A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. This unique process lead to a successful result and a beautifully balanced living environment.

Located on a heritage-lined street in Melbourne’s Williamstown, a young family were seeking a contemporary home with ample room to grow. Benni Trajcevski of Achieve Design Group answered their call, creating the epitome of modern living concealed behind a modest façade. To achieve the long wish list including large indoor and outdoor gathering spaces to entertain family and friends, separate adult and children living and sleeping zones, and a pool suitable for year-round use, Benni has maximised every inch of the block. Seamless transitional spaces link inside with out. This flow between the indoors and outdoors is a key feature of the home, achieved through generous open floor planning and glazing. For example, large hidden sliding doors allow the pool to be closed-off for use in winter; acrylic glass panels link the pool with the sunken lounge, which includes a fire pit for year-round comfort. The inclusion of a courtyard and voids throughout create separate useable zones while maintaining the feeling of spaciousness. Orientated to the north and surrounded with floor to ceiling windows to optimise natural light, the courtyard divides the formal lounge area with the informal living area, while the first floor is divided into four separate wings for privacy and functionality. The interiors are detailed with quality materials and finishes to achieve a sleek and sophisticated aesthetic. Contrasting materials in muted tones, including tiles, steel and lightweight timbers are featured throughout. Corian and a moss green wall are unexpected features.

Our clients live in a typical, traditional suburban home. One homeowner had been collecting wine and requested a dedicated room for storing, tasting and entertaining that felt as if he were in a California wine cellar. Our design team created a room with Old World touches including a dramatic arched entrance bordered by decorative faux stone quoins. The doorway has two dark wood and glass doors. Key features include two built-in dual zone, wine refrigerators, a flagstone look floor, mural on the back wall with an arch that looks as if there is a wine cellar behind it. Furnishings include a custom made, circular epoxy table with a live edge, 4 bar stools, two upholstered chairs and end table. “Greensboro’s Grandest House” was recently selected as the 2013 ShowHouse presented by the Junior League of Greensboro and national media sponsor Traditional Home. Among the local and national design talent featured in this special fundraising event was design duo Patti Allen and Stephanie James of Furnitureland South, who transformed the estate’s patio into a classic, colorful and cozy space. Built in the early 1920s, the Adamsleigh estate is more than 15,000 square feet and covers 13.5 acres that include pools, a lake, tennis courts, a stone gazebo and a five-car garage. The 30×60 patio presented a special design challenge – the space was in disrepair and sat unevenly on a downward slope. Rising to the challenge, Patti and Stephanie partnered with Outer Space Landscapes to change the elevation of the patio in order to draw attention to the focal point and inspiration of the project: a beautiful canopy sofa by Century Furniture. The addition of 6 tons of landscaping material included Pennsylvania blue stone, pebbles, sand, cherry trees, azaleas and geraniums all blooming in the colors of the latest Sunbrella fabrics featured in the outdoor furnishings: crisp, sandy white, fuchsia and tangerine. Patti and Stephanie wanted to showcase clean and classic outdoor style with an edge of color and unexpected elements. Playful ottomans by Baker float in the space for multiple functions, adding an extra pop of color to the sophisticated setting which includes a dining table by Oscar de la Renta, organic spot tables from Phillips Collection, and daybeds and seating from Century Furniture. JDBG is wrapping up work on an expansive 2-story sunroom addition that also included modifications to the existing home’s interior and significant exterior improvements as well. The original project brief was to provide a conditioned 4-season sunroom addition where the homeowners could relax and enjoy their wooded views. As we delved deeper into our client’s overall objectives, it became clear that this would be no ordinary sunroom addition. The resulting 16’x25’ sunroom is a showstopper with 10’ high ceilings and wall to wall windows offering expansive views of the surrounding landscape. As we recommend with most addition projects, the process started with our Preliminary Design Study to determine project goals, design concepts, project feasibility and associated budget estimates. During this process, our design team worked to ensure that both interior and exterior were fully integrated. We conducted in-depth programming to identify key goals and needs which would inform the design and performed a field survey and zoning analysis to identify any constraints that could impact the plans. The next step was to develop conceptual designs that addressed the program requirements. Using a combination of 3-D massing, interior/exterior renderings, precedent imaging and space planning, the design concept was revised and refined. At the end of the study we had an approved schematic design and comprehensive budget estimates for the 2-story addition and were ready to move into design development, construction documentation, trade coordination, and final pricing. A complex project such as this involves architectural and interior design, structural and civil engineering, landscape design and environmental considerations. Multiple trades and subs are engaged during construction, from HVAC to electrical and plumbing, framers, carpenters and masons, roofers and painters just to name a few. JDBG was there every step of the way to ensure quality construction. Other notable features of the renovation included expanding the home’s existing dining room, incorporating a custom ‘dish room,’ and providing fully conditioned storage and his & her workrooms on the lower level. A new front portico will visually connect the old and new structures and a brand new roof, shutters and paint will further transform the exterior. Thoughtful planning was also given to the landscape, including a back deck, stone patio and walkways, plantings and exterior lighting. This comprehensive project in the St. Armands area involved a complete overhaul of the landscape and hardscape. Key features included: Plantings: Full renovation of all plantings to enhance aesthetic appeal and complement the local environment. Pool Deck: Expansion of the travertine pool deck, incorporating a retaining wall for added structure and visual interest. Lighting: Implementation of low voltage landscape lighting to highlight key areas and improve nighttime visibility. Irrigation: Installation of a state-of-the-art irrigation system to ensure optimal watering efficiency and plant health.

A traditional 1926 cottage was transformed into a stunning, contemporary home. The focal point from both inside and out is a 3-story floating wood and stainless staircase, showcased by oversized windows and dramatic lighting. Walnut cabinetry with a distinct stain and natural slab surfaces offset the metals used throughout – Including at the interior and exterior of the fireplace. Reclaimed wood floors pay homage to the industrial area the home is situated in. In designing this home restrictions set forth by the building department were key. For instance, in order for the project to be considered a remodel the existing 8’ tall perimeter walls had to remain in place. The homeowners desperately wanted 9’ tall ceilings, so with crafty engineering and framing we were able to embellish the existing wall framing to achieve the added height. Clearstory windows allow much needed light into the spaces and creates the illusion of spaciousness, while maintaining wall areas for key furnishings and artwork. Every inch of space maximizes storage throughout the 2,600 square foot home. A cabinet for shoe storage immediately inside the front door also serves as a key component at the staircase and provides a platform to highlight sculptural artwork. Unique products and details, such as a metal link shower curtain and custom built-in guest beds with strategically placed outlets and horizontal surfaces to allow for electronics to be close at hand, elevate this home to the next level.

After living in their home for over 18 years, the homeowners loved the architectural potential of their home, and needed a refresh to meet their current family needs. They now had two kids in college and wanted to focus on entertaining. The key projects in the home included a new dramatic living room, the white kitchen renovation, a new personalized man-cave for the husband, and a large walk-in closet with custom height drawer storage for the wife. Throughout the rooms in this renovation, we added pops of gold and glamour, yet kept the home cozy and livable. We utilized cohesive design elements throughout the home including ship-lap texture and detailing throughout the kitchen, new mudroom, wok kitchen, living room, and master bedroom. Project Highlights: White Kitchen Renovation In this white kitchen renovation, we removed the old wooden shaker-style kitchen cabinetry and replaced them with all new white and grey cabinets, and white marble counter tops. Expertly hidden behind some of these cabinets is the family’s new walk-in pantry. The original space had a small, awkward-shaped kitchen island that was so small it was barely functional or convenient for more than one person to sit at. We gave the homeowners a much larger kitchen island, with a beveled edge, that now has more than enough space for eating, socializing, or doing work. With a large overhang counter top on one side, there is now room for several backless bar stools tucked under the island. You’ll also notice glitters of gold inside the two over-sized lighting fixtures suspended over the island. We created the homeowners a small wok kitchen just off of their new white kitchen renovation. In the main kitchen, we added a ceramic flat cook top and subtle white exhaust hood with an elegant rose-gold trim. Behind it, a white/grey mosaic back splash acts as a wall accent to provide some dimension to the otherwise solid white space. Surrounding the range hood are two large wall cabinets with clear doors to provide extra storage without adding bulk to the newly opened room. The adjacent dining room was also updated to include a long, contemporary dining table with comfortable seating for eight (ten if you want to get cozy). We replaced the low-hanging run-of-the-mill chandelier with a higher, more modern style made of gold and glass. Behind it all is a new dark grey accent wall with a paneled design to add dimension and depth to the new brighter room. Brightening the Living Room In addition to the white kitchen renovations, the living room got a much needed update too. The original high ceilings were so high they were unusable for decor or artwork, and a fireplace was mostly unused. We installed a large dark grey paneled accent wall (to match the new accent wall in the new formal dining room nearby), to make better use of the space in a stylish, artful way. In the middle of the room, a stunning minimalist hanging chandelier adds a pop of gold and elegance to the new space. A Remodel That Balances Past and Present What started as a desire to update a classic Eichler soon became an exploration of how Mid-Century Modern design can successfully evolve for today. The client, a tech professional with a passion for scuba diving and underwater photography, wanted a home that would both honor its original character and feel tailored to his daily life. A lifelong technology enthusiast, he still owns the very first Mac desktop he saved up for as a teenager working at Radio Shack, a detail that underscores his appreciation for design that melds function and form. Honoring Separation While Expanding Possibility Unlike many contemporary remodels where walls are opened up to create expansive living spaces, this project took a more restrained approach. The client valued the defined rooms of the original plan and wanted to preserve as much wall space as possible for displaying his large-format underwater photography. The emphasis was not on dramatic spatial reinvention, but on thoughtful refinements. Klopf Architecture shaped a gallery-like backdrop while also expanding the primary suite, modernizing materials and fixtures throughout the home, and improving the functionality and layout of the kitchen. The finished home feels at once timeless and renewed, an Eichler that continues to inspire while fully supporting the lifestyle of its present-day owner. A major turning point came mid-design. The original project brief had not included an addition, but as the reconfiguration of the primary bedroom and bath unfolded, it became clear that an expansion was the best approach to achieve the client’s vision of a more spacious suite. Fortunately, the adjustment came at a stage when revisions were still manageable and was integrated seamlessly, showing how thoughtful course corrections can strengthen a project rather than hinder it. Navigating Challenges With Precision The design development included multiple conceptual rounds, balancing preservation with subtle expansion. During construction, an existing post previously thought to be load-bearing turned out not to be. The structural engineer was able to pivot quickly, and both the post and the cross beam that had been intended to replace it could be omitted, allowing the original rhythm of the Eichler beam bays to be preserved. Sustainability was not just a checklist item, but a way to align the home with the client’s values of simplicity, efficiency, and long-term functionality. R-38 roof insulation reduced energy usage, solar panels with battery storage provided independence and resilience, and passive comfort strategies eliminated the need forenergy-intensive air conditioning. An electric vehicle charger and an on-demand hot water recirculation system (with call buttons as opposed to having constant circulation) add to the home’s long-term efficiency factors. Together, these moves created a home that is quieter, more comfortable, and better equipped for the future, qualities that supported the client’s pragmatic approach to design and living lightly. Details That Respect the Eichler DNA The remodel carries forward the Eichler’s original spirit while introducing new layers of modern livability. Originally, the house was approached along a deep, narrow walk, with the garage on one side and the house on the other, leaving the front door tucked far back within this chasm-like space. By pulling the entry forward, the design reshaped the arrival experience, creating a clearer threshold and a natural drop-off zone for bags, shoes, and keys. This shift also made room for a custom bench at the entry that extends seamlessly through the glass sidelight. The bench and drop-off zone now work together as a single, integrated sequence that supports everyday living while offering a tactile reminder of Eichler’s philosophy of connectedness. At the client’s request, Klopf reintroduced a classic Eichler gesture by extending the exterior siding into the entry and living room. The detail reinforces a sense of indoor/outdoor continuity while providing a subtle architectural surface that allows the client’s photography to take visual precedence. The signature concrete masonry wall at the front was reconstructed using blocks sourced to match the originals, now strengthened with rebar for seismic resilience while maintaining a private outdoor courtyard, visually extending the kitchen outward. A decorative trellis element, a detail borrowed from a neighboring Eichler, restores a familiar mid-century modern architectural motif. At the courtyard entry door, a custom etched glass sidelight with an ocean-themed design featuring kelp and jellyfish serves as a subtle homage to the client’s passion for deep-sea diving. Landscaping became an integral part of the overall transformation. The homeowner engaged landscape architect Randi Johnsen of Third Nature Studio to shape a series of calm, inviting outdoor rooms that read as a natural extension of the interiors. While technically outside of the core construction scope, the landscape design proved central to achieving a sense of completeness and connectedness across the property.
