This remodel negotiates the owner’s desire for a modern home with the municipality’s desire to maintain the home’s ‘historic’ character. To satisfy these potentially conflicting interests, our strategy restores the house’s shell while completely gutting the interior to achieve greater connections to the landscape beyond and between previously disconnected levels on the interior.
At the exterior, new doors and windows with black frames hint at the elegant and restrained aesthetic that guides the design throughout. Similarly, a new cantilevered deck at the rear and new French doors at the front create connections to outside that echo the new spatial openness of the reorganized interior.
The original home, although two stories, functioned like a single story home. To remedy this, the primary formal move was to remove the center of the home and insert a new, open stair that visually and physically connects the two levels. To take advantage of this, the lower level was enlarged and completely refinished to provide two new bedrooms, a music room, a playroom, and a bathroom. Similarly, the upper level was completed updated with a new master suite, an updated bathroom, new finishes in the main living spaces, and a new Henrybuilt Kitchen.

The family of a local firefighter purchased a raw 15.7 acre ranch in the woody, rolling hills of Thousand Oaks to build their 4ksf, 1-story home with a view of the valley to the NE beyond. The husband and wife team, with an abundance of energy and fortitude, tackled every hurdle with optimistic determination and persistence, including the myriad of agency regulations, construction supervision, and material selections & purchases.
They came to ENRarchitects with a developed seed of an idea and a manila file full of handmade sketches. Together we continuously refined the ideas and produced the final design, documents and engineering to obtain timely permits and competitive bids from subcontractors and suppliers. The owner’s diligence in research and negotiation paid off significantly in a completed budget that was less than half the typical general contracting rate.
The welcoming home, features 4 bedrooms, 3-1/4 baths, kitchen, laundry & pantry, living, dining & family rooms, office, and a 3-car garage with a stall for the speedboat. With the latest in high-density insulation, foil-backed roof sheathing, energy efficient windows, the energy usage is very low, especially considering a whole house fan keeps the usage of the A/C system to a minimum, and a pellet-burning iron stove supplements the furnace.
The result is a beautiful oasis, perched in the hills, with ever-changing views in every direction.

Siesta House spills out onto its site from a set of stacked and interlocking volumes that hold similarly interwoven spaces. Organized around a central breezeway clad in thin planks of warm wood, the house’s spaces are split into two zones: a primary living area for the owners and a set of private spaces for their adult children and grandchildren.
The site’s location in a flood zone necessitated a six-foot elevation change between the first floor and grade. To negotiate this difference, we designed a courtyard at the level of the first floor that connects the interior to the pool area just beyond. From there, a series of concrete plinths cascade from the courtyard level gently back down to the land. Here, the steps, rather than distancing the house from the ground through unoccupied space, tangibly link the two.
The connection between inside and outside, built and natural, is felt throughout the home. Large glass panels delineate a delicate line between the courtyard and the interior living space that disappears when the panels are opened, folded and stacked.
Upstairs, carefully placed openings capture sea breezes and frame views in the distance, while a large window on the third-floor filters northern sunlight into the main living spaces three stories below. Recessed wood clad balconies provide private exterior nooks for each bedroom and mitigate the effects of west facing sunlight. Interior and exterior staircases connect the spaces of the home and culminate in a roof deck that allows peeks through the treetops to the Gulf of Mexico and the horizon beyond.

Built in 1907 and nestled into the beating heart of San Fran’s Bernal Heights neighbourhood, this adorable abode was an unpolished gem ready to be turned into our clients’ dream home.
Our mission was to gift Bonview with classic, natural and timeless style while setting it up with impressive functionality so that it was ready to be the pet-friendly, kid-friendly and entertaining-friendly home they needed it to be. Mission accepted!
Our clients’ vision was clear: They wanted whites, blacks and wood tones with texture and personality. Oh, and that spunky wine fridge? Yep, that was a non-negotiable. ?
“It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh.
We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming.
Now, the only problem our clients would have would be convincing their guests to leave!
Our clients also enjoyed cooking and baking casually, so we created an organized, intuitive and functional kitchen and pantry that made whipping up homemade dips and snacks for their game nights a breeze.
