Recently completed a tile roof repair project in Westlake, TX for a homeowner experiencing roof leaks and storm-related tile damage. The repair involved identifying broken and displaced roof tiles, inspecting the underlying roofing system for water intrusion, and restoring key areas of the roof to help extend the life of the existing tile roofing system while maintaining the home’s appearance and protection.
Our team carefully replaced damaged tiles, repaired critical flashing areas, addressed waterproofing concerns around roof penetrations and valleys, and inspected the underlayment for signs of wear or moisture intrusion. Because tile roofing systems require specialized installation techniques, extra attention was given to preserving surrounding tiles and ensuring the repaired sections blended seamlessly with the existing roof.
Tile roofs are common throughout Westlake and other luxury neighborhoods in Austin because of their durability, energy efficiency, and upscale appearance. However, severe hail, high winds, foot traffic, aging underlayment, and shifting tiles can eventually lead to leaks and structural damage if not addressed early. Common warning signs include cracked tiles, slipping tiles, water stains on ceilings, debris in valleys, or visible roof leaks after storms.
For homeowners searching for tile roof repair in Westlake, clay tile roof leak repair, roof tile replacement, luxury roofing contractor Austin, or storm damage roofing services near Westlake, professional inspections and timely repairs can help protect the home while avoiding larger roofing issues in the future.

This exterior repair project began after our client had their home re‑roofed a little over a year earlier. Like many homeowners, they didn’t realize the roofing crew had damaged several areas of siding and removed key trim pieces during the installation. It’s a common issue: most roofing companies have a single day to complete their work, and if siding or trim is in the way, it often gets cracked, loosened, or pulled off entirely.
At Deskins Siding & Exteriors, we specialize in identifying and repairing the exterior damage that often goes unnoticed after a roof replacement. During our inspection, we found multiple areas that needed attention, including:
• Damaged or missing Hardie siding
• Removed or broken trim
• Holes left behind during the roofing process
• Rotten soffit and deteriorated wood that required replacement
We restored each affected area using proper materials, matched profiles, and seamless Sherwin‑Williams paint blending to ensure the repairs disappeared into the home’s original exterior. The result is a clean, structurally sound finish that protects the home and enhances curb appeal.

Effective residential construction project management is crucial in today’s fast-moving building industry. It means overseeing every step of building a home, from planning to finishing, to ensure projects are completed time, within budget, and with high quality. Unlike commercial projects, residential projects require special attention to meet homeowners' unique needs and wishes, requiring a customized approach from the beginning to the end.
In 2025, the construction sector will use advanced technologies like AI and integrated project delivery (IPD) to streamline processes and improve stakeholder collaboration. However, project managers face significant challenges, including managing risks, maintaining quality control, and ensuring effective communication among team members.
A WIP Report (Work-in-Progress Report) is a key tool that helps track a project's budget, progress, and resource use. It provides clear insights, making managing costs easier, avoiding delays, and making informed decisions.
By adopting best practices and using modern construction management tools, project managers can overcome these challenges and deliver successful residential construction projects that meet client expectations and contribute to a sustainable future.
This article provides a brief overview of residential construction project management, highlights its importance, and touches on the challenges faced by project managers while incorporating the latest trends and technologies in the field.
Types of Residential Construction Management
Here are the different types of Residential Construction Management:
Single-Family Homes: These are standalone houses built for individual families. Managing these projects involves overseeing construction from planning to completion, ensuring that the home meets the owner's preferences and budget.
Multi-Family Housing: This includes apartments, condominiums, and townhouses. Projects of this type require managing multiple units, often with shared facilities, and ensuring compliance with local building codes.
Custom Home Building: This involves constructing homes tailored to specific client needs. Close collaboration with architects and designers is required to ensure the house reflects the owner's personality and preferences.
Home Renovation and Remodeling: These projects focus on updating or expanding existing homes. They often involve working with subcontractors for specialized tasks like electrical or plumbing work.
Components of Residential Construction Project Management
Managing a residential construction project requires carefully coordinating people, materials, and timelines. A well-structured approach ensures efficiency, cost control, and high-quality results.
Roles and Responsibilities
A project manager plays a vital role in residential construction. They oversee every step from planning to completion and ensure the project stays on schedule, within budget, and meets quality standards.
Project Manager’s Role in Home Construction
The project manager is responsible for organizing tasks, managing resources, and solving problems that arise during construction. They coordinate between different teams, track progress, and ensure safety regulations are followed.
Collaboration with Contractors, Architects, and Stakeholders
Successful residential construction requires teamwork. Project managers work closely with architects to bring designs to new heights, coordinate with contractors to manage labor and materials, and keep stakeholders (such as homeowners and investors) informed about project updates.
Client Communication and Expectations Management
Clear communication with clients is essential. The project manager keeps homeowners updated on timelines, changes, and challenges. Setting realistic expectations and providing regular updates, they help avoid misunderstandings and keep the project running smoothly.
Project Scope & Planning
Practical project planning sets the foundation for a successful residential construction project. It ensures clear goals, minimizes risks, and keeps the project on track.
Defining Project Objectives and Deliverables:
Clearly outlining what needs to be done and what the final result should look like is essential. This involves setting specific, measurable goals that align with the homeowner's vision and budget.
Managing Homeowner Expectations and Scope Creep:
Homeowners often have changing needs or ideas. Effective project managers must manage these expectations to prevent "scope creep," which can delay projects and increase costs. This involves open communication and setting clear boundaries.
Ensuring Compliance with Zoning Laws and Permits:
Before construction begins, it's crucial to ensure that all necessary permits are obtained and that the project complies with local zoning laws. This step avoids costly fines and delays, ensuring the project moves forward smoothly.
Budgeting & Cost Control
Proper budgeting is essential for keeping residential construction projects financially viable. Effective cost management prevents overspending and ensures profitability.
Accurate Cost Estimation for Residential Projects
A precise cost estimate considers labor, materials, permits, and unexpected expenses. Using historical data and Sage 300 CRE for financial management improves accuracy and helps set realistic budgets.
Budget Allocation and Tracking
Allocating funds efficiently ensures that each phase of the project receives the necessary resources. Tracking expenses through Construction & Financial Dashboards allows for real-time monitoring and early detection of budget deviations.
Preventing Budget Overruns
Uncontrolled costs can derail a project. Regular financial reviews, automated alerts for overspending, and contingency planning help keep expenses in check and prevent financial strain.
Scheduling & Timeline Management
Timely project completion is crucial in residential construction. Effective scheduling minimizes delays and ensures a smooth workflow.
Creating Detailed Project Schedules
A structured schedule outlines all tasks, deadlines, and dependencies. Breaking down the project into phases, planning, execution, and finishing, helps maintain order and clarity.
Preventing Delays & Meeting Deadlines
Delays can result from labor shortages, weather conditions, or supply chain issues. To avoid problems, it’s good to check for risks ahead of time, add extra time to schedules, and keep everyone on the same page.
Using Gantt Charts and Critical Path Methods
CPM for Construction helps identify critical activities that directly impact project completion, while Gantt charts provide a visual timeline of tasks. Both tools optimize scheduling and improve efficiency.
Residential Construction Project Management Phases
Managing a residential construction project effectively requires a structured approach through various phases. Each phase plays a critical role in ensuring the project's success, from initial planning to completion.
Pre-Construction Phase
The pre-construction phase sets the foundation for a smooth and efficient building process. Proper planning at this stage helps prevent costly changes and delays later.
Site Analysis & Approvals: A thorough site analysis assesses soil conditions, topography, and environmental factors. Feasibility studies evaluate project viability, including costs and regulatory compliance. Obtaining zoning approvals, permits, and other legal clearances is crucial before breaking ground.
Selecting Materials and Procurement Strategies: Choosing the right materials impacts durability, sustainability, and cost efficiency. A well-planned procurement strategy, including bulk purchasing and reliable supplier partnerships, ensures timely delivery and cost savings. Using Sage 300 CRE for procurement management helps streamline material sourcing and financial planning.
Construction Phase
The construction phase transforms plans into reality. Effective coordination and strict quality control ensure a successful build.
Resource Allocation and Workflow Coordination: Efficiently managing labor, equipment, and materials is key to maintaining progress. Using CPM for Construction, project managers can allocate resources strategically, prevent bottlenecks, and optimize workflows for timely completion.
Project Closeout & Handover
The final phase of residential construction project management is crucial for ensuring a smooth transition from construction to occupancy. Proper closeout procedures guarantee quality, client satisfaction, and long-term project success.
Final Inspections and Quality Assurance: Before finishing the project, a final inspection checks that everything meets safety rules and quality standards. Any problems need to be fixed quickly. Using Procore helps make inspections and tracking issues easier, ensuring a high-quality final product.
Client Walkthrough and Support: A final check helps homeowners see the finished work, ask questions, and make sure it meets their expectations. This is also a chance to explain important home features and maintenance tips. Good communication here builds trust and strengthens relationships.
Warranty Management and Feedback: Efficient warranty management ensures clients get quick help for any issues after construction. A clear process for tracking requests and keeping in touch with homeowners boosts satisfaction. Collecting feedback helps improve future projects. Using S-Curve Forecasting tracks performance trends and refines management strategies.

Best Practices
To ensure your residential construction projects run smoothly and successfully, follow these essential best practices:
Setting Clear Project Goals and Milestones
Clearly defining what you want to achieve is the first step to success. Set specific, measurable, achievable, relevant, and time-bound (SMART) goals. This helps everyone involved understand what needs to be done and by when. For example, instead of saying "build a house," say "build a house with three bedrooms and two bathrooms within the next nine months."
Stakeholder Collaboration
Good communication is key to keeping everyone on the same page. Regular meetings with contractors, suppliers, and homeowners help prevent misunderstandings and ensure that everyone knows what's happening and what's next. This open dialogue also helps resolve issues quickly, preventing small problems from becoming big delays.
Using Data-Driven Insights for Decision-Making
Making decisions based on facts rather than guesses is crucial. Use data and analytics to understand project progress, identify potential issues early, and make informed decisions. For instance, if data shows that a particular material is consistently causing delays, you can plan ahead to avoid those delays in the future.
Proactive Risk Management Strategies
Things don't always go as planned, so being prepared is essential. Identify potential risks early and have a plan to manage them. This might include having backup suppliers, planning for weather conditions, or setting aside extra funds for unexpected expenses. Being proactive can prevent small issues from turning into major problems.

During the summer, certain tree pests are particularly active and bent on the destruction of your beloved trees. Spider mites are one of these pests that like to make themselves at home all over your plants. Their only goal in life is to eat plant leaves. A great way to stop their destruction is being able to recognize the warning signs of their infestation. Once you have identified them, you can take care of them and put in precautions in order to keep them away and stop any future problems from them. We here at Five Star Tree Services have come up with ways that you can identify this pest and get rid of it before it’s too late for your precious plants.
Some Info on Spider Mites
You might have seen these little pests before but didn’t know what they were. They are these tiny creatures that are related to ticks and spiders.
What They Look Like
In order to see them properly, you will need to look at them through a magnifying glass. These little bugs come in a number of different patterns and colours. Being so incredibly small, they are roughly a millimeter at the most. For reverence, that’s about as thick as your credit card. Trying to look at them without a magnifying glass, all you might see are these tiny moving dots that might be brown, red, black, or yellow.
Causes of Spider Mites
Due to their shier tininess, these little invaders can waltz right into your gardens undetected. It’s even possible that you have bought a plant for a nursery or garden center that has had spider mites on them. They can even be brought into your garden by the wind. These little pests have the ability to spread very quickly due to their ability to eat a number of different plants. They are not very picky when it comes to eating your plants. They like outdoor and indoor plants, deciduous and evergreen, virtually nothing is safe from them.
How To Tell You Have Spider Mites
Spider mites prefer to cut and feed on the bottoms of tree leaves, however, the damage they do can be seen at the top of the leaf. Three key things to look for that indicate you have a spider mite infestations are:
Yellowing or bronze look to your tree in one or many different areas (common with a big infestation)
Silky webs that are woven around the leaves and stems
Little yellow or white spots appearing at the top of the leaves/needles
If you are suspicious that your plant has spider mites, one way to know for sure is holding a sheet of paper under an infected branch and shaking it. You will be able to see the little mites on the paper.
Rid Your Plants of Spider Mites
Whether it’s the summer or winter, follow these tips for treating spider mites.
Summer:
You can use a forceful water spray to knock them off of your tree. Once they are gone, periodically use your hose to rinse your trees for the season. Make sure to get the bottom of the leaves because this is where the mites like to live.
Winter:
This also includes any time before the buds come out in the spring. If your tree has spider mites, during this time, you will only see the eggs settled on the branches of your tree. Apply dormant oil to all the eggs before they hatch.
It is also handy to know what natural predators eat spider mites. Certain rival insects such as lacewings and predator beetles will aid in getting rid of your pesky mites.
Preventing Spider Mites
Spider mites are most active during drought season. When trees are stressed, this is when they attack. If you are experiencing extended hot days and long dry periods, it is important to keep your trees hydrated. This means giving them at least an inch of water a week and making sure you have enough mulch around them.
How Five Star Tree Service Can Help
Spider mites are a pest. Catching them before they do any permanent damage is important. If using the dormant oil or spraying your tree with water doesn’t seem to be working, you can give us at Five Star Tree Services a call at (416) 990-3355 and we will come and help take care of them. A renovation project doesn’t come cheap. Even if you have a lot of money, it is still considered practical that you set a budget when giving your landed house a makeover. The question is, what should you keep and what should you restore when doing a renovation project?
If you are keen on giving your landed house interior design an upgrade, planning early is considered crucial. That means you need to figure out the right budget, employ the right team, and identify a timeline for completion ahead of time.
During the planning stage, it is also vital that you identify which areas in your house to keep as is and which ones to repair and restore. If you need some beneficial guidance, here’s what some experts have to say:
Retain the existing flooring when it doesn’t have major cracks or damage
In landed house interior design, floors are not only considered the foundation of every landed home, they are also expected to be the most resilient. While it can be tempting to add floor embellishments like tiles to enhance your home’s aesthetic value, it shouldn’t be a priority if it does not have any massive damage or cracks.
This is especially true if you’re trying to keep your spending to a minimum. If anything, there are other options you can look into to keep your flooring attractive. For instance, ensure they are cleaned and polished regularly. You will not only make them look well-maintained, you will also help boost their longevity.
Replace plumbing fixtures when needed
Plumbing fixtures belong to a list of items in the house that are most exposed to wear and tear. Even when not in use, water passes through the pipes, faucets, and other bathroom and kitchen plumbing accessories.
Hard water also passes through plumbing fixtures. When the water has high mineral content, dried up water might create mineral deposits such as limestone, mildew, and rust.
These minerals are not only difficult to remove, they can also eventually eat into the metal and steel pipes. That being said, plumbing fixtures need to be replaced on a routine basis.
Also, a broken faucet or a leaking pipe will not only cause a possible disruption in the household, they can also cause some damage if not attended to right away. Save yourself from the headache by having them checked regularly and replaced right away when needed.
Always check the doors
Among the most underrated parts of the house are the doors. We open and close them several times a day. We sometimes bang them shut, leave them ajar, or let the breeze close them with a loud thud.
While they are often made to last for years, doors and their fixtures are also prone to warping. So it shouldn’t come as a surprise if one day you’ll discover you cannot close the door anymore because the door itself no longer fits and locks. To avoid a similar scenario, check your doors every now and then.
If the door itself doesn’t fit anymore, then ensure you include it in your renovation list. In addition, knobs and handles, including hinges, that are already deformed or no longer functional should be immediately replaced as well. Also, if your doorknob is prone to jamming or if your key no longer fits and turns, consider it your cue to have them replaced.

There are many different borer insects around the world that come in many different sizes and colors. But one thing they all have in common is the danger they pose to trees. These insects tunnel their way deep into trees and feed on the heartwood. Symptoms of infestation differ depending on the type of borer insect, but you can usually tell by the holes left behind in the bark. You may also notice sap or sawdust gathered around the tree or even sudden discoloration of the leaves. If left untreated, borers can kill the tree. Five Star Tree Services has put together a simple guide that will help you identify infestations so they can be treated ASAP.
4 Common Borer Species
We are going to go over four of the most common wood boring insects that attack a wide variety of tree species in a range of climates. Many native borer insects will seek out already sick trees or trees under stress as opposed to strong healthy ones. But, even healthy trees are susceptible to infestation, especially from non-native borers.
Locust Borer
This type or borer attacks black locust trees; other types of locust trees are not in danger. They can be found in any place that black locust trees grow.
Symptoms of an LB infestation are mainly localized swollen areas on the trunk or branches. These areas will look like a full knot. Other common signs are broken branches, thinness along the crown, and holes in the bark accompanied by sawdust. If you happen to see any of these signs, give our team of arborists a call as soon as possible. These borers weaken branches so that they break, which poses an additional hazard to your property and family.
Emerald Ash Borer
This type of borer usually feeds on ash trees but can also be found in rare cases in other types. They are commonly found in over states in the US but can be found in any location where ash trees grow.
Symptoms of an EAB infestation are easy to spot. In the early stages, trees will exhibit cracks along the main branches of the canopy. As the stages progress, these cracks will turn into slits and holes that look like a “D” on the bark. The canopy of the tree will also start to think as the tree progresses towards failure. As soon as you notice any of these signs, you should contact an arborist as soon as possible. Treatment is more effective when applied early on in an infestation.
Bronze Birch Borer
This species usually attacks grey birch, paper birch, and yellow birch trees. Though they mostly attack stressed or sick trees, but again even healthy birch trees can become infested. River birch thankfully is not susceptible to this particular borer. They are found in any place white bark birch trees grow.
Common signs of BBB infestations are winding tunnels along the out layer of the tree bark. They look bumpy or wrinkled. In some cases, you may also notice “D” shaped holes along the bark or leaves they have lost their color. Another common symptom is thinning along the crown and top of the tree. If found early enough, our professional arborists can apply an insecticide treatment and save the tree.
Longhorned Beetles
This species attacks a wide assortment of trees but tends to only attack those which are under a high amount of stress. They are found all over the world and are not specific to any one area.
Common signs that an LB infestation is present is sawdust under the tree, round holes, and discolored leaves. It is important to contact a specialist as soon as you notice any signs of infestation. Quick action is key to slowing and defeating these harmful insects.
