Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. The house is akin to a custom, modern-day Eichler home in many ways. Inspired by mid-century modern homes with today’s materials, approaches, standards, and technologies. The goals were to create an indoor-outdoor home that was energy-efficient, light and flexible for young children to grow. Our clients came to us wanting to update and open up their kitchen, breakfast nook, wet bar, and den. They wanted a cleaner look without clutter but didn’t want to go with an all-white kitchen, fearing it’s too trendy. Their kitchen was not utilized well and was not aesthetically appealing; it was very ornate and dark. The cooktop was too far back in the kitchen towards the butler’s pantry, making it awkward when cooking, so they knew they wanted that moved. The rest was left up to our designer to overcome these obstacles and give them their dream kitchen. We gutted the kitchen cabinets, including the built-in china cabinet and all finishes. The pony wall that once separated the kitchen from the den (and also housed the sink, dishwasher, and ice maker) was removed, and those appliances were relocated to the new large island, which had a ton of storage and a 15” overhang for bar seating. Beautiful aged brass Quebec 6-light pendants were hung above the island. All cabinets were replaced and drawers were designed to maximize storage. The Eclipse “Greensboro” cabinetry was painted gray with satin brass Emtek Mod Hex “Urban Modern” pulls. A large banquet seating area was added where the stand-alone kitchen table once sat. The main wall was covered with 20x20 white Golwoo tile. The backsplash in the kitchen and the banquette accent tile was a contemporary coordinating Tempesta Neve polished Wheaton mosaic marble. In the wet bar, they wanted to completely gut and replace everything! The overhang was useless and it was closed off with a large bar that they wanted to be opened up, so we leveled out the ceilings and filled in the original doorway into the bar in order for the flow into the kitchen and living room more natural. We gutted all cabinets, plumbing, appliances, light fixtures, and the pass-through pony wall. A beautiful backsplash was installed using Nova Hex Graphite ceramic mosaic 5x5 tile. A 15” overhang was added at the counter for bar seating. In the den, they hated the brick fireplace and wanted a less rustic look. The original mantel was very bulky and dark, whereas they preferred a more rectangular firebox opening, if possible. We removed the fireplace and surrounding hearth, brick, and trim, as well as the built-in cabinets. The new fireplace was flush with the wall and surrounded with Tempesta Neve Polished Marble 8x20 installed in a Herringbone pattern. The TV was hung above the fireplace and floating shelves were added to the surrounding walls for photographs and artwork. They wanted to completely gut and replace everything in the powder bath, so we started by adding blocking in the wall for the new floating cabinet and a white vessel sink. Black Boardwalk Charcoal Hex Porcelain mosaic 2x2 tile was used on the bathroom floor; coordinating with a contemporary “Cleopatra Silver Amalfi” black glass 2x4 mosaic wall tile. Two Schoolhouse Electric “Isaac” short arm brass sconces were added above the aged brass metal framed hexagon mirror. The countertops used in here, as well as the kitchen and bar, were Elements quartz “White Lightning.” We refinished all existing wood floors downstairs with hand scraped with the grain. Our clients absolutely love their new space with its ease of organization and functionality.

This transitional kitchen brings in clean lines, simple cabinets, warm earth tones accents, and lots of function. This kitchen has a small footprint and had very little storage space. Our clients wanted to add more space, somehow, get the most storage possible, make it feel bright and open, have a desk area, and somewhere that could function as a coffee area. By taking out the doorway into the dining room, we were able to extend the cabinetry into the dining room, giving them their desk area as well as storage and a nice area for guests! A custom appliance garage was made that allows you to have all the necessities right at your hands and gives you the ability to close it up and hide all of the appliances. Trash, spice, tray, and drawer pull outs were added for function, as well as 2 lazy susans, wine storage, and deep drawers for pots and pans. The homeowner fell in love with the matte white GE Cafe appliances with the brushed bronze accents, and quite frankly, so did we! Once we found those, we knew we wanted to incorporate that metal throughout the kitchen. New hardwood flooring was installed in the kitchen and finished to match the existing wood in the dining room. We brought the warmth up to eye level with open shelving stained to match. We love creating with our clients, and this kitchen was no exception! We are thrilled with how everything came together.

We worked closely with him and the clients to achieve the right interior layout as well as the furniture plan. As far as the interior design, we helped with the selections of the various finishes (flooring, bathroom tiles, paint colors for both interior and exterior, hardware, furniture and light fixtures). Working with great vendors such as Francois & Co. for the kitchen hood and the fireplace, Specialty Tile, Circa Lighting, Century Furniture, and many other wonderful local vendors. This helped us achieve the perfect atmosphere and architectural detail in the space. The clients were very involved in the selection process and so it helped that they had great taste! It was a great project from concept to the finished design.

Our clients came to us because they were tired of looking at the side of their neighbor’s house from their master bedroom window! Their 1959 Dallas home had worked great for them for years, but it was time for an update and reconfiguration to make it more functional for their family. They were looking to open up their dark and choppy space to bring in as much natural light as possible in both the bedroom and bathroom. They knew they would need to reconfigure the master bathroom and bedroom to make this happen. They were thinking the current bedroom would become the bathroom, but they weren’t sure where everything else would go. This is where we came in! Our designers were able to create their new floorplan and show them a 3D rendering of exactly what the new spaces would look like. The space that used to be the master bedroom now consists of the hallway into their new master suite, which includes a new large walk-in closet where the washer and dryer are now located. From there, the space flows into their new beautiful, contemporary bathroom. They decided that a bathtub wasn’t important to them but a large double shower was! So, the new shower became the focal point of the bathroom. The new shower has contemporary Marine Bone Electra cement hexagon tiles and brushed bronze hardware. A large bench, hidden storage, and a rain shower head were must-have features. Pure Snow glass tile was installed on the two side walls while Carrara Marble Bianco hexagon mosaic tile was installed for the shower floor. For the main bathroom floor, we installed a simple Yosemite tile in matte silver. The new Bellmont cabinets, painted naval, are complemented by the Greylac marble countertop and the Brainerd champagne bronze arched cabinet pulls. The rest of the hardware, including the faucet, towel rods, towel rings, and robe hooks, are Delta Faucet Trinsic, in a classic champagne bronze finish. To finish it off, three 14” Classic Possini Euro Ludlow wall sconces in burnished brass were installed between each sheet mirror above the vanity. In the space that used to be the master bathroom, all of the furr downs were removed. We replaced the existing window with three large windows, opening up the view to the backyard. We also added a new door opening up into the main living room, which was totally closed off before. Our clients absolutely love their cool, bright, contemporary bathroom, as well as the new wall of windows in their master bedroom, where they are now able to enjoy their beautiful backyard!

This double-wide hallway was transformed into a cute lounge for the kids to share. We worked closely with the clients' daughters to come up with a design that they would love. The rug--made up of FLOR tiles, climbs up the wall.

Our clients bought a beautiful century home in Historical Webster Groves, but it was in need of a modern day facelift. We took down dated walls in the kitchen and let the light in. This family loves to cook and the old kitchen layout was closed in and choppy. The new layout is stocked with storage, professional appliances and plenty of sunlit workspace. In the family room, the wood wainscoting was original and dark. We lightened up the room by painting everything a clean, clear white. The hardwood floors warm up the room and now it feels welcoming, bright and inviting. Our last stop was the sunroom. It had baseboard heaters, old blue carpet and did not feel cozy and inviting! We replaced the carpet with Spanish clay tile that brings back the character of the old home - but includes a modern update - in floor heat. We love how it turned out!

This gorgeous contemporary glass front custom wine cellar in Corona Del Mar, Newport Beach, California is an eye catcher. The sleek, glass ultra modern wine room was a unique and exciting project for our team here at Vintage Cellars. The stone bar extends into the wine cellar itself, but due to mechanical, cooling, and condensation concerns, our expert custom wine cellar team knew that extra measures needed to be taken to ensure the end quality remained top notch. The bar itself was divided into two sections, one cut section outside to make up the main seating area and the other inside the glass wine room. The stone bar, which is porous, takes up a good portion of the front facing glass panel. Had the bar simply extended into the wine cellar and been sealed off at the joints, the stone would have eventually transferred in enough heat and moisture to cause condensation. Proper wine cellar design and planning enabled this wine cellar to not only look fantastic, but function perfectly as well. One interesting unique feature in this Corona Del Mar, Newport Beach, Orange County, California glass and metal wine cellar is an extension of floor to ceiling frames mounted to the backside of the stone bar. This feature was made to seamlessly show consistency in floor to ceiling vintageview frames throughout. On the left below the countertop is a black stained poplar wine racking system for single 750ml bottles. Above lies room for display case storage, room for large format bottles, and label forward vintageview design racking to the ceiling. On the middle wall of this wine room is room for case storage below, similarly with triple deep vintageview floor to ceiling frames dying into more case storage above. On the right side of this wall lies a vertical space for single large format case storage. Built in 1907 and nestled into the beating heart of San Fran’s Bernal Heights neighbourhood, this adorable abode was an unpolished gem ready to be turned into our clients’ dream home. Our mission was to gift Bonview with classic, natural and timeless style while setting it up with impressive functionality so that it was ready to be the pet-friendly, kid-friendly and entertaining-friendly home they needed it to be. Mission accepted! Our clients’ vision was clear: They wanted whites, blacks and wood tones with texture and personality. Oh, and that spunky wine fridge? Yep, that was a non-negotiable. ? “It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh. We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming. Now, the only problem our clients would have would be convincing their guests to leave! Our clients also enjoyed cooking and baking casually, so we created an organized, intuitive and functional kitchen and pantry that made whipping up homemade dips and snacks for their game nights a breeze.

Once a finishing school for girls this expansive Victorian had a kitchen in desperate need of updating. The new owners wanted something cheerful, that picked up on the details of the original home, and yet they wanted it to honor their more modern lifestyle.

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. Our clients came to us wanting to maximize the space they had. They were not planning on moving anytime soon, as they loved their neighborhood. They wanted to renovate the front of their house, which included the front atrium, living room, kitchen, and powder bath. They hated their kitchen because it was completely closed off, had low ceilings, was dark and outdated, not to mention the floors were different in each of these rooms! The pantry was in the breakfast area and the kitchen table became a junk catcher, being the first thing you see when coming in from the garage/laundry room. In their living room, they wanted the spaces on either side of the fireplace to be symmetrical, whether that be bookshelves, a wet bar or closed off. Both parents are working professionals with no time and/or desire to design, create and figure this out on their own. They needed help figuring out how to reconfigure their current space in order to maximize what they already had, as they could not see an obvious solution. They could not envision how it would look so the fact that our designers were able to show them their new kitchen in 3D was pertinent. We removed the pass-through windows that surrounded the atrium and front dining room, as well as the entire kitchen wall, completely opening up those two rooms. We removed a hall that used to lead between the kitchen and the living room since it was a complete waste of space! The ceilings were raised to 10’ in the kitchen and we were able to leave the skylight, letting in that natural light they wanted. We were able to give them a much larger pantry with tons of shelving and increase the size of their laundry room by utilizing the space of their old breakfast nook. We relocated the door to the garage into their new elongated laundry room, built a wet bar across from their new larger pantry (with a pocket door) and the flow and functionality of these new spaces is just perfect! All new Waypoint cabinets were installed one two main kitchen surrounding walls painted Linen. Calacatta Bianco Polished Porcelain Tile 4x12 was used for the backsplash. A large eat-at island was installed, painted Stone, where the family can now gather for homework, meals, and mingling. The soft champagne bronze hardware and accent lighting really give this white and gray kitchen a soft classic look. In the living room, we removed the built-in bookshelves to the left of the fireplace and closed off the wet-bar on the other side, giving them more space in their master suite. White Oak wood flooring, stained Putney, was installed throughout the entire new space, giving it the continuity they were looking for. In the guest bathroom, Carrara white herringbone marble mosaic 12x12 tile was used on the shower floor and niche, while basic marble Bianco polished 12x24 porcelain tile was used on the walls. Luxart polished chrome traditional hardware gives this timeless bathroom the perfect shine. Our clients are so happy with the new functionality and look of their space. It has definitely changed their lives in a way they could have never imagined!
