Restoration and remodel of a historic 1901 English Arts & Crafts home in the West Adams neighborhood of Los Angeles by Tim Braseth of ArtCraft Homes, completed in 2013. Located on four beautifully wooded lakeside acres in North Fulton County’s newly established City of Milton, Lochstone Manor is truly an architectural masterpiece. Selected as the Roswell Woman’s Club 11th Annual Showcase House, the estate is a tribute to the timeless appeal of English country living. The 20,000 plus square foot manor boasts eight bedrooms, seven fireplaces, a six-car garage, elevator, wine room, state-of-the-art theatre, exercise room, several kitchens, decking supported by flagstone columns and much more.

This space used to be the master bathroom but it was very dysfunctional. Since we rebuilt the entire master bathroom, the previous space is one of the largest master closets we have every built. There is an abundance of storage, natural light and a great makeup counter for getting ready. This truly is an elegant dressing room now.

This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy.
The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew.
On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties.
The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design.

An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow.
The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories.
With continuation of the exiting architectural style of the existing home.
A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest.
An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day.
Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above.
The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build.
The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy.
In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway.
The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room.
The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed.
We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas.
The opening to the living room remained only at 8’ to keep a division of space.
