The main level was reformatted to eliminate the smallest bedroom and split the space among adjacent bedroom and the main living room. The partition walls between the living room and dining room and the partition wall between dining room and kitchen were eliminated, making space for a new enlarged kitchen. The outside brick chimney was rebuilt and extended to pass into the new second floor roof lines. Flu lines for heater and furnace were eliminated. A furnace was added in the new attic space for second floor heating and cooling, while a new hot water heater and furnace was re-positioned and installed in the basement. Second floor was furnished with its own laundry room. A new stairway to the second floor was designed and built were furnace chase used to be, opening up into a loft area for a kids study or gaming area. The master bedroom suite includes a large walk-in closet, large stoned shower, slip-free standing tub, separate commode area, double vanities and more amenities. A kid’s bathroom was built in the middle of upstairs hallway. The exterior of this home was wrapped around with cement board siding, maintenance free trims and gutters, and life time architectural shingles. Our clients were relocating to the D.C. area from New England and wanted to retain some of the New England vernacular they were familiar with in their new home. Due to heavy zoning restrictions, stylistic CCR's and a large program of almost 7000 sf, our design response is a modern take on a traditional hipped 4-square. We intentionally kept the skin and form of the building simple in order to contain cost and allow for a higher level of interior finish. The main level employs our favorite Great Room scheme that merges cooking, eating and entertaining into one seamless space that flows onto an expansive deck overlooking the rear yard. The entry elevation welcomes guests with a traditional front porch and stone path that passes by a small rain garden. The basement accommodates a guest room, media room, exercise area, and full shop while the upper level orients 2 kid's bedrooms, a Jack-n-Jill bath and the master suite toward a territorial view of the rear yard. All of this program is housed beneath a hipped roof that minimizes the scale of the house while presenting a thoughtful appearance toward the street and neighbors.

This kitchen renovation started when the ceiling light began to flicker on and off. Realizing the age of that light fixture brought the homeowners to wonder just how long the rest of their appliances would last. The kitchen was more than fifteen years old. Remodeling the kitchen was the opportunity they needed to create the space they desperately wanted. First on the list was an area to entertain and cook, second was that is be Kid friendly for their grandchildren, and third, they wanted the kitchen to open up to their adjacent living room. All new appliances, quality Fieldstone cabinets, and new hardwood flooring throughout the first floor brought this kitchen up to speed. They liked the idea of extending the counter to create a large seating area. This turned out to be the best loved feature of their new kitchen. Working with the designer and the granite company, they made a unique “tear drop” extension of the counter for seating. The old “breakfast” table moved out! Bright, airy and beautiful- the homeowners are thrilled.

Photo by Mike Force. A first time residential developer approa-ched Kinney & Associates to help him design an addition and remodel to an existing 1100-square-foot residence in East Austin. The program was simple -- he wanted a 3 bedroom, 2.5 bath house that could be sold easily or lived in should he decide to keep it for a while. Kinney & Associates endeavored to keep as much of the existing structure as feasible while delivering a very marketable product that would appeal to a wide range of potential buyers. The final product included a Game/Media Room adjacent a courtyard space that can be used for entertaining or for kids. The Master Bedroom atop the Game/Media lends itself to privacy and seclusion so that the owners can use it as a retreat. The final product is a 2400-square-foot residence that appears to be a small bungalow from the street, but lends itself to downtown views in the rear.

Ask the kids, and they’ll tell you that he kid’s zone is best feature in the kitchen. Mom wanted a kid-friendly space next to the work triangle so she could entertain the toddlers while cooking three meals a day. Dad didn’t want the kitchen to become overrun with toys, craft supplies, and a television broadcasting children’s programming. A large wall unit keeps messes contained and craft projects organized. The television is behind pocket doors, so even when the kids are watching their favorite cartoon, it looks clean and uncluttered. And, clean-up is a snap; everything can be closed up and out of sight as soon as Dad gets home, dinner is served, or guests arrive. A nearby cabinet tucked into the island serves as a “hidden” snack center easily accessible to the children. (The kids love showing off their ‘secret’ snack stash to visitors!) This space was originally a kids play room, but was in a better location for the family to put the kitchen and to be able to access the yard to watch their family. I added the arched window in the CAD program and they ended up loving the way that it looked, so they added one. The overall look is light, bright, dreamy and had French Bakery vibes. It turned out stunning!
