To ensure peak performance, the Boise Passive House utilized triple-pane glazing with the A5 aluminum window, Air-Lux Sliding door, and A7 swing door. Each product brings dynamic efficiency, further affirming an air-tight building envelope. The increased air-seals, larger thermal breaks, argon-filled glazing, and low-E glass, may be standard features for the Glo Series but they provide exceptional performance just the same. We completely remodeled an outdated, poorly designed kitchen that was separated from the rest of the house by a narrow doorway. We opened the wall to the dining room and framed it with an oak archway. We transformed the space with an open, timeless design that incorporates a counter-height eating and work area, cherry inset door shaker-style cabinets, increased counter work area made from Cambria quartz tops, and solid oak moldings that echo the style of the 1920's bungalow. Some of the original wood moldings were re-used to case the new energy efficient window.

Photo by Mike Casey The owners of this 1960s ranch house loved their house but it wasn't configured to meet their needs. The house had only two small bedrooms for the family of four, and there was no casual living space for parents and kids to hang out separately. Neither we nor the clients wanted to increase the home's energy usage. It was a tall order: could we increase the home's size without increasing its energy footprint? ADDING FUNCTIONALITY We built two small additions, one at the front of the home and one off the side adjacent to the two existing bedrooms. These new spaces provided an additional bedroom on the main level as well as a new stair down to the basement. At basement level, the additions yielded a guest room, a full bathroom and a laundry area. The existing basement, which is now easily accessible from the main floor, was refinished as a casual family room. The architect designed the new spaces to be spare and bright, replicating the mid-century aesthetic. Every detail—from the open stair, to the light maple floors, to the detailing of the bathroom vanity—echoes the vintage and character of the original home. INTEGRATING ENERGY AND DESIGN The key to meeting this challenge was a rigorous and integrated planning process with early-stage energy modeling accompanying design. As the architect (Anita Rogers) worked out the space plan, the energy consultant (Mike Duclos) analyzed how various scenarios could be combined with envelope and mechanical packages to not only hold the line on energy use but improve performance. We anticipate the plan we settled on will save 25% annually over pre-project energy use.

The project included adding a large kitchen and great room with a large La Cantina door to create an indoor/outdoor living space. Every surface was renewed, rooms were rearranged to increase their usefulness, and full house energy updates were done.

The original small 2 bedroom dwelling was deconstructed piece by piece, with every element recycled/re-used. The larger, newly built home + studio uses much less energy than the original. In fact, the home and office combined are net zero (the home’s blower door test came in at Passive House levels, though certification was not procured). The transformed home boasts a better functioning layout, increased square footage, and bold accent colors to boot. The multiple level patios book-end the home’s front and rear facades. The added outdoor living with the nearly 13’ sliding doors allows ample natural light into the home. The transom windows create an increased openness with the floor to ceiling glazing. The larger tilt-turn windows throughout the home provide ventilation and open views for the 3-level contemporary home. In addition, the larger overhangs provide increased passive thermal protection from the scattered sunny days. The conglomeration of exterior materials is diverse and playful with dark stained wood, concrete, natural wood finish, and teal horizontal siding. A fearless selection of a bright orange window brings a bold accent to the street-side composition. These elements combined create a dynamic modern design to the inclusive Portland backdrop.

Custom designed cabinetry and bookshelves, energy efficient insulation and hot water radiant heat makes this new basement family room inviting and cozy and increases the living space of the house by over 400 square feet. We added 4 large closets for organization and storage. Lower cabinet stereo storage is pre-wired for future home theater use.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

The living area half bathroom was also upgraded. New fixtures, paint, and solatube installation. This solatube installation cleans up the ceiling by combining natural light, a small light fixture, and the bathroom vent into one cleanly designed opening. The solatube reduces the need for artificial light during daylight hours- reducing overall operating energy, increasing property value, and increasing residential sustainability. Wide sweeping windows up to 13’ and full-lite doors were installed throughout the home preserving the unobstructed views from the home. Additionally, four 12’ wide Lift and Slide doors were installed in the living room and dining room. Increased natural light, fewer framing members, and the ability to open the door wide for indoor/outdoor living are just a few of the benefits of such large sliding doors. The rear of the home takes full advantage of the expansive marine landscape with full height windows and doors. Glo A5h and A5s Series were selected with concealed hinges. The Glo A5h, hidden sash, ensures that operational windows share the same profile thickness as fixed units. A uniform and cohesive look adds simplicity to the overall aesthetic, supporting the minimalist design. The A5s is Glo’s slimmest profile, allowing for more glass, less frame, and wider sight lines. The concealed hinge creates a clean interior look while also providing a more energy efficient air-tight window. The increased performance is also seen in the triple pane glazing used in both series. The windows and doors alike provide a larger continuous thermal break, multiple air seals, high performance spacers, low-e glass, and argon filled glazing, with U-values as low as 0.20. Energy efficiency and effortless minimalism creates a breathtaking Scandinavian-style remodel.

This home doesn’t just look great - it’s actually a NET ZERO READY HOME. What does that mean? Well, net zero ready homes are built to be extremely energy efficient. Meaning it’s sealed well, it’s easy to heat and keep cool, it’s air tight, and features water saving systems and energy efficient appliances. Those big windows are an incredible feature, but posed a bit of a challenge. In the winter, they’re great, and will provide lots of solar gain. But in the summer that will put pressure on the A/C - so to counteract that, the OakWood team increased the amount of insulation behind the walls, increased the airtightness of the home AND installed triple pane windows with blinds to keep the solar gain out during the summer.
