Overthinking a situation isn’t always a bad thing, particularly when the home in question is one in which the past is suddenly meeting the present. Originally designed by Finnish architect Olav Hammarstrom in 1952 for fellow architect Eero Saarinen, this unique home recently received its first transformation in decades. Still in its 1950s skin, it was completely gutted, inside and out. It was a serious undertaking, as the homeowner wanted modern upgrades, while keeping an eye toward retaining the home’s 1950s charm. She had a vision for her home, and she stuck to it from beginning to end. Perched on a rise of land and overlooking the tranquil Wellfleet Herring Pond, the home initially appears split, with the guest house on the left, and the main house of the right, but both ends are connected with a breezeway. The original home’s bones were in good shape, but many upgrades and replacements were necessary to bring the house up to date. New siding, roofing, gutters, insulation and mechanical systems were all replaced. Doors and windows with metal frames were custom made by a company in Long Island that fabricates doors for office buildings. Modern heating and cooling systems were added, and the three bathrooms were all updated. The footprint of the home remained unchanged. Inside, the only expansion was more closet space. The attention to detail in retaining the 50s-style look took a lot of online searching, from handles and knobs to lighting fixtures, with bits and pieces arriving from all over the world, including a doorstop from New Zealand. The homeowner selected many of the fixtures herself, while a very detail-oriented foreman exhaustively researched as well, looking for just the right piece for each and every location. High-end appliances were purchased to modernize the kitchen and all of the old cabinetry was removed, replaced and refaced with NUVACOR, a versatile surfacing material that not only provided a sleek, modern look, but added convenience and ease of use. Bare, wood-beamed ceilings throughout give a nod to the home’s natural surroundings, while the main living area (formerly a fisherman’s cabin), with a brick fireplace, was completely trimmed in walnut, while multiple windows of varying sizes welcome sunlight to brighten the home. Here, the sheetrock ceiling with faux rafters provides an interesting and room-brightening feature. Behind the house sits the serene pond, which can now be enjoyed from the stunning new deck. Here, decking material was not laid out side by side, as it typically is but, instead, meticulously laid out on edge, creating an unusual and eye-catching effect. A railing of tempered glass panels allows unobstructed views of the surrounding natural beauty, and keeps consistent with the open, airy feel of the place. A new outdoor shower is accessible via the deck and left open to the wilderness and the pond below, completing the bold yet sophisticated feeling of this retro-modern home.

Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. Everything looked so perfect exactly the way it was designed and built. I questioned myself ‘how was I going to improve upon perfection?’, since remarkable attention was paid to even the smallest of details in the home” asked Haas. After spending a short weekend together with the home owner to gather his ideas, Haas returned back to his Beaverton, Oregon-based company with a clearer vision: create the ultimate gentlemen’s retreat through the look of a turn-of-a-century Tuscan ‘car barn’. Absolutely nothing in the garage was overlooked – and it shows. Every design element in the garage for color, texture and material was meticulously thought out to elicit just the right feeling and emotion in everyone that enters what may be one of the most beautifully elegant garages in America, a space commonly overlooked in the construction of homes today. A main focal point of the exterior of garage is the beautiful view from the courtyard, where all three carriage doors can be seen. While the existing wood doors looked acceptable, it was agreed that something more befitting of the quality and beauty of the home were appropriate. Haas designed luxurious castle-style doors handcrafted from solid Mahogany and bathed in a rich dark brown stain that was complemented by hand-wrought iron grills, clavos and door pull hardware. The double-wide door, in particular, is truly remarkable in both its elegance, as well as its one-of-a-kind operation. “The client was concerned in this area of having mounting hardware and a motor on the ceiling. Because the cars in this area do not get brought out on a regular (daily) basis, the doors open manually by hand and operate accordion style on a track”. The homes main overhead garage doors feature jack-shaft operation which removes the clutter of a motor on the garage ceiling, but offers the convenience of powered operation. These extraordinary, custom-made castle doors look just as beautiful on the inside as the out and their unparalleled design and craftsmanship take the exterior of the home to even greater heights than before. On to the interior, a black and white epoxy coating was stripped and replaced with porcelain tiles that resembled Italian travertine stone. To give the car barn a rustic feeling and a presence that it was older, not modern, Haas worked on the development and concept directly with the home owner to collaborate with a local millwork company that designed and hand-finished substantial wood beams from distressed Doug Fir. All of the walls were hand-plastered by a local artist using straw that was harvested from the immediate area surrounding the home and incorporated into the plaster to give it a rustic antique quality. Haas conceived and designed a bar area and cabinetry for a work area that pulled inspiration from old ice boxes of the 1920’s that utilized heavy nickel-plated hardware, again to give storage spaces a rustic appearance. The warm glow from several custom porcelain neon signs, each one meticulously built entirely by hand by VAULT, are dispersed throughout the space and transform the entire room and bring it to life. The client had never previously owned a neon sign before and along with the carriage doors felt that these items have transformed the space more than any other feature. Several antique gas pumps, restored in the client’s favorite petro bran, and a few additional porcelain signs will eventually furnish the rest of the space to complement the clients amazing car collection. In addition to the countless details that set this showcase garage apart, its ability to seamlessly blend with the rest of the home and the natural, rustic setting of the Colorado Rockies, yet house modern automobiles in a manner in which they feel well placed and belong, is also noteworthy. The major objective of this home was to craft something entirely unique; based on our client’s international travels, and tailored to their ideal lifestyle. Every detail, selection and method was individual to this project. The design included personal touches like a dog shower for their Great Dane, a bar downstairs to entertain, and a TV tucked away in the den instead of on display in the living room. Great design doesn’t just happen. It’s a product of work, thought and exploration. For our clients, they looked to hotels they love in New York and Croatia, Danish design, and buildings that are architecturally artistic and ideal for displaying art. Our part was to take these ideas and actually build them. Every door knob, hinge, material, color, etc. was meticulously researched and crafted. Most of the selections are custom built either by us, or by hired craftsman.

As a practical trend, formal dining spaces have largely become obsolete in favor of great, dynamic kitchens; however, bucking the movement, my young, but highly traditional client wanted to enjoy evening meals as a routine close to the family’s scattered and hectic days. Ceilings are christened a whisper of a blush to inspire relaxed conversation under the halo of a warm glow. The traditional table and chairs are the yield of a highly juried online treasure hunt. Each piece is meticulously refinished in an updated stain more reflective of the young homeowners. Performance fabric is used on the chairs to ensure ease of cleanability to combat daily use by children and young adults. Walls are clad in a cut velvet and metallic animal print wallpaper to add subtle nostalgia from eras gone by. Millwork is freshly painted in a semi-gloss alabaster to offer relief from the wallpaper and ceiling. The opulent, antique-inspired chandelier is the dazzling focal point with draped crystal beading. Linen drapery panels seamlessly silhouette the cozy window seat. Cleanable yet regal velvet fabric upholstered cushions, ornamented with a braided trim add a final pop of elegance.

Not everyone would see the hidden beauty in the Yonkers property destined for the wrecking ball in 2000. But one family took the serious fixer-upper under their wing. Crumbling walls, overgrown maples (indeed, saplings were busting through the brick walls), and deer living in the basement was the state of affairs when Westover Landscape Design initially arrived on the scene. A year of intensive, meticulous, thoughtful renovation by the homeowner followed while the house was brought up to speed. When the last construction machine finally rumbled out, that’s when Robert Welsch and his crew began their odyssey. The goal was to honor the newly restored relic and deliver it into the future with fitting surroundings. “We wanted to bring that treasure back to life,” Robert Welsch explains. Working closely with the homeowner as well as the city of Yonkers to guide the restoration, their first feat was to install a proper drainage system with catchments capable of keeping storm water from the massive roof flowing away. Before anything was visible on the surface, extensive work was accomplished underground. Meanwhile, a plan was drafted to honor the era of the house. Westover chose bluestone as the primary path material for its easy maintenance and simplicity when laying the swank configuration of pathways around the house and outward to an entertaining pavilion. By cleverly hemming the bluestone with period brick that echoes the building material for the house for continuity, the result is a smart and sophisticated finish to a promenade that constantly draws the family and their pets outdoors. Brick was also used to rebuild the walled gardens for the much-needed privacy in a close-knit Yonkers community. And a graceful wrought iron gate enhances the arrival experience. But walls and gates were not the only element to screen and reveal views—plant selection was critical. Few landscapers would go the extra mile to find period perfect plants for a 19th Century restoration, but Robert Welsch saw the importance of authenticity in creating the mood. He repeated large trees—such as an exquisite London plane tree in the front yard—to balance the expression in the back. Recognizing the need for immediate stature, he selected a weeping willow to gain instant volume, giving the landscape a sense of deep roots. A weeping Camperdown elm adds sophisticated drama to the walled stroll gardens. Hydrangeas were incorporated for their billowy stature, easy maintenance, and long blooming season. Similarly, all the plants in residence play their part in the display that goes beyond the usual spring fling to extend throughout the growing season—offering visual interest even when they are not performing. From spring bulbs to autumn perennials, there is never a dull moment. Meanwhile, every step along the way was a collaboration working hand-in-hand with the homeowner and the city to make certain that the historic landmark status of the property was upheld and honored. The result goes beyond a landscape that is just old faithful. It adds life to the picture, creating a jewel-like setting for the newly proud house. In a word, it is sublime. By planting wisely and using sustainable elements, the restored house and its surroundings are ready for the next generation and beyond.
