This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. A great way to brighten up a bedroom is with painted nightstands. In this case, we wanted to maintain a calming environment with neutral wall colors and bedding. Inspiration for a modern living room remodel in Baltimore

A neutral color palette punctuated by warm wood tones and large windows create a comfortable, natural environment that combines casual southern living with European coastal elegance. The 10-foot tall pocket doors leading to a covered porch were designed in collaboration with the architect for seamless indoor-outdoor living. Decorative house accents including stunning wallpapers, vintage tumbled bricks, and colorful walls create visual interest throughout the space. Since we wanted this nursery to be mostly neutral with some pastel accents, I opted for unpainted, natural wood furniture paired with white for an eclectic feel and decided on these great pieces from Oeuf. A wood beaded pendant hangs from the ceiling and mirrors the natural vibe. The crib bedding is super simple with just a patterned sheet. Steps from Riverside Park, the existing apartment had previously not been renovated for 30 years and was in dire need of a complete overhaul. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. The existing formal closed kitchen and dining room were combined and opened up to allow the owners to entertain in an open living environment and allow natural light to permeate throughout different exposures of the apartment. Bathrooms were gutted, enlarged and reconfigured. Central air conditioning was added with minimal ducting as to be hidden and not seem clunky. Built-in bookshelves run the length of the perimeter walls below windows, concealing radiators and providing extra valuable storage in every room. A neutral color palette, minimalist details, and refined materials create a warm, modern atmosphere. Light brown oak veneered archways as well as LED cove ceilings are used to separate programmatic spaces visually without the use of physical partitions. A charcoal stained cube built-in was designed with in the foyer to create deep storage while continuing into the kitchen to hide the built-in refrigerator and pantry visually connecting the two spaces. The family’s two children share one large bedroom in order to create a playroom in the other which can also serves as a guest room when needed. The master bedroom features a full height grey stained ash veneered wall unit that serves as the predominant clothes storage. A panel housing the TV slides to reveal more clothes storage behind. To utilize the exiting formal maid’s room behind the kitchen, a small study and powder room were created that house laundry machines as well.

While the owners are away the designers will play! This Bellevue craftsman stunner went through a large remodel while its occupants were living in Europe. Almost every room in the home was touched to give it the beautiful update it deserved. A vibrant yellow front door mixed with a few farmhouse touches on the exterior provide a casual yet upscale feel. From the craftsman style millwork seen through out, to the carefully selected finishes in the kitchen and bathrooms, to a dreamy backyard retreat, it is clear from the moment you walk through the door not a design detail was missed. Being a busy family, the clients requested a great room fit for entertaining. A breakfast nook off the kitchen with upholstered chairs and bench cushions provides a cozy corner with a lot of seating - a perfect spot for a "kids" table so the adults can wine and dine in the formal dining room. Pops of blue and yellow brighten the neutral palette and create a playful environment for a sophisticated space. Painted cabinets in the office, floral wallpaper in the powder bathroom, a swing in one of the daughter's rooms, and a hidden cabinet in the pantry only the adults know about are a few of the elements curated to create the customized home my clients were looking for.

Designing the Master Suite custom furnishings, bedding, window coverings and artwork to compliment the modern architecture while offering an elegant, serene environment for peaceful reflection were the chief objectives. The color scheme remains a warm neutral, like the limestone walls, along with soft accents of subdued greens, sage and silvered blues to bring the colors of the magnificent, long Hill country views into the space. Special effort was spent designing custom window coverings that wouldn't compete with the architecture, but appear integrated and operate easily to open wide the prized view fully and provide privacy when needed. To achieve an understated elegance, the textures are rich and refined with a glazed linen headboard fabric, plush wool and viscose rug, soft leather bench, velvet pillow, satin accents to custom bedding and an ultra fine linen for the drapery with accents of natural wood mixed with warm bronze and aged brass metal finishes. The original oil painting curated for this room sets a calming and serene tone for the space with an ever important focus on the beauty of nature. The original fine art landscape painting for this room was created by Christa Brothers, of Brothers Fine Art Marfa.

Kids bedroom features 3 pairs of bunks with rope ladders that were tied by a local fisherman. The bunks are full sized so adults are also comfortably. Each bunk contains a cubby and electric outlets. There is also built in storage beneath the bunks. The space creates a bold, bright and fun environment.
