Wellness in Universal Design This newly remodeled primary bedroom and bath, tagged as #augustflora is up and ready to share with all individuals who love seeing a completed project from start to finish in just a few short months. Travertine floor tiles are very appealing and very hardwearing, but without the protection of a sealer to stop dirt becoming ingrained in the pores of the stone their appearance will degrade. Fortunately, this can be remedied as demonstrated in these pictures of a Travertine floor I recently polished at a house in Weston Favell, Northampton. This owner of the property had called me out as their kitchen floor was looking very sorry for itself and he was concerned that a lot of holes were appearing which was making cleaning the floor difficult as dirt was getting trapped in the holes. I went over and carried out a test clean on two separate tiles in the kitchen and the customer was amazed at how clean they came up and especially the grout. The kitchen was stunning, but unfortunately the state of the Travertine tiled floor was bringing down its overall appearance. Impressed with the test clean they were keen to get the whole floor renovated so we agreed a price and I scheduled the work in for the following month. I returned on the agreed data and made a start by protecting the kitchen units by removing the plinths and covering base units and the appliances with a protective film. We then commenced the cleaning process to remove surface dirt by cleaning with Tile Doctor Pro-Clean paying special attention to the grout lines. The holes in the Travertine were filled with a stone resin, mixing it to closely match the colours of the stone. The resin was allowed to dry before starting to re-polish the Travertine using a set of Tile Doctor Diamond encrusted burnishing pads. These pads are applied individually to each tile in sequence starting with a coarse 400-grit pad before moving onto the 800-grit and finishing with the fine 1500 grit pad. A little water is used to lubricate the process along the way and the floor is rinsed in between each pad with the resulting residue extracted from the floor using a wet vacuum. The process takes some time, but it really brings up the polished appearance of the stone and the results are well worth the effort. After a final rinse the floor was inspected and then left to dry off fully overnight. When we returned the next day, the floor had dried, and we were able to give the floor a final polish with a very fine 3000-grit burnishing pad applied with a little water sprayed onto the tile. Finally, the floor was then sealed with two coats of Tile Doctor Ultra-Seal which provides excellent protection without changing the colour of the stone to provide a natural look. The client was over the moon with the outcome and surprised at the improvement. They were left with a floor that would be easy to clean and maintain. Phil Vissian Northamptonshire Tile Doctor

Other factors to consider are bad soil quality as well as bad drainage. Abiotic Non-Living Influences The overall health of a tree can be linked to impacts such as bad growing conditions and bad soil quality. These things will put trees at a higher risk for catching a number of different biotic issues. Sickness, infections, and infestation can all be linked to ineffective nutrient absorption when a tree has insufficiently developed its natural resistances and defenses. One of the worst factors for this is fire damage. It is so debilitating that it makes trees hopeless at defending themselves against biotic attacks. To uncover what circumstantial predispositions your tree might have due to poor developmental conditions, arborists can use the growth rings as a means of assessment for the long-term effects, wellbeing, and growth of a tree. There are many outer and non-living variables that will influence the health of a tree and if it will be predisposed to biotic infestations. Such variables can include things like extensive cold winters and long dry spells. These pictures of a Victorian Tiled Hallway are from a property in Canterbury that was once a nursing home and was now being renovated to become a children’s home. The building was being gutted and extended at the same time and when the carpet was pulled up in the hallway, they were surprised to find a relatively intact Victorian tiled floor underneath. Whilst they thought it bizarre that anyone would want to cover up such an attractive floor the carpet had protected it over the years. They realized it would make a marvellous feature at the entrance to the property, but professional restoration would be needed to do it justice. After a bit of research, they came across Tile Doctor and got in touch. Canterbury comes under my North Kent designation, so I went to visit the property and survey the floor and quote for doing the restoration. There were a few missing and loose tiles that would need replacing and refixing also there was a lot of ingrained dirt so a deep clean and application of a new sealer would be required. I gave them a price for the work which they readily accepted, and we arranged a suitable time to carry out the work. Subject to the building schedule I had calculated the floor would take three days to restore. On the first day I set about replacing and re-fixing the missing, broken, and loose tiles. This is delicate work as you need to extract the old tile without disturbing its neighbours and then clean up the area ready for its replacement. Being a Tile Doctor I keep a selection of stock tiles for repairs, some are reclaimed, and some are replica. Also, there are several companies still making Victorian style tiles so I can usually source what I need. After the individual missing and broken tiles had been replaced and the adhesive had set, it was then a matter of renovating the floor as a whole. The tiles were covered in a thick layer of carpet adhesive which needed a combination of specialist tools and products to remove. First, a liberal layer of Tile Doctor Remove and Go was applied and left to dwell for thirty minutes. Next, Tile Doctor Pro-Clean was added and scrubbed in with a black pad. This process softened the adhesive sufficiently in readiness for the next stage which involves using a set of diamond burnishing pads on a weighted buffing machine. Several applications were needed, each time with a successively finer grade of diamond pad and rinsing off the slurry in between. The tiles were first milled using a very coarse 50-grit pad, followed by 100, 200 and finally burnished with a 400-grit burnishing pads. This removed all the adhesive and dirt in the tiles, which was cleaned up using the wet vacuum. Old Victorian floors like this do not have a damp proof membrane installed under the floor, and with a lot of water being used in the cleaning process I was concerned White efflorescence salts could appear later as the floor dried. To counter this, I gave the floor an acid wash using Tile Doctor Acid Gel to counter and dissolve the salts, it also gives the tiles another clean and will remove any old grout smears further improving the appearance of the tiles. Once done the floor was left to dry overnight. On my return I tested the floor was dry by taking several moisture readings around the floor with a damp meter. Applying sealer to a damp floor is never advised and can lead to clouding and an unwanted finish. Happy that the tiles were dry, a single coat of Tile Doctor Colour Grow sealer was applied. This is an impregnating sealer with a colour enhancing component to ‘lift’ the stronger colours of the floor. Colour Grow however does leave a matt appearance and as the client had asked for a shiny finish it was topped up with five coats of Tile Doctor Seal and Go. This is a compatible topical sealer which added a mid to high sheen. By the end of the third day the Victorian floor looked brand new, and I received the following feedback from the client. Its rare to receive feedback from commercial customers so they were clearly overwhelmed with the transformation. Did not think this glued covered bad old floor could look sooooo good Fabulous Fantastic job Looks Amazing Thank you For aftercare I recommend the use of Tile Doctor Neutral Cleaner which isn’t as harsh as many of the products you find in supermarket. This unique project, in the heart of London Fields' creative sector, involved adjacent live-work units owned individually by a furniture maker and a group of video makers. Although experts in their respective fields, neither had experience with multi-unit development. The project presented several challenges and concerns from our clients, which we addressed with creative solutions, expertise, flexibility and collaboration. The pair of property owners had become accidental developers by virtue of opportunity. We guided them through a complex process by helping them plan effectively, overcoming several obstacles, and ultimately leading them towards a successful outcome. Our client's primary challenge was maximising the development potential. The two properties are part of a terrace of four. The other two owners had already added an extra storey. The new volume established a precedent for a volume the planners wanted to complete. Maximising the development potential would require carefully considering the limitations of the established volume to ensure a design that would captivate the target market of young and creative professionals. To overcome these challenges, we took a comprehensive approach that integrated functional and aesthetic considerations. We first focused on reimagining the interior layout, utilising our expertise to optimise space and create a seamless flow within the units. This involved carefully addressing the planning limitations at the front, resulting in a stepped profile, which had initially posed limits to potential uses.
