Replaced old sliding leaky, hard to slide patio door, with energy efficient classic French doors. Featuring tempered glass and warm edge spacers. Fusion welded frame and sash for greater strength and durability. Multiple chambers provide layers of insulation even in the warmest or coldest temperatures. Full perimeter weather strip provides protection from air and water infiltration. A sloped anodized aluminum sill that resists wear. Multi-point lock system with a solid brass center deadbolt and key lock provide optimal safety. Standard center deadbolt with keylock affords optimum security. Plus, additional flush bolts at head and sill on the inactive panel of the French door.

Providing convenience & comfort at the tip of your finger. The Lutron lighting control and music keypad make bath/shower time enjoyable. The Nu-Heat floor warming comes on in the morning and evening for a couple hours respectively. Motion sensors turn off the lighting and music after 30 minutes of inactivity.

Viewing the gates from the exterior you see the active door on the right, and the inactive door on the left. There is a dummy handle to create a symmetrical look on the left door. Eventually the project was converted to include an electronic strike, and a custom alteration was made to the latch so that it would work with the electronic strike. The Moda Latch is no longer available, but the Alta Latch is available and has much the same design. Photos by 360 Yardware

This cane bolt is shown in the "up" position. Cane bolts are used to hold the inactive gate down to the ground. This double wooden gate included a split into 1/3 - 2/3 to create an enclosed courtyard in the carport area. There were children at the property, and so stoutness of hardware as well as security were of utmost importance. The home is a Craftsman style, and the gates were built to complement that.
