The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.

The patio and hardscapes were constructed of solely Unilock products. The patio field is Unilock Beacon Hill Flagstone pavers in the color Granite Fusion. We finished the patio using a soldier course border in Unilock’s TopThorne paver. Moving onto the rectangular fire pit, which is prominently featured for the most comfort and versatility, we used the Brussels Dimensional System in the color Limestone. We carried this look throughout the seating and retaining wall for consistency. You may also notice we used a graduated design on the retaining wall cap to create more visual interest. Additionally, the bottom of retaining wall is tapered to help keep wall from tipping out. This fine details are key factors in our commitment to excellence in design and construction and why you can have peace of mind in knowing our patios are built to last.

Just off the second-floor master bedroom is an elevated nook with soaring ceilings and a sunlit rotunda glowing in natural light. The redesigned master bath features a free-standing soaking tub offset by a striking statement wall. Marble-inspired quartz in the shower creates a sense of breezy movement and soften the space. Removing several walls, modern finishes, and the open concept creates a relaxing and timeless vibe. Each part of the house feels light as air. The home is open and airy with vaulted ceilings and full of mementos from world adventures through the years, including to Cambodia, home of their much-adored sponsored daughter. The home, full of love and memories was host to a growing extended family of children and grandchildren. This was THE place. When the homeowner’s wife passed away suddenly and unexpectedly, he became determined to create a space that would continue to welcome and host his family and the many wonderful family memories that lay ahead but with an eye towards functionality. We started out by evaluating how the space would be used. Cooking and watching sports were key factors. So, we shuffled the current dining table into a rarely used living room whereby enlarging the kitchen. The kitchen now houses two large islands – one for prep and the other for seating and buffet space. We removed the wall between kitchen and family room to encourage interaction during family gatherings and of course a clear view to the game on TV. We also removed a dropped ceiling in the kitchen, and wow, what a difference. Next, we added some drama with a large arch between kitchen and dining room creating a stunning architectural feature between those two spaces. This arch echoes the shape of the large arch at the front door of the townhome, providing drama and significance to the space. The kitchen itself is large but does not have much wall space, which is a common challenge when removing walls. We added a bit more by resizing the double French doors to a balcony at the side of the house which is now just a single door. This gave more breathing room to the range wall and large stone hood but still provides access and light. We chose a neutral pallet of black, white, and white oak, with punches of blue at the counter stools in the kitchen. The cabinetry features a white shaker door at the perimeter for a crisp outline. Countertops and custom hood are black Caesarstone, and the islands are a soft white oak adding contrast and warmth. Two large built ins between the kitchen and dining room function as pantry space as well as area to display flowers or seasonal decorations. We repeated the blue in the dining room where we added a fresh coat of paint to the existing built ins, along with painted wainscot paneling. Above the wainscot is a neutral grass cloth wallpaper which provides a lovely backdrop for a wall of important mementos and artifacts. The dining room table and chairs were refinished and re-upholstered, and a new rug and window treatments complete the space. The room now feels ready to host more formal gatherings or can function as a quiet spot to enjoy a cup of morning coffee.

The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

Every homeowner dreams of their master suite becoming a relaxing getaway from the activities of everyday living. This master suite is just that! Calming blues and grays create the background for a soothing and restful retreat. The sitting area with upholstered wood-framed side chairs offers an alternate spot to curl up with a good book. A custom shaped bound carpet beneath the sitting area adds warmth, texture and subtle pattern to the room. The wrought iron bed heralds stately tradition without being overdone. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.
