Gallery KBNYLocated in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective.
CENTERPIECE KITCHEN
Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height.
The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style.
The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment.
BUILDING CONSIDERATIONS
Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window.
Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties.
ARTFUL LOGISTICS
Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill.

Modern Living Room Interior Designs
This is a beautiful, open concept space that extends from the living room, all the way to the kitchen. Starting at the living we have two furniture pieces, including a love seat, and a couch, both in the same white leather material which blend perfectly with the décor of the room, yet stand out in their own way. Complimenting that, we have a modern glass coffee table accompanied by an end table, perfect for entertaining, and pleasing to the eye. Throughout the living room you will find beautiful art pieces that really do a great job of capturing the spirit of Miami Beach and bring a much-needed dash of personality to the home.
The floor is comprised of white 40x40 tiles which do their part to reflect the light and ensure that the space is not only well lit, but appears much larger. This is a simple feature that really brings out the most in the space, making it an absolute essential. Finally, the kitchen is illuminated by lighting panels, set into the ceiling which play well with the tile, and create the perfect, modernized atmosphere. All in all, it’s the perfect package for yourself, or for your family.

Rudloff Custom BuildersThis condominium is modern and sleek, while still retaining much of its traditional charm. We added paneling to the walls, archway, door frames, and around the fireplace for a special and unique look throughout the home. To create the entry with convenient built-in shoe storage and bench, we cut an alcove an existing to hallway. The deep-silled windows in the kitchen provided the perfect place for an eating area, which we outfitted with shelving for additional storage. Form, function, and design united in the beautiful black and white kitchen. It is a cook’s dream with ample storage and counter space. The bathrooms play with gray and white in different materials and textures to create timeless looks. The living room’s built-in shelves and reading nook in the bedroom add detail and storage to the home. The pops of color and eye-catching light fixtures make this condo joyful and fun.

Zieba Builders, Inc.Built in the 1960’s, this 1,566 sq. ft. single story home needed updating and visual interests. The clients love to entertain and wanted to create a welcoming, fun atmosphere. Their wish lists were to have an enclosed courtyard to utilize the outdoor space, an open floor plan providing a bigger kitchen and better flow, and to incorporate a mid-century modern style.
The goal of this project was to create an open floor plan that would allow for better flow and function, thereby providing a more usable workspace and room for entertaining. We also incorporate the mid-century modern feel throughout the entire home from the inside to the out, bringing elements of design to all the spaces resulting in a completely uniform home.
Opening-up the space and removing any visual barriers resulted in the interior and exterior spaces appearing much larger. This allowed a much better flow into the space, and a flood of natural sunlight from the windows into the living area. We were able to enclose the outside front space with a rock wall and a gate providing additional square footage and a private outdoor living space. We also introduced materials such as IPE wood, stacked stone, and metal to incorporate into the exterior which created a warm, aesthetically pleasing, and mid-century modern courtyard.
Spire NorthNorthern Michigan is the ultimate getaway destination with serene views and abundance of outdoor recreation. This remote Up North house offers nothing short of that. With the nearest major town almost 45 minutes away, it was essential this vacation home offered all the amenities for entertainment and relaxation. Spire worked with the client to create the perfect lake house retreat with comfort and convenience during any season or weather.
The living room with an attached game room is a versatile space that offers endless entertainment. A 65” TV was installed over the fireplace in the custom stone wall. Gallery KBNYLocated in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective.
CENTERPIECE KITCHEN
Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height.
The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style.
The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment.
BUILDING CONSIDERATIONS
Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window.
Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties.
ARTFUL LOGISTICS
Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill.

Tile Doctor LtdThe pictures below are of Chinese Slate floor in the Kitchen of a property in the small village of Clifton just south of Penrith. We often get asked what the difference is between Rough and Semi Riven Slate, and this floor was a mixture of both.
If you look closely at the pictures and check out the darker parts of the floor you will see these smoother Semi Riven Slate, whereas the light copper-coloured parts of the floor were of the rougher textured variety. It’s not that unusual for stone to be mixed in this fashion as it can be supplied from different quarries in order to achieve a particular look.
The blend of different slates makes little difference when it comes to cleaning as the process is essentially the same. I would advise though if you intend to clean the floor using a mop then you should opt for Semi Riven Slate as Rough Slate can shred your mops and make it harder to maintain. We tend to use industrial floor buffing machines which work well on both surfaces so are less effected.
There was a bit of wax on this floor so to remove this Tile Doctor Wax Away was applied. The product was left to stand for fifteen minutes before being scrubbed into the stone, rinsed and then the soil extracted with a wet vacuum.
We then finished the cleaning with an Acid Rinse which involves scrubbing the Slate with Tile Doctor Grout Clean-up. This not only works well at cleaning up the stone and grout but also neutralises the alkaline pH left over from using Wax Away. I am very wary of the pH level of the floor as it could have an impact on the new sealer, giving the floor an acid rinse before sealing also ensures a better bond with the sealer.
Naturally, you can’t leave a strong product like Grout Clean-up on the Stone for long as it could etch the surface so once done the floor was thoroughly rinsed with water and extracted again with a wet vacuum. A mop and bucket and lots of sponges won’t do the job on a large area like this.
Once we finished the clean, we left it to dry off overnight and came back the next day to apply the sealer. We were originally going to apply a satin finish sealer, but the client had a big dog with sharp claws which could of scratched and marked the sealer so decided against it. I advised the client to use an Impregnating sealer called Tile Doctor Colour Grow, which lifts the natural colours in the stone, but is not a topical shiny sealer as the seal soaks into the Slate and leaves a a nice matt finish instead. Only two coats of sealer were needed, and the floor looked like new again.
My client was very happy with the difference in the appearance of the stone and how much cleaner the grout was, so much so they the following feedback for us, which is always appreciated.
“Totally impressed with the team they couldn’t have been more professional and even left me with some cleaner. My horrible 12 year old slate tiles look fabulous”
As usual we left a free bottle of Tile Doctor Neutral Tile Cleaner for aftercare, it’s very important not to undo all that hard work by using a product which will damage the seal, using a pH neutral cleaner will keep the seal looking sharp and fresh for years to come.

Rudloff Custom BuildersWe converted what used to be this home’s master bedroom suite into a study and home office. We really enjoyed creating the built in book shelves for this study. These custom units feature open and adjustable shelving, and full roll out drawers for bottom storage. Connected to the study is a quiet home office and a powder room. Red oak hardwood floors run throughout the study and office.
This light and airy home in Chadds Ford, PA, was a custom home renovation for long-time clients that included the installation of red oak hardwood floors, the master bedroom, master bathroom, two powder rooms, living room, dining room, study, foyer and staircase. remodel included the removal of an existing deck, replacing it with a beautiful flagstone patio.
