Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Positioned at the base of Camelback Mountain this hacienda is muy caliente! Designed for dear friends from New York, this home was carefully extracted from the Mrs’ mind. She had a clear vision for a modern hacienda. Mirroring the clients, this house is both bold and colorful. The central focus was hospitality, outdoor living, and soaking up the amazing views. Full of amazing destinations connected with a curving circulation gallery, this hacienda includes water features, game rooms, nooks, and crannies all adorned with texture and color. This project was a retrofit and expansion of an existing house in San Francisco's Noe Valley Neighborhood. The original house, built in 1910, had been insensitively remodeled in the 1950’s to mimic the Spanish Mediterranean style. Located on a typical narrow San Francisco lot, the interior of the existing house consisted of a series of disconnected rooms, lacking daylight and lacked daylight and open “flow”. The homeowners had lived in the house for nearly 20 years, becoming familiar with its shortcomings, and wanted to overhaul the majority of the building. The new design includes an enlarged 2 car garage and garden master bedroom suite on the ground level, and a 400 square foot addition with two bedrooms and a full bath at the third floor. While enlarging the home the new design strategically incorporates several small courtyard spaces which are carved into the footprint to bring daylight and views to all areas of the house. These spaces create much needed relief to the interior of the long narrow footprint so that every space has a connection, actual or visual, to the outside. The narrow driveway at the front of the house was widened and repurposed to incorporate a covered front walkway to the elevated porch. The original entrance was trapped along the side of the house opening to a long narrow hallway. The new entrance has been relocated allowing one to enter at the center of the house rather than the corner. The new entrance opens to an implied vestibule that is contiguous with the dining and living areas. The glazing at the entry brings daylight to the interior and allows occupants visual access to the porch, sidewalk and street beyond, adding a degree of security. The mid garden court defines the boundary between the formal living areas to toward the front and the kitchen at the heart of the house. Hallways are eliminated in the new open plan replaced by a central circulation zone that terminates at the through the windows in the raised Media room at the rear. The high wall of the stair tower forms the south facing edge of the garden court, and faced in light colored stucco, reflects light into the formal living areas. The stairway walls are perforated by large translucent vertical widows bringing diffuse illumination as a backdrop to the adjacent kitchen. The stairway wraps lightly through the space around a pedestal altar-like drybar. This creates a bridge from the kitchen into the core of the circulation space which bridges spatially to the new living levels above and below. The slightly raised floor of the Media Room with its built-in window seat, and access to a private deck provide a greater sense of intimacy and create a comfortable transition zone facing the rear yard. This is a studio in NYC, we designed the divider behind the tv to function as a wall to the "bedroom" area. The fan at the top of the divider allows air to circulate. We exposed the brick wall and placed an A/C unit into the wall to maximize the light into the apt helping it to be light and airy.

Light, bright, and blue! The kitchen and family room were remodeled in this home built in 2003. The island and family room built-ins were painted blue and surrounding kitchen cabinets were painted white. Visual Comfort lighting was installed over the island and kitchen table. The brushed brass hardware and fixtures tie everything together.

The living room side is treated with a contemporary diagonal; the sculptural fireplace provides an anchor in the space. Doorways were widened and raised to create better circulation. A linear gas fireplace is set into a plastered wall flanked by oak shelving and closed base cabinets, so the media wall holds storage without reading as furniture. The curved sofa keeps circulation open to the sliders behind.

Multimedia consoles require specialized equipment to be racked for air circulation. We also had to provide grills for air intake. When you close that door, all you see is our gorgeous cabinetry!

The open plan allows for flowing circulation between the spaces. From the family room one sees into the entry, the kitchen, and all conjoning spaces. Between the two windows with leather valances and wood blinds, flanking the L-shaped leather sofa is a round custom designed glass coffee table, two leather ottomans, and a lounge chair. Small round orange accent pillows pop on the sofa and ally with the art works above. A custom designed rug lies beneath the couch and tie the space together.

A family room and open kitchen is introduced by a colorful and impactful artwork. This cheerful collage-like piece sets the pace for what follows. Within the family room space sits two Ellsworth Kelly works and Anna Torfs glass sculptures. An open plan allows for wonderful circulation and flow.

This modern home gym is designed as a fully integrated extension of the residence, combining custom millwork storage, built-in media, and dedicated zones for strength and cardio training. Clean-lined cabinetry conceals equipment while maintaining visual order, allowing the space to feel architectural rather than utilitarian. Large openings connect the gym to the outdoor pool area, reinforcing the home’s indoor–outdoor lifestyle and creating an energizing environment for daily use.

This architectural hallway leads to a private media room while remaining connected to the home’s main entertaining spaces. A continuous board-formed concrete wall extends the full length of the corridor, reinforcing the interior–exterior language established throughout the home. A full-height pocket door disappears seamlessly into the wall, allowing the space to remain open for entertaining or closed for movie nights, games, or gatherings. Natural light and views to the pool area anchor the corridor, balancing privacy with connection.
