Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. This open space has been designed to accommodate a perfect Tribeca city lifestyle for entertaining, relaxing and working.
This living room design reflects a tailored “old-world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance.
The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used throughout the space and highlighted by a beautiful natural light brought in through a wall of arched windows.
The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually.
As soon as you enter, a comfortable Eames lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappuccino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug.
The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior.

Our clients came to us because they were tired of looking at the side of their neighbor’s house from their master bedroom window! Their 1959 Dallas home had worked great for them for years, but it was time for an update and reconfiguration to make it more functional for their family.
They were looking to open up their dark and choppy space to bring in as much natural light as possible in both the bedroom and bathroom. They knew they would need to reconfigure the master bathroom and bedroom to make this happen. They were thinking the current bedroom would become the bathroom, but they weren’t sure where everything else would go.
This is where we came in! Our designers were able to create their new floorplan and show them a 3D rendering of exactly what the new spaces would look like.
The space that used to be the master bedroom now consists of the hallway into their new master suite, which includes a new large walk-in closet where the washer and dryer are now located.
From there, the space flows into their new beautiful, contemporary bathroom. They decided that a bathtub wasn’t important to them but a large double shower was! So, the new shower became the focal point of the bathroom. The new shower has contemporary Marine Bone Electra cement hexagon tiles and brushed bronze hardware. A large bench, hidden storage, and a rain shower head were must-have features. Pure Snow glass tile was installed on the two side walls while Carrara Marble Bianco hexagon mosaic tile was installed for the shower floor.
For the main bathroom floor, we installed a simple Yosemite tile in matte silver. The new Bellmont cabinets, painted naval, are complemented by the Greylac marble countertop and the Brainerd champagne bronze arched cabinet pulls. The rest of the hardware, including the faucet, towel rods, towel rings, and robe hooks, are Delta Faucet Trinsic, in a classic champagne bronze finish. To finish it off, three 14” Classic Possini Euro Ludlow wall sconces in burnished brass were installed between each sheet mirror above the vanity.
In the space that used to be the master bathroom, all of the furr downs were removed. We replaced the existing window with three large windows, opening up the view to the backyard. We also added a new door opening up into the main living room, which was totally closed off before.
Our clients absolutely love their cool, bright, contemporary bathroom, as well as the new wall of windows in their master bedroom, where they are now able to enjoy their beautiful backyard!

This design is completed with integrated LED lighting. Positioned by the bed, touch dimmable LED’s provide mood lighting for your living space. Within the open shelving, recessed LED lights enhance the look of the unit while showcasing your displayed possessions. The white chocolate finish Medallion kitchen cabinets with a burnt sienna glaze include concealed hinges and slow close doors and drawers. The U-shaped design includes a peninsula with space for seating, and additional cabinets incorporate a built-in television and extra storage. A Rev-a-shelf pull out ironing board is neatly concealed inside the cabinets. The design is complemented by a mosaic tile backsplash, hardwood floors, and Top Knobs hardware.

The unusual kitchen island, in dark mahogany with early Colonial American turnings on the carved legs, is a Jacobsen design. The cabinets were restored to their original condition and the countertops were upgraded to marble. The suspended white can lighting is a Jacobsen signature. The simple headboard walls and cabinets recall the detailing of early American farmhouse kitchens, and are painted with No-VOC paint. Retaining the existing cabinets is another element of eco-elegant design: The reuse of still-functional materials don't end up as waste in a landfill, something that is of particular importance on a small island.
