A 6,000 square foot 2-story new home complex in Milpitas was designed to facilitate the owners’ large business parties and gatherings, to have rooms for the kids to come back to upstairs, and a ground floor master suite with a huge walk-in closet. Several separate structures make up the dwelling: The main house, 3-car garage with carport for overflow parking, and a separate entertainment and recreation building separated by a courtyard from the main house. The business activities include gatherings in the hundreds of people, so parking was maximized and guests can flow in through a separate gate to party in the courtyard and recreation building. Inside this structure is a wet bar, billiard room, workout gym and home theater. The main house ground floor has formal and informal living rooms, open kitchen and master suite with views and expansive windows in every direction. The house is sited on the crestline of a hill with views of the San Francisco Bay and private golf course below. The indoor-outdoor aspect of the house is further accentuated with outside living and dining areas. High ceilings and expansive glass walls dissolve the sense of enclosure taking advantage of the site’s openness and privacy. The owner’s suite is downstairs in anticipation of aging-in-place, and upstairs there are three bedrooms and four bathrooms plus a sitting area lounge and casual TV loft area. The house sits on one acre at the top of a low hill range overlooking Milpitas. The city was very cognizant of the importance of keeping a low profile at this crestline and required extensive story poles and photo evidence of the proper height and siting so as not to be seen from certain selected vantage points. Our clients wanted to add an ensuite bathroom to their charming 1950’s Cape Cod, but they were reluctant to sacrifice the only closet in their owner’s suite. The hall bathroom they’d been sharing with their kids was also in need of an update so we took this into consideration during the design phase to come up with a creative new layout that would tick all their boxes. By relocating the hall bathroom, we were able to create an ensuite bathroom with a generous shower, double vanity, and plenty of space left over for a separate walk-in closet. We paired the classic look of marble with matte black fixtures to add a sophisticated, modern edge. The natural wood tones of the vanity and teak bench bring warmth to the space. A frosted glass pocket door to the walk-through closet provides privacy, but still allows light through. We gave our clients additional storage by building drawers into the Cape Cod’s eave space.

The soaking tub was positioned to capture views of the tree canopy beyond. The vanity mirror floats in the space, exposing glimpses of the shower behind.

Large 6 x 18" white shower tile means fewer grout joints to clean, and the eggshell finish hides water spots between cleanings. Board and batten wainscoting continues the white from the shower across the window wall. An 8' high mirrored closet door is handy when getting dressed in the morning. A young family sought their forever home where they would grow together and create lasting memories. Designing this custom home on a spacious 4.5-acre waterfront lot provided the perfect setting to create an openness with spaces where every member of the family could enjoy. The primary goal was to maximize the lake views with separate special spaces for various uses and activities, yet with an open concept for connection between rooms. They wanted a home that would stand the test of time and grow with the family. Traditional with a classic sensibility lead the design theme. A happy color palette of soft toned colors in blues, pinks, and turquoise - with a nod to lake living through patterns, and natural elements - provides a lived in and welcoming sense. It’s eclectic flair of polished sparkle finds balanced with rustic detailing that gives it a curated presentation with classic styling for the sense of a home that has always been there.

Our Austin studio decided to go bold with this project by ensuring that each space had a unique identity in the Mid-Century Modern style bathroom, butler's pantry, and mudroom. We covered the bathroom walls and flooring with stylish beige and yellow tile that was cleverly installed to look like two different patterns. The mint cabinet and pink vanity reflect the mid-century color palette. The stylish knobs and fittings add an extra splash of fun to the bathroom. The butler's pantry is located right behind the kitchen and serves multiple functions like storage, a study area, and a bar. We went with a moody blue color for the cabinets and included a raw wood open shelf to give depth and warmth to the space. We went with some gorgeous artistic tiles that create a bold, intriguing look in the space. In the mudroom, we used siding materials to create a shiplap effect to create warmth and texture – a homage to the classic Mid-Century Modern design. We used the same blue from the butler's pantry to create a cohesive effect. The large mint cabinets add a lighter touch to the space.

The new bathroom boasts an expansive open wet room with dual shower heads and a built-in spa tub, providing a serene space for relaxation bathed in natural light from multiple sources. A private toilet room, generous storage options, and a custom 2-person vanity area complete this tranquil retreat.

This four-story townhome in the heart of old town Alexandria, was recently purchased by a family of four. The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. The open floor plan with seamless wood floor and central kitchen has added warmth and with a desirable entertaining space.
