This client sought to update their recently purchased home in Alexandria. A gourmet kitchen that complemented the size of the home and property was a top priority. They wanted more light-filled and connected living spaces for their growing family. Updating the finishes throughout the home was also a necessity. Design challenges included an existing utility space that occupied a large portion of the kitchen footprint, making the kitchen cramped and narrow. In addition, the foyer was dark, confined and uninviting as a result of its organization and enclosed nature of the main stair. To overcome the challenges, we relocated the utilities, creating a more usable footprint for the kitchen. The aging furnace was replaced with a high efficiency furnace located in a newly insulated and conditioned crawl space. A new hot water heater was placed in the finished attic, and the electrical panel was also relocated. Then, we designed a portion of the kitchen to mask the need for dropped structural headers: the refrigerator, freezer and pantry were placed under the area that necessitated a drop bulkhead, creating a sleek built-in area for the appliances. Once the utilities were moved, the kitchen could be opened up to a large family room and designed with a much-improved layout. Two new four-panel exterior doors replaced small doors at the family room to connect the main living space with the beautiful yard. In addition, white bead board was added to the family room ceiling, creating more visual continuity with the adjacent white kitchen. To transform the foyer into a grand and welcoming entry, a small amount of space was taken from a large second floor bedroom, and the entire second floor structure was supported with a series of flush beams to allow the stair to be opened and expose the rail. New glass doors to the den, relocated at an angle from the main stair provide the foyer with more natural light and a wider, more inviting path to the kitchen. In the master suite, the bedroom and bathroom entry doors were relocated to improve the room’s layout and offer more bathroom privacy and space for a walk-in closet. Lincoln Lighthill Architect’s extensive renovation of an early 60's, Eichler-esque home on Twin Peaks answers the question by picking up where the original house left off, with simple but important updates that reimagine this unique home. By replacing punched windows with walls of glass, removing interior walls and opening up a 40’ wide living space with a large steel moment frame, inserting skylights at key locations to bring light deep into the interior, and cantilevering a steel and timber deck off the front to take in the spectacular view, the full potential of the original design is realized. The renovation included an inside and out rethinking of how the home functions, with new kitchen, bathrooms, and finishes throughout. A comprehensive energy upgrade included efficient windows, LED lighting and dimming controls, spray-foam insulation throughout, efficient furnace upgrades, and pre-wiring for a rooftop solar system.

2011 NARI CAPITAL COTY FINALIST AWARD WINNER/2012 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD WINNER This creative design involved converting a plain basement storage space into a wine cellar and tasting room for a couple that is changing their basement over to an adult “play” space. The basement already has a movie theater, exercise room, and a game table. They had been visiting local wineries and collecting for a future wine cellar of their own and now was the time. The design needed to work around the existing ductwork for the main level, tie into the electrical panel and HVAC system, move the hot water heater and furnace with associated ductwork, and hide the sump pump in the corner. It also included an upgraded look to the cabinetry and shelving. The space needed to be insulated and waterproofed to maintain constant temperature. The remodel connected to the existing electrical system, adding a split cooling system to their existing HVAC. The HVAC for the cellar has its own ductwork and compressor system, but ties into the existing system for drainage. Cabinetry was modified to conceal the sump pump in the corner, as well as cut to fit around the overhead duct work that cut across the middle of the ceiling. Miniature LED lights were installed along the shelving to give a glow so the labels could be read. The tasting table has a granite top with a barrel curved edge. Small touches added to the cabinetry and racks make this a custom designed cellar. Textures in the tile pick up on the wood grain of the mahogany racking. The custom insulated door has a frosted design. There are a variety of lights used, all on timer, including the LEDs, recessed and puck lights over the tasting area. The raised tumble limestone and the rest of the design, makes it unique to these homeowners.
