I recently visited a customer living in the village of Ravensthorpe, just outside Northampton to rejuvenate a 15-year-old multi coloured Chinese riven slate floor that needed a deep professional clean. Slate is a hard-wearing tile used for flooring high traffic areas but does need sealing to bring out its best features. In this case the sealer had long since worn off and dirt had become ingrained in the stone making it difficult to clean effectively. We discussed the client’s requirements and the cleaning process I planned to follow to rejuvenate the floor. I had to check on availability, so I e-mailed over a quote and some dates later that day. They were happy with my proposal and agreed for the work to be done whilst the customers were on holiday. My first task was to test a small area to determine which products would give the best results. In this case, I decided to start with a strong dilution of Tile Doctor Remove and Go which is a strong alkaline cleaner/coatings remover that’s safe to use on Tile and Stone. I spread this solution across a section of the floor and left it to seep into the pores of the stone and lift out the ingrained dirt. After allowing the solution adequate time to dwell, I scrubbed the slate with a carbon brush fitted to a rotary machine to gradually reveal the fantastic natural colours of the Slate hidden beneath the dirt. Happy with my choice of cleaning product I repeated this process in sections until it had been carried out throughout the entire area. Following this, I rinsed the entire floor several times with clean water, before soaking up the resulting soiled residue with a wet vacuum. The next part of the cleaning process entailed paying attention to the grout lines which were scrubbed using Tile Doctor Grout Clean-Up. The resulting residue was promptly extracted with the wet vacuum and I finished by giving the whole floor a rinse with Tile Doctor pH Neutral Tile Cleaner. This is a day to day tile cleaning product which is recommended for stone floors, many supermarket tile cleaning products are only suitable for ceramic tiles due to their acidic formula and can damage a floor over years of use so you should always read the label. However, I always leave my clients with a complimentary bottle of a suitable Tile Doctor product to maintain their floors. The floor was left to dry off overnight and I returned on the second day to seal the floor. Before starting I checked the floor was dry using a damp meter which confirmed the Slate was dry and ready to seal. The floor must be completely dry before sealing as any excess moisture has the potential to the damage the performance of the sealer. Since my client had specifically requested a silk finish, I opted to use Tile Doctor Seal and Go which dries to leave a lovely subtle sheen that really enhances the look of the stone. Five coats were applied to ensure a good hard-wearing protection. My client was very pleased with the results, particularly as they hadn’t realised how much colour it had lost over the years and left the following feedback on our website. ”I despaired of having a clean-looking floor again. I recently completed the renovation of a Multi-Coloured Slate tiled kitchen floor in Sutton Coldfield. I was actually at the property before Christmas to survey the floor and quote for the work however the owners had planned to have a new kitchen installed in the new year, so we decided it was best for me to wait until after the installation to complete the work. The slate was in good condition but like any stone floor you do need to maintain the sealer to prevent dirt becoming ingrained in the stone. Sealer do wear off overtime especially in the high foot traffic areas such as Kitchens and within a few years the tiles become dull and difficult to clean effectively. The kitchen was installed on schedule and I got the call to arrange a visit to deep clean and reseal the floor which would take to two days, one to clean and one to seal. To begin the restoration, I soaked the slate in a strong dilution of Tile Doctor Pro-Clean and left it to soak in for about ten minutes re-applying extra solution where it dried. Pro-Clean is a powerful tile cleaner that will strip old sealers when applied in concentrated form. I agitated the product using a black pad fitted to a rotary buffing machine. I paid particular attention to the grout which the customer had trouble keeping clean. The rotary pad struggles to reach into the recesses of the grout lines so I also made sure to scrub the solution into the grout with a grout brush. Once I was satisfied that the Slate and the Grout was clean and clear of old sealers, I gave the whole floor a thorough rinse with water using a wet vacuum to extract the soil and get the floor as dry as possible. The floor was then left to dry off fully overnight. Returning to the property the next day, I ran some quick damp tests to check for any excess moisture that might have prevented me from sealing the floor. We will always do this as excess moisture can affect the sealer curing. The customer was very happy with the clean and the floor was dry, so we discussed sealer options to find out their preference for Matt or Satin finish. With the decision made to go with a Satin finish I began the application of the Tile Doctor Seal and Go which enhances the look of the stone with an aesthetically pleasing low-sheen finish, as well as providing on-going protection against ingrained dirt and staining. A total of four coats of Seal and Go were needed to seal the Slate tiles and as you can see from the photos the sealer really put the life back into the floor. This Victorian tiled hallway at a house in the Forest of Dean had a very interesting pattern, consisting of an array of different colours, including shades of red, yellow and blue. Unfortunately, as you can see from the first photograph below, the tiles had lost all life, with the colours largely masked by months’ – or maybe even years’ – worth of ingrained dirt and muck. The floor as a whole was also suffering from a number of loose tiles that needed to be reset before it could be cleaned. The property owner was keen to employ some professional assistance to restore the appearance of the floor and prevent it from getting in an even wrote state, and so contacted Tile Doctor who have a lot of experience working with Victorian tiled floors. As mentioned, the loose tiles had to be repaired before the cleaning process could be started. I removed the tiles and extracted excess grout and old adhesive from the exposed concrete substrate using a vacuum, before putting the original tiles back into place and fixing them back into position carefully using fresh adhesive and matching grout. Once happy the replaced tiles had set, I started the process of cleaning the entire area of hallway tiles using a combination of Tile Doctor Remove and Go to strip away the old sealer and Tile Doctor NanoTech HBU (formerly Ultra Clean) remover to get the tiles as clean as possible. The latter product contains nano-sized cleaning particles (hence the name) to reach difficult areas of trapped dirt, making it more effective than your run-of-the-mill tile cleaner. These two products were scrubbed into the tiles using a rotary machine fitted with a black scrubbing pad. The floor was then rinsed with water and the soiled residue was extracted with a wet vacuum. I then paid particular attention to the grout, applying our alkaline-based multi-purpose cleaner Tile Doctor Pro-Clean to the grout lines, before scrubbing them with a narrow grout brush. This quickly had the grout looking clean again: I’d even go as far as to say that it matched it seamlessly with the fresh grout that had just been laid. With the tile and grout as clean as it was possible to get it, I gave the whole floor a final rinse to neutralise the excess chemicals. I extracted as much water as possible with a wet vacuum and left the floor to dry overnight. My first task upon returning to the property the next day was to check for any dampness. If you neglect to remove all excess moisture from the surface of the tiles before sealing it is more than likely going to cloud the sealer, rendering it less effective I’m protecting the stone against ingrained dirt and stains. Once satisfied that the floor was completely dry, I proceeded to seal the tiles using multiple costs of Tile Doctor Seal and Go. Seal and Go is what we would classify as a topical sealer, meaning it rests on the surface of the tiles to act as a durable layer of protection against all kinds of muck. While providing surface protection, Seal and Go also adds a nice subtle sheen to the tiles, as per the customer’s request. The customer was quite amazed at how quickly the appearance of the tiles had been restored. It was fantastic to see the colours we both knew were hidden in the tiles come to life once again. Having an effective sealer in place is essential for ensuring the long term condition of tiled floors in fact a lack of sealer can make cleaning the tiles exceptionally difficult as the sealer prevents dirt becoming ingrained in the tile. This property owner, living in the former spa town of Matlock in Derbyshire, was experiencing problems with their Terracotta tiled kitchen floor since they had applied some kind of wax to act as a sealer, and this had worn off within a few weeks. After this happened the tiles were not sealed again, making cleaning a big problem. Terracotta is a highly porous stone and thus easily soaks in spillages and stains, and allows dirt to become very easily trapped. In this situation, the property owner resolved to contact me about some professional maintenance. I suggested that the tiles would need a deep clean followed by the application of a fresh, high quality sealer. The work was agreed on and I made my way down to the property the following week. When I arrived at the property and saw the tiles first hand it became clear that a professional clean had been in need for a long time: greasy looking stains were particularly prevalent and covered large areas of the kitchen floor. To remove I mixed a strong solution of Tile Doctor Pro Clean, which is a multi-purpose, high-alkaline cleaner, stripper and degreaser, and, working in small areas, applied it to the floor. Working in small sections was important because the stone is very porous and quickly soaked in any product laid down. I scrubbed the cleaner into the stone using a rotary machine fitted with a black scrubbing pad, with the dirt and stains coming away nicely. Pro Clean is highly versatile and can be used for similar cleaning purposes on most types of natural stone floor. After cleaning each section, I quickly removed the excess dirty water and chemicals with my wet vax machine. Once the whole floor had been cleaned I rinsed it several times with fresh water just to make sure all cleaning chemicals were gone. I then left the floor to dry completely for 36 hours. When I returned to the property, I conducted several damp tests to check for any areas of the floor that needed further drying. As is almost always the case, there were a few areas that remained slightly damp, and I set about speeding the drying process along using my heat gun. In fact, it actually took me more than three hours to get the floor completely dry, but this was worth the effort as even the slightest excess moisture can damage the performance of the sealer. Once the floor was finally dried I began sealing the floor with one coat of Tile a Doctor Colour Grow sealer. Colour Grow is an impregnating sealer that penetrates deep into the pores of the stone, thus acting as a shield against ingrained dirt, and also raises the colour of the tiles to provide an aesthetically appealing appearance. sealer. After sealing with Colour Grow, I left the floor to dry for couple of hours and then applied six coats of Tile Doctor Seal & Go, which is a topical sealer that builds up durable protection on the surface of the tiles. The combination of through cleaning and the application of not one, but two high quality sealers really did wonders for the appearance of these Terracotta tiles. Looking at the final results you wouldn’t have believed they had been without a proper clean and seal for so long! THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Enhance existing features while developing new areas: Optimize a workout space for all equipment needs Establish a dedicated children’s space with guest room capabilities Create an integrated bar and entertainment area Retain and incorporate the existing projector setup Design Challenges: Navigate layout constraints in the new workout room due to fixed utility areas. Carve out a distinct space for kids within the open plan. Revitalize an underutilized section of the basement. Elevate the existing big screen area with purposeful design elements. Develop a full-fledged bar area while maintaining kitchen functions applicable for hangout snacking. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub.
