Our objective in this home remodeling project was to transform our clients’ newly purchased Studio City cape cod style house into an aesthetically beautiful yet functional residence, that they could use for everyday living as well as entertaining friends and family. Our clients loved the original exterior design but wanted an almost entirely changed interior and backyard. We worked with them through the initial stages of design and material selection to ensure that we understand their vision. We integrated elements of contemporary and farmhouse designs throughout the interior. We created an open floor plan with a lot of natural light making a spacious, bright and connected space. We did this through some structural changes and the addition of glass sliding doors and windows. The open floor plan combined with the fully remodeled kitchen and bathrooms, new flooring, plenty of recessed lighting, and many other details managed to literally amaze our clients. We also created a master suite by expanding the master bathroom and constructing a walk-in closet. A new bathroom addition as well as a new pool house along with a new pool and spa were the other parts of this home remodeling project. The new pool and pool house along with a simple yet beautiful landscaping gave the backyard a whole new look. The roof, the HVAC system as well as all doors and windows were replaced. The garage was remodeled and the door replaced. This was a truly beautiful home remodeling at its best by Ava Homes.

Upon stepping into this master bedroom for the first time a few design issues immediately struck me. One being the bed placement against what was the original fireplace in the room. The second was the wall and area rug color and the general blandness of the yellow especially against the white of the original paneled door and window moldings. On the exterior, the desire was to weave the home into the fabric of the community, all while paying special attention to meld the footprint of the house into a workable clean, open, and spacious interior free of clutter and saturated in natural light to meet the owner’s simple but yet tasteful lifestyle. The utilization of natural light all while bringing nature’s canvas into the spaces provides a sense of harmony.
Light, shadow and texture bathe each space creating atmosphere, always changing, and blurring the boundaries between the indoor and outdoor space. Color abounds as nature paints the walls. Though they are all white hues of the spectrum, the natural light saturates and glows, all while being reflected off of the beautiful forms and surfaces. Total emersion of the senses engulf the user, greeting them with an ever changing environment.
Style gives way to natural beauty and the home is neither of the past or future, rather it lives in the moment. Stable, grounded and unpretentious the home is understated yet powerful. The environment encourages exploration and an awakening of inner being dispelling convention and accepted norms.
The home encourages mediation embracing principals associated with silent illumination.
If there was one factor above all that guided the design it would be found in a word, truth.

The project was to transform an existing flat roof and master bedroom suite floor into a dramatic deck with kitchen, dining and living areas leading to a stair to an upper deck for America’s Cup race viewing. The existing home is a 3-story 4,000 square foot Spanish Mission-style home built in the 1920’s and sits directly across from the St. Francis Yacht Club on Marina Boulevard in San Francisco – a prime location. No changes were possible for the historic façade and the new construction was to be out of view from the street, as much as possible. Going up the traditionally detailed stairway with decorative railing, you land at the third floor which becomes contemporary in style for the redesigned master bedroom suite, guest bath, sitting room and the roof deck.
Large roof decks require careful attention to waterproofing and a Bison pedestal system was used to create a level deck surface and easy maintenance. Heavy ceramic tile pavers were interspersed with walkable in-floor skylights on the main deck with ipe wood floors at the upper deck and stairs. From both the master bedroom and the outdoor deck you can access a sitting room with large pocket or sliding doors to enclose it. If watching the fireworks on July 4th and it gets cold, people can move to the sitting room which has a fireplace to watch in a heated environment. The sitting room gas fireplace is surrounded by steel with a figured steel panel re-purposed from old sea pier metal that has been cleaned and sealed.
A guest bath is adjacent to the master bath for guest use. A square recessed pattern tile was used to tie the old Spanish Mission-style feeling into the new more contemporary walls. In a large home that was short on storage, a large built-in armoire was built into the master bathroom for extra capacity. The project took two and a half years to complete including design and construction, in part due to historic reviews by the State of California.

As if chocolate wasn't luxurious enough on its own, this Worthington, Ohio, bathroom remodel makes it even more luxurious. The rich color of Kraftmaid's Northwicke style cabinets in cherry peppercorn add an extra decadence to this bathroom remodel. The countertops are Giallo Boreal granite. The porcelain tile for the shower, from Hamilton Parker Company, is Emil Anthology Velvet Marble - 12x12 in the shower and 12x24 for the floor.

This was complete renovation of a small rambler. Some spaces were completely reconfigured, while others, only cosmetically changed, but, overall, every square foot of this home was updated. Tatka Home was responsible with every single element of interior design, as well as exterior paint, lighting and hardware. On the inside, every detail was painstakingly coordinated, from the baseboards to the ceiling finish. The result is a beautiful, cozy and very livable space!

We reconfigured the space, moving the door to the toilet room behind the vanity which offered more storage at the vanity area and gave the toilet room more privacy. If the linen towers each vanity sink has their own pullout hamper for dirty laundry. Its bright but the dramatic green tile offers a rich element to the room

After discovering a flue, we realized that the initial layout of the bathroom needed to be reconfigured. This required a few changes to be made to the existing layout, including relocating the toilet to its intended location, shifting the doorway to the left of the flue, and moving the lavatory. One of the unique features resulting from the flue redesign was the creation of a toilet nook.
