This small bathroom received a much needed update as prior to the renovation, tiles had been held up with waterproof tape. The homeowners decided to go ahead and gut the space and are really pleased with the results of a bright and airy bathroom.
To keep the project on budget and finding asbestos in the walls, the demolition was kept to a minimum by removing only the tiled wall surround and flooring and the renovation debris was carefully removed and disposed of. The bulkhead over the shower was tiled up to the ceiling to add the appearance of height in the space. A new vinyl window was installed to replace the old metal framed slider and the deep framed well created shelving to hold grooming products. The glass screen keeps the space open and bright while the floor tile adds fun and interest to the space.
Striped bath towels add a beach-like element and ties in the grey walls and vanity. Gold accents add warmth to this space.

Scope of work:

- Confirm staging area for all materials & cutting / debris area
- Demo and Haul Away all Debris
- Begin to update all rough trades in exposed areas (vertical plumbing, electrical & mechanical)

- Upgrade all vertical plumbing to city code
- Run new supply, drainage & venting for new double sink
- Install new wax O ring for toilet (check for leaks to prevent mold)

- Fan to be on humidistat switch per code
- Install new customer provided fan

- GFI’s to be on a dedicated 20amp circuit to electrical panel per city code
- Provide & Install outlets per city code
- Install one outlet by toilet for heated toilet seat
- Pass all rough and special inspections

- Close opening of downstairs closet seiling
- Frame & install shampoo niche (size & location TBD)
- Install new customer provided medicine cabinet (if desired)
- Install new customer provided tile flooring & baseboards (tile baseboards)
- Install new customer provided tub wall tile
- Apply Grout to all tile
- Tape, mud & texture drywall in necessary areas (match existing spray texture)
- Paint complete bathroom
- Install existing customer door
- Install new customer provided tub fixtures

- Install new customer provided accessories (mirror, towel bars, TP holders, etc.)

> Install new wall mount medicine cabinet and new recessed medicine cabinet.
> Install two new mirrors.
> Clean up and haul off all debris.
