With this international project, Equine Facility Design was brought on to address site master planning and design the project development for a private equestrian training facility, focused on showjumping. The program entails a 30 stall stable, groom housing, equipment storage, hay and bedding storage facilities. The design included a 50 x 30 meter indoor arena with a viewing room, a 70 x 50 meter outdoor arena, with indoor viewing room, an outdoor multipurpose sport court arena with viewing terrace. Additional infrastructure provided for manure storage facilities, a horse exerciser, a 25 x 3 meter equine therapy/ swimming pool, and site amenities of parking and access drives, pastures, and paddocks.

This angle shows how the functional elements of this master bathroom were planned as a cohesive layout rather than individual decisions made separately. The tall high gloss slab front cabinet provides significant storage capacity within a slim footprint, keeping the floor plan open while addressing the practical needs of a primary suite. The bidet sits flush to the floor with a clean, minimal profile that fits naturally within the contemporary direction of the room. The LG ThinQ stacked unit sits within its own alcove to the left, and the marble tile carries consistently across the entire floor connecting every zone of the room. A smart home control panel on the laundry wall is a small but telling detail about how thoroughly this remodel was thought through from the beginning.

Chace Architecture was retained in the spring of 2016 to address the needs of this growing Dover family who had just had their first child. The practical task was fairly straight forward, add a master bedroom and bathroom suite, and laundry, to the second to floor. The more difficult creative task that the house presented was how to unify the segmented living spaces, and more importantly, the exterior of the home, which had been cobbled together with multiple additions throughout the years. Three years and another child later for the homeowners, I believe we designed a solution that has unified the house with one architectural character, created new connections throughout the interior of the home, and extended those connections to new exterior living spaces that will allow this family to grow in place for years to come.

An old stone mansion built in 1924 had seen a number of renovations over the decades and the time had finally come to address a growing list of issues. All of the home’s bathrooms needed to be fully gutted and completely redone. In the master bathroom, we took this opportunity to rearrange the layout to incorporate a double vanity and relocate the toilet (the former bathroom had only a small single vanity with the toilet awkwardly located directly in front of the door). The bathtub was replaced with a generous walk-in shower complete with frameless glass and digital controls. We located a towel warmer immediately outside the shower to provide toasty towels within easy reach. A beautiful Calacatta and Bardiglio Gray basketweave tile was used in combination with various sizes of Calacatta marble field tile and trim for a look that is both elegant and timeless.

A Whole House Transformation – Conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. There were structural considerations and the overall floor plan design centered on maximizing the views. Additions to this home totaled over 1,200 square feet. What was once the master suite, on the second floor, is now a teenagers bedroom. The master suite was relocated to the first floor and is now overlooking the pool, pool house and patio with panoramic views of the backyard. The front entrance closet became the new entrance for the master suite, which includes a sprawling bathroom and boutique closet. Underneath this area is the new theater and billiard room located in the lower level. A new front entrance and roof gables were added for a seamless new exterior look on the right side of the house. The new functional home office, gourmet kitchen, wainscot dining room, and laundry on the main level were taken down to the studs. A new traditional style for the home was created with new cabinetry, trim and millwork, space planning and detail. The lower level was gutted and turned into an award winning showpiece with gym, full wet bar and kitchen, wine nook, family room and game room marrying the new addition with theater and billiard area. The entire exterior stucco was taken off the home and pool house replacing it with stone, stone pillars, shakes and board and batten. The small screen deck was torn off making for expansive 3 season living with a new covered stone grill area. The patio was expanded with a stone fireplace overlooking the entire backyard and pool area. Adding to the new design were landscape features with a new concrete driveway, stone address pier light, stamped concrete walkway to the newly created front covered porch and bead board ceiling, creating an amazing first impression.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. This design / build project in Redondo Beach, CA. focused on a family’s hall bathroom. There were multiple reasons that the homeowners decided to start this project but the issue that was most pressing was water damage from the shower. The homeowners knew it needed to be addressed ASAP. As long as a remodel was going to be completed they felt that it was time to address the layout as well. It was not efficient in its original state. Since bathrooms work so hard it was important that the remodel resolve this issue as well. The homeowners were also interested in new finishes. Desiring something more light and fresh with a coastal feel we began reimagining the layout. The before and after pictures explain it best but basically the new shower was placed against the wall where there previously was a toilet and window. The location and size of the window was changed as well. The shower is now a three wall alcove with grab bars to allow the homeowners to age in place. The white subway tile is accented by a mosaic tile in the homeowners’ favorite coastal shades. The light and beachy feel is reinforced with the grey ceramic tile floor. The vanity is a furniture-style with details like decorative feet. The space is tied together with a backsplash that matches the border in the shower.

After - Master Bath. The Cabico cabinetry vanity in “Pure White” vanity and QuartzMaster “Mother Pearl” quartz countertop set the tone in the remodeled space. Restoration Hardware “Lambeth” pulls create a contemporary feel. Lighting was addressed by changing the locations of recessed lighting and adding two Moen “90 Degree” sconces over one large mirror (replacing two side-by-side mirrors). The Benjamin Moore “Harbor Grey” paint color adds the finishing touch.

The penthouse was renovated prior to staging, and the apartment itself displays a fresh and modern look whilst keeping its classic and initial fit out and design. Although a few key elements of the penthouse’s original architecture were retained, this neo-classical approach we decided on contributed to the dwellings select and sophisticated appeal numerous novel and sharply modern features which are also present around the residence, thus safeguarding its uniqueness and extremely fascinating form. Swaggering 14,000 square feet this splendid home is apposite to a family as much as it is for the traveling executive who desires an exclusive and ultra-private address in Dubai.
