This job is a new construction project completed in Benders landing estates. In this project we utilized our 9/16”inch PC12/1 & 9/16”inch PC16/1, in Old World Copper color All the wood treads are Solid Oak treads and the railing is a 6210 model railing which is a bit wider (2 5/8”) than the standard railing. We also used Solid wood risers and plywood for the skirt boards. No MDF (particle board) was used. The builder utilized PM-5 Panel molding on baseboards throughout the home and casing and we incorporated that design into our skirt board trim to give the stairs an integrated custom look.

This site is a heavily wooded lot in Seagrove Beach, FL on the Gulf of Mexico. The house is organized around a courtyard that preserves the natural marine hammock of oaks and magnolias, and is entered along the eastern edge of the courtyard on a wooden walk. Upon entry, the expansive southerly views to the Gulf are revealed. The Living, Dining and Kitchen flow as one space and open onto the Deck and Courtyard simultaneously. The first-floor bedroom is part of a wing of the house that forms one of the Courtyard edges. A Roof Terrace tops the main volume of the house 60 feet above the Gulf. The Terrace is partially covered and enclosed, and partially trellised. Like the first floor, the roof unites the wooded courtyard to the north and the horizon to the south. Photo by: Jack Gardner

Alside Prodigy solid backed vinyl siding in color Monterrey Sand with a dutch-lap pattern was installed over the old wood siding. Brown sill casings to match the existing brown color downspouts. A couple of concrete repairs to the front porch, and a new aluminum railing, make this exterior remodel completed.
