For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. The homeowner - an internationally acclaimed Winery Owner and Vintner, worked directly with our team to properly store their incredible wine collection of over 3500 bottles. With an unbelievable collection of First Growth Bordeaux s, Burgundy Domaine de la Romanee Conti s, Cult Napa Cabernets, and more, the homeowner wanted the utmost care and expertise in creating an environment perfectly designed to store and age their wines gracefully. The team at Vintage Cellars was able to work with the client intimately, talking through and understanding this unique collection of splits, 750’s, and large format bottles from the ground up, creating a completely custom wine racking system to perfectly meet all wants and needs. The wine racking is a mixture of custom unfinished black walnut cabinetry, coupled with a showstopping bronze racking showpiece viewable through the kitchen picture window. Many wine racks are backlit with LED lighting and fully illuminated panels to add extra pop. The cellar also features space for original wooden case storage, coved trays for both standard and magnum sized bottles, custom enclaves for larger bottles, and bread boards throughout for entertaining. The entire cellar is large enough to store the collection with room to grow - upwards of 250 square feet complete with two redundant whisperkool 4000 btu ceiling mount wine cellar cooling systems, and integrated humidification features. For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. This amazing über contemporary loft space is located in the heart of the very trendy and oh so upscale Yonge and Eglinton district. This loft oozes style and epitomizes the uptown lifestyle. It's raw industrial look really resonates with the uptown crowd. The polished concrete floors, exposed sprinklers. ductwork and huge 9ft barn doors all helped to set the stage. There was only one problem......it didn't sell! We were called in by the Realtor to give this loft and urban trendy vibe. We encouraged the clients to repaint utilizing a more current, trending palette. We choose a pallet of several grey tones. Our list of suggested updates included, switching out the light fixtures, replacing old worn carpeting with a Berber and staging utilizing key pieces one would expect with the loft look. We brought in contemporary furnishings and decor pieces including a live edge coffee table and a cowhide rug. All of these updates translated to SOLD within weeks of staging! Inspiration for an industrial kitchen remodel in Other

We refaced Zack's cabinets, and cut out spaces to insert glass fronts. It gives the kitchen a completely new, updated feel. Our client, Zack, is a young urban professional, who lived in Hong Kong, where he became fascinated with Feng Shui. We Feng Shui'ed his whole place, but he also wanted a massive renovation of his extremely dated kitchen. He had a fairly limited budget by Bay Area standards ($25,000). We basically gave him a $50,000 kitchen for $25,000. First, we took down a wall that was previously where the bar currently sits. To pull off this project, we did some expert bargain shopping, we got a $10,000 marble slab for $1500, refaced his cabinets and added glass fronts, bought floor model appliances, and custom made some of the fill-in cabinets. For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. LET’S TALK Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Quality construction management is probably one of the biggest ways to separate professional contractors from those who aren’t. ART FROM CHAOS This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it. The larger a project is, the more likely that havoc will rear its head. The antidote is not only really proper planning and construction management, as we achieved in this Manhattan loft penthouse renovation, but also a great working relationship with everyone else involved in the project: contractors, architect, and clients alike.
