The overarching design intent for this 1,455-square-foot West Vine Street condominium was to make the spaces contemporary and functional. The renovation began with an unexpected structural deficiency in the form of a post located in the middle of the living room that was causing a three-inch dip in the floor. It was removed and replaced with steel columns running down through the walls and into a footing pad with a three-foot depth. The main living spaces underwent significant changes; the kitchen was reconfigured to open up a formerly cramped space, and the removal of a wall made room for a cascading island with Cesarstone countertops—a crowning feature. Additionally, an electrical panel was relocated to be able to wrap the refrigerator with a wood veneer frame. Notable materials include eight-inch-wide ‘Esplanade’ French oak plank floors chosen to complement the reclaimed wood-wrapped ceiling beams, which feature a combination of LED downlighting and uplighting. A sleek gas fireplace with horizontal slate surround and paneled wall backing replaced an old wood-burning stove—furthering the design program. Pacheco-Robb Architects dismantled an existing spiral stair and replaced it with a cable-rail system—a nautical nod—which is noteworthy for the way it meets code; by running a contiguous oak banister for the entire length of the stair, they were able to avoid having to add a second railing, which would shrink the already narrow stairwell. Upstairs, a tight bedroom with gabled ceilings was addressed by adding a solar-operated skylight with built-in shade, plus minimalistic furnishings. Structural changes in the master bedroom included eliminating a closest to widen the room, and reconfiguring a bathroom to fit a small walk-in closet in lieu of a long, thin hallway. The formerly unfinished rooftop deck is now accessed via a six-foot door that opens more than 90 degrees. Azek decking was laid over the rubber roof, and two-inch stanchions were located around the rail’s outer edge. By opening the floor plan and streamlining the aesthetic, the place now breathes.

This complete home renovation was done in 2 month in Valencia California. In this project we opened up the kitchen wall after we made architectural and engineering plans. We came up with a 3D design and we helped the homeowners to pick the cabinets, countertop and all the rest. We upgraded the plumbing and the electrical to code and we did the same thing in the master bathroom. We also remodeled the guest bathroom, we installed new hardwood floors throughout, re-stained the floors, replaced all the interior doors and main door, painted the entire floors, wall and ceiling.

In this project in Chadds Ford, we provided a comprehensive renovation service, addressing framing, drywalling, and fireblocking as per code requirements. The master and second-floor bathrooms were overhauled with new fixtures, including vanities, toilets, and showers, alongside meticulous tile installations and lighting upgrades. Plumbing and electrical systems were updated throughout, while new trims and moldings were installed for a refreshed look. Windows and doors were replaced, and a new kitchen layout was implemented with updated cabinets, countertops, and fixtures, in line with the owner's preferences. Flooring and painting works were carried out across the property, while HVAC, roofing, and siding received necessary attention to ensure a complete transformation.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. The cabinet is the primary built feature in the master bedroom of the House on Lake Okoboji. Made from horizontally-laminated Baltic Birch plywood with veneer edges exposed, the front of the cabinet becomes a large headboard for the bed, facing the lake view. Studying the morphology of rippling water, we developed a computer animation of the water’s surface, optimized it for fabrication, and output code for a 3-axis cnc-router. Here, the uniqueness of the supple surface is contrasted by the repetitive horizontality of the veneer layers – a straightforward and manual application of material (stacking) contrasts the advanced computational technology of its formation. This 1914 family farmhouse was passed down from the original owners to their grandson and his young family. The original goal was to restore the old home to its former glory. However, when we started planning the remodel, we discovered the foundation needed to be replaced, the roof framing didn’t meet code, all the electrical, plumbing and mechanical would have to be removed, siding replaced, and much more. We quickly realized that instead of restoring the home, it would be more cost effective to deconstruct the home, recycle the materials, and build a replica of the old house using as much of the salvaged materials as we could. The design of the new construction is greatly influenced by the old home with traditional craftsman design interiors. We worked with a deconstruction specialist to salvage the old-growth timber and reused or re-purposed many of the original materials. We moved the house back on the property, connecting it to the existing garage, and lowered the elevation of the home which made it more accessible to the existing grades. The new home includes 5-panel doors, columned archways, tall baseboards, reused wood for architectural highlights in the kitchen, a food-preservation room, exercise room, playful wallpaper in the guest bath and fun era-specific fixtures throughout.

One unique and beloved feature of this home, was the existing floating staircase. We quickly noticed the structural concerns with the staircase: no guard rail on the open side of the staircase and significantly inconsistent heights between each stair tread. Our Master Carpenter, Dennis, used shims to modify the stair tread heights to be within the code-acceptable difference, and strengthened the stair tread structure in order to support this beautiful metal cable rail system so that the original stairs can continue to remain in the home forever.
