Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

Nestled into the pines and fog, Gerrish Island made quite an eerie first impression. A winding driveway guided by a rhythm of trees so mature only the trunks could be seen through the car windows. The tree canopy created a darkened tunnel, its curves never providing clues to when it would end. The awe came from the pure excitement of what we would find around the bend. It was clad in age; dark weathered shingles, a mossy green trim, and craggy stonework. The screens had seen better days and the windows let in scant natural light. It had certainly been something special to its previous owners – a backdrop to highly anticipated summer escapes, grassy yard games, and beach days. It had been a special place to someone – empty now – but with the promise of huge potential. READ MORE >> The new owner of this turn-of-the-century shingle style home saw this potential too, asking us to imbue the home with that same sense of nostalgia, but in present day context for a modern day family. We documented the home inside and out, piecing together a loose timeline to its beginnings and its earlier additions and renovations. The style of the home, its massing and siting, were originally done brilliantly and would remain intact. Wherever we could keep the original stonework we did. It provided such a strong connection to the site and the tremendous amount of existing stone outcropping common to the Island. The original porch facing west, cold and enclosed, was demolished, making way for a new wrap around porch that now glows as the sunsets. Another screened porch to the back was fully winterized and made into a new family room. The interior was stripped back to the studs and reworked, only minimally, to improve flow or eliminate small rooms no longer necessary for present day living. New systems were installed and the kitchen was updated and reconfigured opening up to the new family room. Years later we were asked back to add a garage; something the home had never had. More flattering still, after the property sold again, the newest owners asked us to design a rear ‘L’ shaped addition to house. The design evolved to look like an original porch that had been enclosed, to house a more traditional butler’s pantry, mudroom, and an interior connection to the garage’s second floor where we would eventually design two additional guest suites. Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. House Amenities Security – In the front, two custom-built solid metal security doors with keys that cannot be duplicated. – In the back, an outside custom built sliding door with metal security bars and a sliding glass door on the inside. Each door requires a key. – Additional aesthetically designed metal bars have been installed on all existing metal security windows providing a more hardened and enhanced security posture. – Infrastructure (wiring and conduit) has been installed and ready for the security system of your choice – Community has an active Vecinos Vigilantes program and daily police patrols. Neighbors communicate in real time via Whatsapp on two channels. In this community, neighbors know neighbors and who belongs here and who does not belong here. Electric – A whole-house surge protector has been installed at the electrical junction box to protect against lightning strikes. Each A/C unit also has an additional surge protector at the electrical outlet. – Water – Whole house water filtration system with five filters – 3 cartridge, 1 charcoal, and a UV sterilization filter. In addition, this water system features a 1,000 gallon backup water tank and a jet pump to maintain constant pressure. System is still under warranty. – Every room has a ceiling fan. – Internet and cable TV service is provided by Cableonda via a fiber optic connection with the promise of 100mb down and about 8-10 up. Outside Amenities Roof was cleaned and resealed about 2 months. About 29m (95ft) of custom-designed cement planters with river rock exteriors border the house. You’ll find flowers, tomatoes, spinach, herbs and other vegetation growing year round. In front of the cement planters, you’ll find about 25 meters (80ft) of cement walkways to step on during rainy season. In fact, you can maneuver nearly all around the back and sides of the house, work in the cement planters and not get your feet muddy. A custom water drainage system was designed and installed for this property. It routes most rain water from the roof to the roadside drainage system. It works very well. Out and about in the backyard, you’ll find some young fruit trees to include guanabana, (2) limón, melocotón, mangustin, and fig. We also have several active guandu bushes (pigeon peas) to add to your rice or feed your parrot. You’ll also find a small moringa tree, along with some eucalyptus, salvia, and artemisa bushes. The property has been maintained by the same gardener for over 7 years. Community Amenities El Frances is a highly desired location because of its central location to Boquete and David and because of the private bilingual school, Academia Internacional Boquete, about 2 km south of Emerald Drive. For exploration, discovery, and family fun, you are just 10 minutes from the only skating rink in Panama – Boquete Skateworld. A popular upscale restaurant and spa (gym, pool, exercise equipment, massages) is just a 5 minute drive north to the Los Molinos properties. In and around Boquete, there are coffee, nature, and wildlife, hiking trips through the rain forest and up to the peak of Volcan Baru, two zipline parks, Volcan Baru National Park, horseback riding, multiple spas, “Tuesday Market,” rock climbing, water falls, community theater at the Boquete Community Players theater, and art studios. On the Pacific side, you’re about 1 hour to the beaches around Boca Chica, 90 minutes to the beach at Las Lajas, and on the Atlantic side, you are conveniently located 3 hours from the beaches of Bocas del Toro. It takes just a little over an hour to get to Cerro Punta on the other side of Volcan Baru. For shopping, the border (Frontera) to Costa Rica is only 90 minutes down the road. The Frontera has a selection of small malls, small shops, street vendors and foods to check out. It also has the only Burger King in western Panama. The largest mall and centralized bus station in western Panama is scheduled to open in 2018 and it is just 20km directly south to David. David has two cinemas, several shopping centers, office supply businesses, a grocery warehouse (Pricesmart), and a variety of other shopping opportunities. ATMs, convenience stores, and fuel stations are just 7KM down the road. Approximately 11 to 12 years remain on a 20 year tax exemption.

This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.
