For this project we were hired to design the residential interiors and common spaces of this new development in Williamsburg, Brooklyn. This project consists of two small sister buildings located on the same lot; both buildings together have 25,000 s.f of residential space which is divided into 13 large condos. The apartment interiors were given a loft-like feel with an industrial edge by keeping exposed concrete ceilings, wide plank oak flooring, and large open living/kitchen spaces. All hardware, plumbing fixtures and cabinetry are black adding a dramatic accent to the otherwise mostly white spaces; the spaces still feel light and airy due to their ceiling heights and large expansive windows. All of the apartments have some outdoor space, large terraces on the second floor units, balconies on the middle floors and roof decks at the penthouse level. In the lobby we accentuated the overall industrial theme of the building by keeping raw concrete floors; tiling the walls in a concrete-like large vertical tile, cladding the mailroom in Shou Sugi Ban, Japanese charred wood, and using a large blackened steel chandelier to accent the space.

The Macallen Building and Court Square Press Courtyard by Michael Blier, RLA, ASLA of Landworks Studio, Inc., with architect Nader Tehrani of NADAAA
Located in a rapidly evolving area on the outskirts of South Boston, the Macallen Building condominium community features an award-winning landscape that evokes the neighborhood’s industrial heritage while demonstrating modern principles of sustainable development. Awarded LEED Gold certification in 2008, the project’s attention to sustainability permeates all aspects the three-tiered landscape. Paving materials, tree plantings, and lighting adorn an entry-level courtyard on the ground floor, known as “Macallen Way.” The second level landscape covers the roof of the parking garage, providing recreational space for building residents as well as a graphic garden designed to be viewed from the condominiums above. The third level—including a sloping green roof and terrace garden—is integral to the building’s achievement of LEED certification as the green space is specifically designed to improve stormwater management, ameliorate the urban heat island effect, and provide additional insulation to the building. Through use of these design elements, the landscape greatly diminishes the ecological impact of development and serves as a model for sustainable development throughout the evolving region. In addition to the Macallen Building attendees will also get to visit the adjacent Court Square Press Courtyard which won the American Society of Landscape Architect's 2006 Award of Excellence in the General Design category. The client approached us as he had a property that benefited from an elevated position and water views over the Georges River. The current home needed a change to the layout, additional bedrooms and living spaces that captured the magnificent views and catering for their retirement. The existing property had a garage, rumpus room and two terrace’s within the front setback along the boundary which needed to remain as part of the proposal as it would not be permissible to reinstate them under the current planning rules. The floor plan of the development is meticulous in providing for the needs of the client. As seniors in their 70’s we were keen to provide easy access on a steep sloping block. The driveway, lift and elevation of the main floor level adjacent to the rear garden has achieved this brilliantly. Enjoyment of the stunning views over the river was of paramount importance and this has been elegantly achieved. There are great views from all three terraces, the entire upper floor, including the master bedroom, the lift, the rear patio and rear garden. The highlight of this home, however, is the enthusiastic manner which, both the client and designer approached the picturesque views. Large double glazed windows and doors optimally located provide wonderful thermal efficiency and a seamless connection between indoors and outdoors whilst ensuring privacy from neighbouring sites. The light and airy feeling in this space is complemented with the natural coastal finishes prevalent throughout the home.
