They wanted a more open livable space for the family to be able to hang out downstairs. They wanted to remove the walls downstairs in the front formal living and den making them a new large den/entering room. They also wanted to remove the powder and laundry room from the center of the kitchen, giving them more functional space in the kitchen that was completely opened up to their den. The addition was planned to be one story with a bedroom/game room (flex space), laundry room, bathroom (to serve as the on-suite to the bedroom and pool bath), and storage closet. They also wanted a larger sliding door leading out to the pool. We demoed the entire kitchen, including the laundry room and powder bath that were in the center! The wall between the den and formal living was removed, completely opening up that space to the entry of the house. A small space was separated out from the main den area, creating a flex space for them to become a home office, sitting area, or reading nook. A beautiful fireplace was added, surrounded with slate ledger, flanked with built-in bookcases creating a focal point to the den. Behind this main open living area, is the addition. When the addition is not being utilized as a guest room, it serves as a game room for their two young boys. There is a large closet in there great for toys or additional storage. A full bath was added, which is connected to the bedroom, but also opens to the hallway so that it can be used for the pool bath. The new laundry room is a dream come true! Not only does it have room for cabinets, but it also has space for a much-needed extra refrigerator. There is also a closet inside the laundry room for additional storage. When I bought my house in May 2014, there was one thing I really didn’t like about it – the 1950s bathroom complete with pink tile and mismatched gaudy fixtures was absolutely hideous. I knew redoing the bathroom would be a big, expensive project, so I vowed to just live with it while I fixed up parts of the house that were easier to update, such as putting a fresh coat of paint on the walls and updating the curtains (which I still haven’t done, by the way). Well my first winter in the new house turned out to be a bad one, and in February 2015, I noticed water stains on the walls and ceiling of the second bedroom that only got worse and worse each day. The water damage quickly spread to other rooms, and when contractors came to the house to access and fix the damage, they discovered moisture behind the pink tiled walls of my bathroom. And so started the bathroom remodel. Start to finish, this project took close to six months, due to going back and forth with insurance and difficulty finding a contractor I liked. I lived without a shower for at least four of those months, showering at the gym where I worked or in a pop-up tent in my backyard once it was warm enough out. My friend Eric and I demoed the bathroom and for the remodel, I picked out all of the design components and had a local contractor, Fred Haas do the work. I kept the original layout – as my bathroom was small to begin with and it was both impractical and expensive to start moving things around – but just about everything else about the bathroom is new, except for maybe the window and door. New tub, sink, and toilet, new tile floor and shower surround, new walls and ceiling, fresh paint, new fixtures and mirror, updated lighting, and a better ventilation system were all added. This 5687 sf home was a major renovation including significant modifications to exterior and interior structural components, walls and foundations. Included were the addition of several multi slide exterior doors, windows, new patio cover structure with master deck, climate controlled wine room, master bath steam shower, 4 new gas fireplace appliances and the center piece- a cantilever structural steel staircase with custom wood handrail and treads. A complete demo down to drywall of all areas was performed excluding only the secondary baths, game room and laundry room where only the existing cabinets were kept and refinished. Some of the interior structural and partition walls were removed. All flooring, counter tops, shower walls, shower pans and tubs were removed and replaced. New cabinets in kitchen and main bar by Mid Continent. All other cabinetry was custom fabricated and some existing cabinets refinished. Counter tops consist of Quartz, granite and marble. Flooring is porcelain tile and marble throughout. Wall surfaces are porcelain tile, natural stacked stone and custom wood throughout. All drywall surfaces are floated to smooth wall finish. Many electrical upgrades including LED recessed can lighting, LED strip lighting under cabinets and ceiling tray lighting throughout. The front and rear yard was completely re landscaped including 2 gas fire features in the rear and a built in BBQ. The pool tile and plaster was refinished including all new concrete decking.

We ended on a layout that relocated some of the appliances and installed a new kitchen island and vanity for the bathroom. We also added electrical and gas lines for an oven, cook-top, outlets and hood vent. In addition we also: Demo all heater, cap, patch, and repair wall. Replace 6 cans in small office space- customer to provide cans and lightbulbs. Install new light fixture in the hall. Move hall receptacle down. Remove door, molding hinges between kitchen and front room. (NOT MAIN STUDIO. Enlarge opening/ move light switch and Recep. Remove molding around bath door and main studio door (one side), no patching needed- painters will do. Demo all tile on walls and in shower in the bathroom, hand bars, soap dispenser, medicine cabinet, mirror, 4 light fixtures, paper towel holder, the cabinet on the wall over toilet, shelf over toilet, toilet paper holder, towel holder on door and walls. New hot mop, new wood stud as necessary, replace fan to code install new shower door (customer will supply). Install new toilet, vanity, mirrored medicine cabinet, replace 2 light fixtures. Install in the kitchen faucet and sink. Replace current light with chandelier light (like for like). Replace kitchen track light with new track light. Install 9 LED fluorescent lights in loft space (above small office)- customer to supply. Build and install a 8’x10’ wall, drywall both sides. Reduced size of the wall- Revise Bid (was 12’x12). Move 2 track lights in the main workspace. Replace (4) fluorescents lights in the studio. Install Polycarbonate cover over bath skylight. Replace dimmer switches and timers (4). Install vinyl cove base under kitchen cabinets. Remove black cabinet conversing fire sprinkler pipes- install modify existing bookcase cabinets. Bury electrical flexible conduit and box (next to back door).

The master bath needed to be updated and they wanted the upstairs game room to be more functional for their family. The original kitchen was very dark and all brown. The cabinets were stained dark brown, the countertops were a dark brown and black granite, with a beige backsplash. We kept the dark cabinets but lightened everything else. A new translucent frosted glass pantry door was installed to soften the feel of the kitchen. The main architecture in the kitchen stayed the same but the clients wanted to change the coffee bar into a wine bar, so we removed the upper cabinet door above a small cabinet and installed two X-style wine storage shelves instead. An undermount farm sink was installed with a 23” tall main faucet for more functionality. We replaced the chandelier over the island with a beautiful Arhaus Poppy large antique brass chandelier. Two new pendants were installed over the sink from West Elm with a much more modern feel than before, not to mention much brighter. The once dark backsplash was now a bright ocean honed marble mosaic 2”x4” a top the QM Calacatta Miel quartz countertops. We installed undercabinet lighting and added over-cabinet LED tape strip lighting to add even more light into the kitchen. We basically gutted the Master bathroom and started from scratch. We demoed the shower walls, ceiling over tub/shower, demoed the countertops, plumbing fixtures, shutters over the tub and the wall tile and flooring. We reframed the vaulted ceiling over the shower and added an access panel in the water closet for a digital shower valve. A raised platform was added under the tub/shower for a shower slope to existing drain. The shower floor was Carrara Herringbone tile, accented with Bianco Venatino Honed marble and Metro White glossy ceramic 4”x16” tile on the walls. We then added a bench and a Kohler 8” rain showerhead to finish off the shower. The walk-in shower was sectioned off with a frameless clear anti-spot treated glass. The tub was not important to the clients, although they wanted to keep one for resale value. A Japanese soaker tub was installed, which the kids love! To finish off the master bath, the walls were painted with SW Agreeable Gray and the existing cabinets were painted SW Mega Greige for an updated look. Four Pottery Barn Mercer wall sconces were added between the new beautiful Distressed Silver leaf mirrors instead of the three existing over-mirror vanity bars that were originally there. QM Calacatta Miel countertops were installed which definitely brightened up the room! Originally, the upstairs game room had nothing but a built-in bar in one corner. The clients wanted this to be more of a media room but still wanted to have a kitchenette upstairs. We had to remove the original plumbing and electrical and move it to where the new cabinets were. We installed 16’ of cabinets between the windows on one wall. Plank and Mill reclaimed barn wood plank veneers were used on the accent wall in between the cabinets as a backing for the wall mounted TV above the QM Calacatta Miel countertops. A kitchenette was installed to one end, housing a sink and a beverage fridge, so the clients can still have the best of both worlds. LED tape lighting was added above the cabinets for additional lighting. The clients love their updated rooms and feel that house really works for their family now. Install shower door – customer to supply. Install bath hardware- TP holder, towel rod, bath hooks, tower shelf. Replace shower head and knobs (like for like). New hot mop, new wood stud as necessary, replace fan to code install new shower door (customer will supply). Install new toilet, vanity, mirrored medicine cabinet, replace 2 light fixtures. Install in the kitchen faucet and sink. Replace current light with chandelier light (like for like). Replace kitchen track light with new track light. Install 9 LED fluorescent lights in loft space (above small office)- customer to supply. Build and install a 8’x10’ wall, drywall both sides. Reduced size of the wall- Revise Bid (was 12’x12). Move 2 track lights in the main workspace. Replace (4) fluorescents lights in the studio. Install Polycarbonate cover over bath skylight. Replace dimmer switches and timers (4). Install vinyl cove base under kitchen cabinets. Remove black cabinet conversing fire sprinkler pipes- install modify existing bookcase cabinets. Bury electrical flexible conduit and box (next to back door).

The master bathroom was the first area to address. Arlene Ladegaard of Design Connection, Inc. was chosen among many candidates for her expertise in remodeling. Design plans, elevations for cabinets and tile were as well as all materials. A contractor was chosen by the clients to do the demo and replace the tile and install all the materials chosen by Arlene. The clients loved the idea of a stand-alone tub that became of the focal point of the room. New cabinets were designed with soft close doors and drawers in a washed oak finish. The mirrors were a chrome frame, custom made for the area, while the sconces add an extra design element. The shower was customized for steam with high Euro glass panels and chrome fixtures. The tile accents, the quartz bench and niches an add height and interest to the overall style and design of this custom shower. The clients love their new master bathroom. With newly added lights and natural daylight the room sparkles. It was exactly what they had in mind when they purchased the home. Our clients wanted to increase the size of their kitchen, which was small, in comparison to the overall size of the home. They wanted a more open livable space for the family to be able to hang out downstairs. They wanted to remove the walls downstairs in the front formal living and den making them a new large den/entering room. They also wanted to remove the powder and laundry room from the center of the kitchen, giving them more functional space in the kitchen that was completely opened up to their den. The addition was planned to be one story with a bedroom/game room (flex space), laundry room, bathroom (to serve as the on-suite to the bedroom and pool bath), and storage closet. They also wanted a larger sliding door leading out to the pool. We demoed the entire kitchen, including the laundry room and powder bath that were in the center! The wall between the den and formal living was removed, completely opening up that space to the entry of the house. A small space was separated out from the main den area, creating a flex space for them to become a home office, sitting area, or reading nook. A beautiful fireplace was added, surrounded with slate ledger, flanked with built-in bookcases creating a focal point to the den. Behind this main open living area, is the addition. When the addition is not being utilized as a guest room, it serves as a game room for their two young boys. There is a large closet in there great for toys or additional storage. A full bath was added, which is connected to the bedroom, but also opens to the hallway so that it can be used for the pool bath. The new laundry room is a dream come true! Not only does it have room for cabinets, but it also has space for a much-needed extra refrigerator. There is also a closet inside the laundry room for additional storage. This first-floor addition has greatly enhanced the functionality of this family’s daily lives. Previously, there was essentially only one small space for them to hang out downstairs, making it impossible for more than one conversation to be had. Now, the kids can be playing air hockey, video games, or roughhousing in the game room, while the adults can be enjoying TV in the den or cooking in the kitchen, without interruption! While living through a remodel might not be easy, the outcome definitely outweighs the struggles throughout the process.
