, with Moroccan-inspired tile and an antique mirror. The end result is evocative luxury in a compact space.

We recently took on an exciting whole-home renovation for this lovely historic Trinity in Center City Philadelphia. Originally built in the mid-1800s, the house footprint is just over 17’ x 13’. As is typical of this type of 3-story house, the kitchen is located in the basement, making this house four floors of occupied space with overall square footage totaling just under 900 square feet. The homeowner felt the former kitchen was cramped, dimly lit, and inefficiently designed, and she was in search of help in bringing her artistic vision for the space to life, blending both old and new elements through an exciting mix of textures and character. High on her priority list was integrating her wonderful collection of objects gathered from her travels around the world. We brought our design skills and construction experience to the team, working with the homeowner and the designer to develop a host of creative solutions, including the installation of an Indonesian screen as a sliding door covering a newly reconfigured utility area, which includes a new on-demand hot water heater, mounted next to a new electrical panel with ample room for service and access. Sara and her husband, Paul, have a special-needs son as well as an energetic middle-school daughter. This home has an answer for everyone. Located down the street from the school, it is ideally situated for their daughter and a self-contained apartment off the great room accommodates all their son’s needs while giving his caretakers privacy—and the family theirs. The Matthews began the building process by taking their thoughts and needs to Stephanie Baldwin and her team at Edgewater Design Group. Beyond the above considerations, they wanted their new home to be low maintenance and to stand out architecturally, “But not so much that anyone would complain that it didn’t work in our neighborhood,” says Sara. “We were thrilled that Edgewater listened to us and were able to give us a unique-looking house that is meeting all our needs.” Lombardy LLC built this handsome home with Paul working alongside the construction crew throughout the project. The low maintenance exterior is a cutting-edge blend of stacked stone, black corrugated steel, black framed windows and Douglas fir soffits—elements that add up to an organic contemporary look. The use of black steel, including interior beams and the staircase system, lend an industrial vibe that is courtesy of the Matthews’ friend Dan Mello of Trimet Industries in Traverse City. The couple first met Dan, a metal fabricator, a number of years ago, right around the time they found out that their then two-year-old son would never be able to walk. After the couple explained to Dan that they couldn’t find a solution for a child who wasn’t big enough for a wheelchair, he designed a comfortable, rolling chair that was just perfect. They still use it. The couple’s gratitude for the chair resulted in a trusting relationship with Dan, so it was natural for them to welcome his talents into their home-building process. A maple floor finished to bring out all of its color-tones envelops the room in warmth. Alder doors and trim and a Doug fir ceiling reflect that warmth. Clearstory windows and floor-to-ceiling window banks fill the space with light—and with views of the spacious grounds that will become a canvas for Paul, a retired landscaper. The couple’s vibrant art pieces play off against modernist furniture and lighting that is due to an inspired collaboration between Sara and interior designer Kelly Paulsen. “She was absolutely instrumental to the project,” Sara says. “I went through two designers before I finally found Kelly.” The open clean-lined kitchen, butler’s pantry outfitted with a beverage center and Miele coffee machine (that allows guests to wait on themselves when Sara is cooking), and an outdoor room that centers around a wood-burning fireplace, all make for easy, fabulous entertaining. A den just off the great room houses the big-screen television and Sara’s loom— making for relaxing evenings of weaving, game watching and togetherness. Tourgoers will leave understanding that this house is everything great design should be. Form following function—and solving very human issues with soul-soothing style.

Inspiration for a mid-sized eclectic medium tone wood floor living room remodel in San Francisco with beige walls and no tv

Some of our goals and solutions were obvious in this Timeless Style Renovation, other challenges required loads of plotting and planning. Our client inherited his Marlton, New Jersey childhood home and for years chose to keep it ‘as is’ out of respect for his family and because (truth) it was going to be a significant investment — the entire house needed to be refreshed! Flooring, fireplace, removal of walls, windows enlarged, many pocket doors added, all bathrooms redesigned, electric/ gas not to code (from 1965), a massive 300lb safe to incorporate/ tuck away somewhere, planning for a future potential main level in-law suite — the list was very long! Inspiration was easy: they had won awards for their stunning koi pond and landscaping, and they love to entertain. Getting these high powered professionals who were used to running divisions of huge corporations to hand over the reins … NOT so easy. Thankfully, they now can’t stop singing our praises! This fountain is a great addition to a front yard entry. Clean and simple with a subtle water noise for visual and auditory interest. The fountain is surrounded by boxwood hedges, Mexican Beach cobble, and white precast concrete.

When one thing leads to another...and another...and another... This fun family of 5 humans and one pup enlisted us to do a simple living room/dining room upgrade. Those led to updating the kitchen with some simple upgrades. (Thanks to Superior Tile and Stone) And that led to a total primary suite gut and renovation (Thanks to Verity Kitchens and Baths). When we were done, they sold their now perfect home and upgraded to the Beach Modern one a few galleries back. They might win the award for best Before/After pics in both projects! A lack of counter top space, and the original layout which included an exterior door, and wall separating the dinning room and kitchen, really demanded a new design and complete update. The doorway to the exterior (which is where the triple windows are currently located) took up valuable work space in the kitchen. A wall separated the dinning and kitchen area. The wall was removed and the room was opened up for a space that was much better for entertaining and human interaction. Otherwise, whoever was cooking was walled off from the rest of the house.
