A first time residential developer approa-ched Kinney & Associates to help him design an addition and remodel to an existing 1100-square-foot residence in East Austin. The program was simple -- he wanted a 3 bedroom, 2.5 bath house that could be sold easily or lived in should he decide to keep it for a while. Kinney & Associates endeavored to keep as much of the existing structure as feasible while delivering a very marketable product that would appeal to a wide range of potential buyers. The final product included a Game/Media Room adjacent a courtyard space that can be used for entertaining or for kids. The Master Bedroom atop the Game/Media lends itself to privacy and seclusion so that the owners can use it as a retreat. The final product is a 2400-square-foot residence that appears to be a small bungalow from the street, but lends itself to downtown views in the rear.

LEED certification level: Platinum.
Going beyond LEED this home is the start of a brand new line of "eco-smart" homes in the Chicagoland area that are committing to Net Zero Energy. Under the GreenHome Institute's new Zero Energy Capable program which was designed to help project teams achieve actual zero energy in their homes if operated right and market it in a simple way, this home has shown that it can be done. Their 2nd home is already underway, and they hope to make zero energy capable just a standard part of their business model. They also have been a part of local USGBCIL Green Built Home Tour and are educating 100's about LEED and zero energy. Goal: Turn a starter home into a family home.
In the mid-2020s market with interest rates heightened and home prices through the roof, more and more families find themselves looking to place deeper roots in what they bought as a “starter home.” This family bought their 1600 square foot home prior to having children, but they’ve now expanded to a family of six. Having fallen in love with their neighborhood, they came to us looking for a way to expand their shared living spaces while also reworking some of the bedrooms to allow older kids their own space.
The project program includes a new primary suite and laundry room on the back of the existing bedroom wing. The three existing bedrooms remained virtually untouched with only limited aesthetic updates. Additionally, it rearranged the front entry door from a hidden single door to a welcoming double door and shifted the kitchen to allow for a foyer and increased dining room space. The kitchen opens up to the new secondary living room with a large island dividing the two spaces.
